Hey all, updating on my ID/Contractor search. Frankly la, I also didn't do much in sourcing out contractors. Haha. Because hubby said he got some contacts so I only do half the work here. So far I have only gotten one quote. Still waiting for the rest to come in: 1) Summit Design - Recommend by RTalkers. Spoke to Ben, who referred me to Stephanie. Just emailed my floorplan and requirement to her. 2) Plush Living - Didn't call. Used the online form to send my inquiry. Sent on 26th Mar only. No calls yet. 3) ID Note - Our dear Mr Henry. Famous contractor. But he said he not free to do for me when I called last Fri. Told me to check again today, then he told me he already signed up 3 others during the weekend, with 2 jobs clashing with my targetted reno period. Wanted me to call again end March. I asked him to quote me first. Cos i worried if i call end March and he okay to do, I don't have any quote to refer to, and gotta spend time waiting for it again wor. But his response good when I sms him, and he's very nice guy to talk to. 4) Basic Image - Mr Yeak. Talked to him last Friday, already said it's a condo. But after I sms him to tell him I emailed my floor plan, he said he don't do condo cos of manpower shortage. Oh what to do. 5) U&B Reno - Jason Goh. Haven't called him. But downloaded quotation template from his blog and just sent in my email. Hope to hear from him too. 6) Step One - The first company to quote me. This is a contractor with contacts given to me by my builder friend. He quoted me 80k for major overhaul, then when I emailed him that I will be supplying him the tiles and sinks/bathtubs, his quote only reduce by 4k. I've seen places with major overhaul and some even bigger size than mine, but not even 76k. And this co. not even ID. Kong bu man!! 7) Labelle Living - I emailed him at the same time I emailed Step One, and it's one week already, haven't heard from Labelle. Also recommended by my builder friend. That's all for my ID/contractor homework search.

Hi Summerflowers, well, we will see how much is quoted to change the flooring, then we decide whether to keep or not lor. so far only received quotation from 1 company. laminates aren't suppose to have much contact with water right? even mopping with too wet mops will spoil the laminates, so i think putting them in the bathroom is big no-no... how about those normal wood meant for balcony/outdoor?

ossify, we have many friends with laminated flooring, even our upstairs neighbour have leh. then whenever there were heavy footsteps or running, there will be a hollow sound. that's why my hubby never liked laminated flooring. as for me, as long as it's sui, i can overlook others la.. wahaha... my hubby like solid floors... well... it's not possible to convince him la.. i ok with keeping current parquet flooring too, just some sprucing up will do, but hubby worry about underlying problems, i.e. rotten wood underneath that we can't see, or termites invasion... pengz.

i agree with garion. think a different false ceiling setup seems better cos it won't take away floor space, and able to define the area is separate.

Hi Ossify! cos i also like it that the dining is bigger ma. previous units i saw with the kitchen entrance still in original position, the dining table looks quite weird and out of place. this unit better, cos the dining area looks proper. me show you pic. the original door is on the left side where the paint is hanging. the dining table can only put under the window opening to kitchen. as for lami floorings, hubby don't like, cos got hollow sound. i don't mind though. love your flooring leh, the colour is nice.

loanshark flat very leh cheh one leh... i know of one case, happen to someone close. sold off the flat to someone she knows, then loanshark came to harrass during reno period. the owner said a few times that owner has shifted, but they still continue to splash paint. probably using this method to force the new owner to confront the ex-owner. either that, or the runners just have to do something so they can answer to boss? in the end, the new owner buay tahan, wrote a big note of the ex-owner's new address. if it's me, i will just run far far away....... not interested to deal with paint splashing on my new door/gate...

oh my.... what a bad seller.... why don't you go back to the seller and tell them to return you the 5k because they pull out of the sale and not you, so it's not right for them to keep the 5k. if they don't return, then tell them you will take legal action. see how they react? i think you should just give up the unit, now so initial stage they already like that, can't imagine what will happen when it's time to handover the house keys. -

the bulk of it was the bamboo flooring for all 3 bedrooms and study la. That already come up to 16k. So bamboo is out. Wonder if wood flooring cheaper hor? But still, minus the bamboo flooring, also 64k leh. Even if I keep the marble flooring for hall and dining, savings also not much, less another 8k. Still 56k. I have to build wardrobes in all 3 rooms, plus cabinet in kitchen and shoes cabinet in hall. That's basically all the carpentry I have, why so ex?!!

Wow.. busy busy CNY for me.. didn't managed to find time to upload my photos. here's the kitchen! The is the right side from entrance. This is the left side. In the floor plan, this is supposed to be rectangular, but somehow, there's one block of wall inside. So my only guess was the previous owner extended the space towards dining area after they shifted the kitchen entrance. This is the entrance to the yard. I will be knocking down the wall on the right side. Behind this wall is the small toilet which only consist of 1 WC and 1 sink. I intend to put my washer and dryer there, side by side on the floor and build a counter top extending from the kitchen so that I can more counter space. I guess I'm at management's mercy on this, not sure if they approved. Ossify, I prefer the U-shape kitchen actually, because I do get more counter space. I've seen other units in the same building with the same kitchen layout and the kitchen looks fine to me, space wise. The seller did tell me the reason they moved the door is to create space for the dining. It's either/or situation. Either I get a bigger kitchen with more counter space, or I get a bigger dining. Since I have no intention to move the door back to it's original position, I can only try to make as much counter & cabinet space as I can. I just got my 1st quote form contractor. A whopping $80K!!!!!! I almost fainted....

Hello Strawberry, congrats to your new home. I'm not expert in reno, but I don't see any issues with not having tiled kitchen walls. Since you will be doing backsplash, it will be sufficient when you do need to cook. Silver backsplash all the way to the kitchen window sounds good too. i imagined it to be neat, sleek in design, only concern is if it gets into contact with water at the sink area, will it be bad for the backsplash? as for kitchen sink facing toilet doors, i've seen so many of such layout in the older HDB flats. looking at the layout, seems quite difficult to have shower screen and vanity in the toilets wor.

unfortunately, I can't have an open concept kitchen cos my PIL stay over very often and she cook everyday and deep fry a lot. I like the idea of having an island, but guess now it will cotinue to be a dream lo. I love your kitchen wor, and I show my hubby just now, he likes it too, so I gonna copy your ktchen colour concept with suspended cabinets leh, you don't mind hor? Keke.

oh.... i have to shorten the process wor, hoping to start reno the day after i collect my keys. want to move in asap ma. guess i just need to spend more time in this forum to shorten the ID shopping list. i was hoping to find an ID within 4 weeks, and get the design confirmed within the next 4 weeks. And wolflet, thanks to you, my ID list have shorten considerably with your input.

wow wow, you spent so many weeks just to finalised on the ID. it must really have been super tedious shopping for ID. So my hopes of getting and ID plus design within 8 weeks is impossible huh? pengz leh. anyway, glad you finally managed to confirm your ID. Enjoy your reno ba.

Hello Supersimon, ya, I kinda expected not many replies cos of CNY.. hehe. Actually there are 4 toilets, the one in the yard area comes with just WC and a sink. Current owners used it as their store, since they have no storeroom. I thought I can hack away that toilet so that I can extend my kitchen counter space. Oh, you mean instead of a wall between kitchen and dining, I replace with full glass? Half glass can work? Cos since the kitchen really small, I need lotsa counter space. Actually i wanted a long pull out drawer and that's the only place I can put them, since the other side need to put wash basin and stove plus fridge. And we need bigger fridge too. Mine is a condo. I'm trying to make full use of the current layout without too much hacking of walls, save costs ma.
