  9. if you can have somebody to monitor and be your eyes, perhaps you can consider hiring a painter ($80.00 per day) and buy your own paint. oil-based sealant and good paint (like medifresh/easywash) would cost about $500 for 4-rm, painter paint 2 days more than enough ($160) so in total you spend $660. up to you
  10. if they carry many brands and materials, they should have the samples with them. after all, if you bypass the contractor and go direct to the shop selling the product, they'll give you free samples to take home and test another thing is that when they bring you to the shops, they will get 10-30% comission based on your purchases. if you have not decided and have not signed, then no point going with them. just do your homework to know what material you want and tell them the material you want before comparing the quotes. never put deposit unless you want to use them. on another issue, make sure you have a site visit before you sign on the dotted line. they may add certain variations due to your house existing condition, etc. my quotation for hacking was $900 but raised to $2200 after site visit. obviously that made me think twice about engaging them
  11. My laminates are 8mm thick and they cost $3.30 psf inclusive of delivery and installation. With padding and insulation layers would add up to 12mm. Ask for itemized pricing so you can compare if they are giving you low quality goods for high prices. I suggest that you don't get low quality "Heavy Duty 4mm thick floor laminates" from your ID/contractor. If you are interested in where I got my laminates, can see my tblog As for the mosaic tiles, go look at some tiles shop before you decide on this Danto tile. It may not be what you want. Some tiles are irregular, some tiles are easily stained, some tiles can't be exposed to acids. When contractor quoted me tiling work at $2.50psf, I am worried because I saw a tile shop selling cheap china tiles at $2.50psf. My wife went straight to the $5psf section
  12. if you look at my floor design, i am intending to connect the shower room to the mbr. yeah but not sure if i can use for flooring who needs firewood? how much did your client offer? i have no fire. i use induction.
  13. i agree that your quotation is too ambiguous to be worth 45k. if they use poor quality items, 30k also considered expensive. a detailed list of items would be more useful so that you can decide what things you can DIY (get other contractor) eg. classic door with door frame + lockset + stopper was quoted to me at $400, i sourced from outside and cheapest i see is $450. so obviously i go for the $400 one
  14. unit's sole saving grace is the recent upgrading done to replace the windows, going to leave them, white goes well with my masterplan my future mbr, intending to hack this wall beside the windows and replace with glass wall ventilation fan in wall between the bedrooms, need to remove this and patch the wall up. any suggestions how? finally some pre-reno pics for you to enjoy
  15. some pictures of the unit's condition living room with main door and windows, need to hack the right wall and the wooden panels (unless someone wants them? ) kitchen with wall and beam tiles, need to hack floor tiles, and cover wall and beam tiles with acrylic mirror or spraypainted glass entrance of both bedrooms with wooden arch covering beam, need to hack left wall and wooden arch (unless someone wants the wood )
  16. so how much were you quoted for your tiles for kitchen floor? seems like Hup Kiong is a pretty nice place to visit. I should go there someday on a side note, I got my keys today but letting the ex-owner stay for 1 month as they have to reno their new unit before they move over.

  19. hi zapped, i would like to say something as i have a related experience. initially i wanted a "frameless full height glass door 4-panel sliding 5.2m long" I asked around for quotation, cheapest was about 2k but there's a catch, it has frames consolation is that it can be top-mounted, so no bottom tracks. the true reason is that it's too expensive to do frameless because you need good top mounting system. at first, i thought it can't be done since most ID/contractors I speak to say cannot do. In truth, it can be done, but it will increase your reno costs so they have effectively lower profit margin. That's why they don't do it. It's easier to just quote you 3k for a framed door and earn 1k then to quote you 7k for a frameless door to earn 1k. Path of least resistance after thinking about it really hard, i decided not to have it. save the 2k if i can't have what i want, why spend money on it?

  21. you can call any of their branch to check out the various prices. they sell at contractor price, if buy in bulk can further discount. ask your id to deduct some $$$ since you buy your switches yourself oh they also sell phillips e-ballast at $9, very worth it.   23. just curious because you said your kitchen totally no tiles i presume you got your tiles from Soon Bee Huat via contractor and got 5% off? if your contractor charge you for tiling labour only, how much does your contractor charge you psf for tiling? can share how much tiling of your kitchen and toilet wall and floor cost? just tiling, not incluing hacking and waterproofing. sure will view when it's up
