Are you sure your windows are 200sqft? The 5 rm all windows combined only 161sqft. Anyway, even if it's 200sqft, that's $22.95psf I am offering at $16psf nett (slightly cheaper than Gimz). I quote you $3200, assuming you really have 200sqft. If you have 161sqft (which I think it's more likely), it's $2576. Is yours white powder coated? Mine is.

What you're asking for (MBR window frame and grill) can be resolved easily, the sub-con will earn less though. The kitchen doors can be easily made good, but carpenter will earn less. The loose handle of window in kitchen can be replaced easily by the window subcon. Main door very pricey to make good, maybe can use wood filling and paint over. Re-grouting can be easily done. Cracked tile can be replaced in about 1 hour if your tiler is skilled. If you have spare tiles or know the tile model number, can be done easily. The un-level tiling, if make good, will cause the contractor to lose money because you need to hack and retile.

rotating it to allow 70cm would be the lesser of 2 evils. my front load has a space of 90cm and i find it slightly cramped. 70cm to me, would be quite squeezy. But if you are very lean or flexible, this would work out for you.

Do try to get rounded ones instead of square or rectangular ones. This will allow more movement space. An alternative would be to move your entrance but I guess the extra cost is not justifiable.

yes you can overlay living room. but can not overlay twice. ie. maximum 2 layers, not 3. pixiepixel: are you interested in middle-range laminates? very woody feel and water resistant.
