  1. bro, the cost of the sealer+paint will cost about $500 already maybe you better ask them to DIY it. but if you ask someone to do it, they will usually not spend $500 to buy good paint
  2. i don't see any windows works on your quote. you have windows in 5 rooms and balcony. will you be replacing them all? going for the Bestview type or the normal type?
  3. installing of windows can be done by either window contractor or main contractor. generally window sub-contractor gives a better price.
  4. i don't recommend IDs as their profit margin is too big if you get Eubiq off the shelf, they come with power adaptors (most likely the normal types) only. You can add-on adaptors but generally it will cost a lot if you pay retail price. If you get Eubiq from the supplier, you can customise it according to your needs, inclusive of things like phone, lan, lights (sensor, switch or study), AV, etc. Lan for the whole house wouldn't cost much more than a wireless N modem and LAN will rule over wireless in the OpenNet era.
  5. not a big job. just have to paint the sealant layer after plaster layer is dried. plastering a ceiling takes a day max if you do 3 layers of plaster. let it dry overnight. the next day paint sealant layer (use nippon oil-based sealer). painting the sealer takes at most 1 hour per layer, with 3 hours in between for drying. 2 layers would generally be sufficient. dish rack must be able to accomodate dishes, otherwise it shouldn't be called a dish rack

  12. wow you used one whole bedroom as a WIW and as a walkway from your bedroom to your toilet. do you find it cramped when you are taking a shower? if it were me, i would have shifted the shower point nearer to the entrance instead of on the same side as the WC, and extended the toilet into the WIW room too for the vanity. looks like the WC will be washed daily when you shower. will your clothes in the WIW become moldy due to high moisture from your toilet? i thought it was quite interesting that your bedroom has a glass wall, do you have curtains for privacy? also, i don't see any air conditioning at all. is that intentional?

  14. Tiling of wall is not required if your cooking style is not messy. Whoever cooks in your household, observe them while they cook, if the oil/sauce splashes onto the wall while cooking. A silver backsplash (silver or stainless steel?) can look stylish or industrial depending on your kitchen design. Your kitchen will not look awful just because of your backsplash This is not an issue unless you place a mirror above the kitchen sink. quite easily done, move your basin to the other side. you'll have to move the entrance too, but since it's sliding door, you'll just have to adjust your sliding mechanism to the other way
  15. wow this standard is worse than ikea worse than my DIY standard too if they can't fix it, please remember to spray clear spray on it or water will infiltrate and you will have bubbling under your laminates.
  16. i think it's interesting that the previous owners decided to sacrifice a U-shaped kitchen to have a galley kitchen. perhaps they don't cook much or they find that it's too cramped to have a U shaped kitchen. based on the floorplan, you can pretty much have a kitchen of any dimensions. lighting will most likely be obtained from the kitchen and yard toilet windows. somehow i think that the previous kitchen layout is more efficient, but rather cramped. pls post some pics of the current state of the place with natural lighting

  19. out of the 3 layouts, i think this is the best one, but i would like to improve it i feel that a lot of space is wasted, especially in the kitchen and the dining area. i would shrink/combine them i am rather interested to help you build your house, if you'll let me
  20. 1. just ask all the contractors who are willing to do hacking only. hacking no need much... skill just need big hammer and hdb permit. but yes, he was recommended. i know they are professionals because they're recommended as such, they showed experience. 2. actually second contractor was myself on hindsight, i should have just asked ronald to hack it all. well, lesson learnt. for the rest of the works, i'm the contractor
  21. heh. your ID playing taiji ah? anyway, this is a common issue when you don't apply sealant to the plaster after plastering. you really think your neighbour upstairs has such a big aircon leak that it can go through their flooring, and into your ceiling? are you able to fit any plates in the rack? looks very small. maybe should move the top rack lower. so you can at least put your dishes
  22. assuming your id uses good paint instead of cheap paint, this won't be an issue. profit margin for wall tiling is bigger so that may be one of the reasons why he suggested it. it's not necessary to hack the wall tiles even if they are hollow. wall tiles do not face the issue of water accumulation which floor tiles face. this water accumulation is the thing that causes the floor tiles to pop out over time. if your walls crack, it's due to improper sealing or different level of expansion possibly caused by varying material in your wall. or it could just be that your plasterer is unskilled. my kitchen has no wall tiles, so i laid skirting for the kitchen. when you mop and you have no skirting, your bottom wall will be exposed to more water compared to the rest of your wall. the backsplash (big one on the wall) can be any material you like, including tile, tempered glass, mirror, acrylic, glass, stainless steel, etc. tempered glass has no problem withstanding heat from cooking and the hobs. all induction cookers use tempered glass as a cooking surface. but of course, there are varying grades of tempered glass. usually they can withstand temperature of up to 250C.
