Any One knows of any local Website that feature ONLY RESALE HDB - SELLING AT VALUATION or BELOW VALUATION. I really hope there is one, or any bro out there can create one? -
Yesterday saw an Ad on Iproperty, Blk 185 - 91 sq m - High floor - Design & Build - $30K renovation Valuation $348K When I called up, the agent told me the Owner wants $430K. My mind almost went spinning ... "What! $100K Cash !!" "No, actually only $80.XXX K, its a design & build ... " I hunged up. I felt so angry and disappointed. How our HDB resale market had become? - SO GREEDY !!!

Hi, Just Curious to know how many Newly webbed couples out there have the Cash to pay for the Sky High $$COV if you only left with the option to buy a HDB Resale. For instance, you saw a nicely cosy HDB - 4RM flat in CCK, only 105sqm, not really near to MRT, maybe have to walk 20mins. Not much renovation (but the Owner claimed it was a $30K reno), mid-floor, almost 20years plus - HDB valuation Tagged at $350,000. You happily went for the showroom, were somehow satisfied and wanted it. Then the Agent tell you, the Owner wants $380,000 - $30K COV above valuation, your jaw dropped, you have no @@ money @@

Having Browing through the Websites of Property Guru & Iproperty for the last 3 months, I can see the prices of HDB flats have been placed highly and highly, almost ... unbelievably. I am searching the category of 3 - bedrm and above: Just roughly how I feel about all this: Price for a 3 bedrm is now - commonly placed around 400K (Senja Road - Blk not even close to Bukit panjang Plaza 410K & COV 15K) You will see HDBs priced at 600K or even 700K here (Yes, HDB - not Condo - very Affordable HDBs) Choa Chu Kang HDBs (even far away from MRT, tagged at 400K - asking for COV 20K) Toh Guan HDBs (Close to 500K, near to IMM, near to JE MRT, yes - at least more than 400m away - asking 20K COV) Just saw one HDB at Iproperty, asking 600K, and still want 20K COV. Haiz ....... ....... what a crazy world. -
Just a question: 1995 – Bought HDB (5RM): $350,000 Instalment paid by CPF: $100,000 Outstanding amount: $250,000 2009 - Current HDB (5RM) Valuation: $450,000 If Managed to sell HDB at: $450,000 (COV = $ 0) Ower’s Credit: Amount back into CPF (OA): $100,000 Amount earned (COV): $ 0 (Who get this?) HDB Amount difference: $100,000 (Owner? or HDB?) If Owner? Is this amount going to be Cash or back to Owner’s CPF?

I think its Bull**** Valuation. It is such a sad situation that a 4-rm HDB flat can now become so expensive. And this is the so-called "Affordable" Public Housing that Singaporean has to buy - a HDB that cost half a million, hahaha !!! -

I think it is almost impossible to find a EA at 269K today. I am just wondering how can new couples who want to buy their first flat are able to forge out $20K to $40K cash for the ridiculous COV. Taking a Typical Sporean couple who wants to marry age 29 and a get a new home, who must have already spent $20K to $40K already on marriage, do they still have this extra cash to pay for COV? Even they have, are you willing to reduce all this hard-earned saving to Zero and start all over. You are not paying cash for the value of the property you buy, you are paying additional cash to home seller $20K to $40K more for what??? what's the logic here ???
