I understand from my contractor is that the gypsum board will be used to cover both sides (from inside the bedroom and from outside). So for 2 bedrooms and 1 storeroom, total is 6 pieces. What is liquid nail? If i get from Dama, they will help me cut to the required size? I am thinking of getting the board or acrylic sheet myself then ask my contractor to nail it up and plaster a bit and paint over. U have done it before so u know is 2ft x 2ft? When we hack away the doorframe, we also can hack away the window pane structure above the door frame, so for the window pane area, we replace it with a wall (down from the ceiling). It can be concrete or just hollow-block? What is entrained concrete? Chim leh! Buti think this is going to be more costly so most like i will just use board to cover it up...

Hi Pomme, yeah, brighter room is my preference, but your little light for the fridge and washing cups is an idea so that we do not have to switch on the main light for brief stay in the kitchen. Have not slelected my lights yet. Haven come to that stage yet. I think my best coziness place will be the living room already hahaha... Kitchen will look pretty normal. There are elderly in my house, as you know people of their generation prefer brightness so cannot have wall mount light or whatsoever. Quite a fair bit of limitation i would say when it comes to creativity you lose the practicality sometimes...

3 pcs of gypsum boards = $240. 1 piece $80. Just one piece, put it up, nail it in, is it so labour intensive, and the board cost $80? Hacking of the corners yah, dunno why so expensive.... FOr 'c',i think yours is same price as mine.... More advice pls......

Hi guys and gals, Got some variation to the scope of work. Like to check with you all any idea if the price are reasonable. a. To cover up the existing glass panes above the storeroom and 2 bedrooms doorway with gypsum boards so that aircon will no escape out of the bedroom. The cost for 3 pieces of gypsum boards are $240. b. The 2 corners of the existing doorway from the living room leading to the bedrooms/storeroom are round. To hack it to make it square and make good, cost $250. c. Hacking the existing door frames = $160, install a new wooden door frame = $180 and constructing a wall down is $140 per door I got kanna chop carrot cake a not?

Necrosis, i am placing the tv console on the same wall that you are talking about also. But shoe rack is directly underneath the window. This is the 'usual' design for 3 roomers in order to maximise the space usage. If you put your shoe rack in front of the door to double up as a privacy screen , it makes the whole living room even smaller. So what i intend to do is to buy a seperate privacy screen instead of using the shoe rack. Will source for one then.... You are right about furnitures... sigh...... I think i am not going for the ventilator liao.... i think the fan blades also need effort to maintain cleanliness... lazy... As for the slant-ness of the window.. i think i just make do with it now, in future then see how, because my tiles already up, no matter i do it now or future the tiles will also be damage one.... now no time to think so much think.... next week going select basins and taps.... I thought my one month break before i start my next job in Jan, i can relax relax, but looks like now more hectic....

I can feel how you feel, because the rental place i am staying now is also 3NG but the living room and kitchen is the kind with shorter width but longer in length. Putting a coffee table is really challenging. Even Tv console depth have to be just 40cm depth. Mostly likely have to custom made because off the shelve damm difficult to find sia! So i guess, yes, putting side table may be better for you.... Anf if u r not using any coffee table, then buy a L-shape sofa, at least you can enjoy a bit while watching Tv.... :-)

Pomme, i notice that some or most of your lroom lights is wall mount instead of the usual ceiling mount? Do you need more than 1 light then, in order to achieve the same brightness as compared to a single ceiling mount light?

Although your pics are blurred, i can feel the 'new-ness' of the place already. Your wine cellar very chio

I am perform very lousy for my obstacle course during army days leh, haha. :-)

To all 3 roomers, I just came back from NOVA Furniture, and i feel that so far it has the best variety of furnitures. Moreover, their sofa sets can be customised or trimmed to the length you want. Can go there take a look if you have not. Fyi

Sofa if place facing kitchen will retain the 'walkway' by the side for people but the whole house will look smaller.. and dining table also dunno how to put.... haiz.. actually 3NG really not much options when it comes to placement of furnitures... :-p

Thanks Bro. I will give Jasmine a call tomorrow. If got ventilation, insect will also climb in right? except those which tries to fly in... Just curious, the toilet ventilator suppose to ON 24 hours or what ah?
-
Is ok no problem After they fill up the grout lines, it is like not so obvious already.... i wait for the whole toilet to complete then i will scrutinize their worksmanship again... hahaha

Actually most 3 rooms are like that, the Tv will be on the door side.... while sofa on the opposite. I calculated, for best comfort, sofa depth at most 90cm (most are 90, hard to find any that is shallower). Tv cabinet 40 - 45cm depth. The coffee table not more than 50cm width... then u still have space to walk lo... But 3NG also got different kind, some haver longer and narrower (in width) living room and kitchen. Another model has a slightly shorter in length but width of the living room is wider. My 3NG is the latter kind....

Hello Rasp, Yes, maintainability of tiled walls are always easier... but the price is not so easy on my pocket Seldom deep-fry stuffs also.. and i dunno how long i will be staying in this flat.. so decided to do away with the wall tiles.. Your water seepage issue reminds me of those old flats toilet ceiling seepage, some owners they put layers after layers of dunno what but after a while the water still seeps through, from upstairs. Your water seepage is rain water splashing in you mean. It only happen during big rain and winds? Yeah, i have asked them to re-tile the ending piece, cut the tiles slanted to suit the existing window frames, dunno how it will turn out, is going there to take a look shortly after this. Actually it is barely one week after my reno starts and i am beginning to feel weary liao I hope it will end faster. Buying furniture is a real headache. My 3d drawings not out yet, should be ready in a few days. Hopefully by then i can have a clearer picture of the whole house how it is going to be like and i can better select furnitures...

Thanks Momo. With no coffee table and no side table, then how you enjoy good coffee while watching tv? I personally use the coffee table to work on my laptop and put drinks only....

Dear guys and gals, I need recommendation or suggestion of place to shop for furnitures. Probably: Wardrobes x2 Bedframe and mattress x2 Tv console Sofa Coffee Table Dining Table Shoe cabinet So far i have been to Courts, Ikea, IFC and had a brief stroll in IMM. Especially for dinning table and sofa, quite hard to find small ones to fit into my tiny living room. Any suggestion? Thanks.

Will it be on time for you to move in before CNY then?

Thanks Bro. Ventilation fan is those that turns with electricity? I like to keep things simple, just rectify the slant-ness problem and if need to change to a new louvre window. I.D quoted me $250 for a louvre window. If i can get everything done under $200 then it is worthwhile. But from applying permit to finishing job about a week... I suppose the tiling for toilet can put on hold first bah... I have bring this matter to my I.D and ask him for options, wait for him to get back to me... My window is kinda better coz the previous owner has renovated it before, so it is already aluminium frame. I thought i can save some money and paint it over, it could look as good, it is a toilet anyway. But to my surprise the moment i step into the toilet this morning i notice the slanted window and slanted ceiling. Even the workers agree that the slant-ness is very serious. To make thing worse, the worker did not cut the tiles straight, so visually the windows look even more slanted. But ok, this is their worksmanship problem... Well...

But if it is alighment problem, then replacing tiles won't work right? Got to take out all tiles and do it all over again. Because once the first tile is out of alighment, it creates a cascading effect on the rest of the adjacent tiles . Am i mis-interpreting you somewhere?
