  1. Anyone know which shop sell MR 16 LED light bulb. It is to replace 50w halogen downlight. Any information given will be appreciated. Thank you.
  2. To clear thing up, a family member was told by the neighbour that the boundary wall will be build and at no cost to us but that family member didn't reply or agreed to it. (Later I found out after posting it in forum) I didn't say that the neighbour ask us to share the cost of the boundary wall which if we will ask, we don't mind sharing the cost. The cost of the boundary wall is estimated by me after the whole project had completed and then I realise how much it going to cost to build such a wall. The canvass was put up in our garden and not in his compound to cover up the boundary wall which later we demand that they put it up on their land instead of inside our land. PS. Thanks to yoongf have given me the answer to my problem.
  3. The neighbour already completed their construction and no point of talking it here. Would you paid for the share cost of the boundary wall which needed to do piling work on it in order to build it which might cost 10 times more than a normal boundary wall. PS. In the first place they already wish to hide the fact from us by asking us to rent out 1 m of our land to them for construction work without going into detail. They try to use canvas(into our property) to cover the boundary wall so that they can do construction work in it without asking for our permission . Anyway, I shall stop here rather go on and on. I shall be a bad neighbour then in the eye of the forummer here.
  4. The fact is I have told my neighbour that he can build his wall on his side of his property and do not use my land for his piling work for his property. The point is not about sharing the cost but his boundary wall will cost a lot and it is not a normal boundary wall. Now I am just praying that there will be no land slide in his property if not my house will collapse on to his property if their piling work collapse.
  5. Better to list down the items to be build. I choose the cheapest contractor that tender for my project. After the house have been tear down, I need to top up 30 to 50k because they say it was not included in the project amount....example the wall of the semi-D house that share with the neighbour....etc. I ask them for a performance bond but somehow they didn't show proof of the performance bond they had bought.
  6. I think the most important part is the landing between 2 stairs. If it is too narrow then it is hard to turn the furniture. There must be enough space (bigger squarish area) for furniture to turn around. IMHO.
  7. Thank you for the information given. Anyway I found out that one of my family member have given a verbal agreement with them regarding the boundary wall. I have no intention of doing that but I now at least know what type of action to take should the neighbour contractor didn't repair my side of the wall.
  8. Thank you, the wall is on both side meaning it was share half half. I didn't agreed to it and somehow they just build it. The neighbour first intention is to come to our land to dig a deep trench and build the wall so that his basement have a bigger area. I didn't agreed to it. I just told them that they can build a wall on their side of their land. Now the wall is occupy both our land even though they pay for the cost of building it which we can surely afford to build our own wall. So in this case, I can destroy the part of the wall that is on my land.
  9. My neighbour are reconstructing their house, the boundary wall are paid by them. Do they have the right to drill hole through the wall right to our side, meaning tiny hole appear on my side of the wall. We have inform the worker but they keep on drilling. What are the solution to this problem, for example any department to complain about their work.
  10. Update. I manage to get a network contractor and he recommend this panasonic model KXT 824 c/w 3 lines and 8 extentsion. The price is less than $400-00.

  12. At least you know how to do it. Before the completion, the contractor told me that the electrician will do a panel for me. Since there are no written contract stating that I can't hold the electrician now. Now trying to source a few source to do this thing for me.
  13. Those who have network their private house, do your electrician did the crimping to the other end of the cat5 cable or just leave it bare for you to find someone to crimp it to RJ45 plug. My electrician just leave all the cat 5e at the DP point bare. I have to engage someone to do the crimping part. Please share your experience. Thank you.
  14. It is located just outside my study room which on the attic floor. I have to close the window and the noise from the VRV system is not that loud. I have not move in yet so I can't tell whether the 2 bedroom on the 2nd floor will be affected by the VRV system noise when in full load.
  15. That is the main reason that I install 2 VRV on my new house. Not sure about consumption as I believe it won't be a big different in energy saving from those individual compressor unit. With 2 VRV unit, if one is spoil, you can use the other VRV unit to cool your whole house until the repairman come to check on the faulty unit. It is hide behind the house outside the attic. Just my 2 yen.
  16. I have use Grohe tap for 10+ years and I have no problem with it. Now I have install hansgrohe in my new house. I shall see how long it last. My architect seem to prefer hansgrohe rather than grohe, maybe because of the dealing with the dealer that make them favor them.
  17. Another advantage is you don't need to buy 10 or more aircon units for the whole house. Just install 2 VRV units and put it into one corner.
  18. The noise level if all the rooms aircon is turn on it is very loud as compare to those 4 in one aircon units.
  19. If you install 2 units of this system, make sure your window are good at sound proofing or install far away from the bedrooms like roof top. It is quite noisy.

Yes a cordless phone or dect system can do that but when you use PABX or similar phone system, you can expand your number of line, transfer call from one room to another room without shouting across the house(lol) or have to walk from downstair to upstair to inform the family member to take the call etc... If effect some of the dect cordless system are having such function if I remember correctly.
  22. I have storage heater in my bathroom, I can say that it won't increase water pressure. My water pressure is good only when TC have install a device to increase water pressure to the high floor but at times it is still low when someone turn on the tap in the kitchen or the other bathroom.
  23. It depends on the contractor that get the job whether they include pest control in their tender application to the owner. Some contractor will just say that they will do this and that but not in written form when tendering for the project. If the owner engage pest control by themselves then it shouldn't be a problem.
  24. Make sure it is written in black and white if not later will have problem with the contractor.
