Independent Buyer 1% Commission To Seller Agent

1% for submitting some papers is definitely too much! Since she is collecting commission from the seller, it is her obligation to make sure the deal goes through, so i don't think it's justified to pay 1% commission. If you can agreed verbally before, think you can negotiate to pay her an admin fee of around $300 - $500 as suggested by MND in their draft report. -

Seahorse's sofa are very affordable, but not sure about the durability as i did not buy from them. Other commonly suggested places are S&C (AMK) and Homage (Near Macpharson) but they only show catalogues. -

it depends on whether you have signed a commission agreement with the agent. For the house that you are buying, you will probably have to pay the 1% in commission since you said that he helped you to source for the house. To be fair, it is probably not easy to bargain for a cheaper price if there is another person who is offering for the flat also. The seller will likely just sell to the highest bidder, nothing much that your agent can do to lower the price. If there were no other bidders for the flat, then i'm not sure why you are paying beyond the requested COV. If you are still not happy with the agent's service, then you definitely should not engage him to sell off your flat sine you have not signed an exclusive agreement with him. Let him know that you are not really satisfied and you may even be able to negotiate with him to pay 1% commission for selling as well. -
agree, especially since you are not doing any floor and wall tiles. The 'actual' breakdown will allow us to gauge better.

If you are planning to go under 30k for a 5 room, think it's quite hard to get that pricing from an ID. But no harm going around first to see what IDs propose for your layout. If the price is slightly above your budget but you are very comfortable with the ID, you might still want to reconsider. I can recommend one or two whose services and ideas were quite good although i did not engage them in the end to save $. Just PM me if you want the contacts.

Wow, there's quite a bit of built in stuffs. If you want to keep your reno cost down, you might want to consider keeping some of the built in furniture. For example, the study table looks quite decent to me. So can save the cost of demolishing and rebuilding. What design concept do you have in mind?

To Trev, I tried to pm you but your inbox is full... My intention was just to suggest that the two of them meet up and discuss everything nicely. As i said, i was just expressing my personal opinion. My personal opinion is that Jaskel is just trying to help out, as i have stated. So pls kindly don't jump on me for expressing my personal view. I also did not say that Seashell was being difficult, in fact i said that i totally understand that it is a matter of principles to her. If you noticed, I also pointed out that Jaskel might not have settled the issue in the best way. So again, pls don't jump to your own conclusion. Pls understand that i just hope to see this issue resolved nicely. Sure, my suggestion was not welcomed, then so be it. I was just trying to mediate but i'm not going to lose any sleep over this. hi guys, hope you wouldn't mind if i just step in to give some suggestions. (Pls don't say i'm busybody, just hope to see a peaceful resolution). Perhaps Jaskel and seashell (and anyone else interested) can just meet up and discuss instead of posting their views here in the forum? It is easy to have misunderstanding when both sides are just relying on this thread to explain such a complicated situation. To Jaskel: It will be easier for you to show Seashell your bills/receipts face-to-face. I am sure you understand that after such a horrible experience with Ah Soon, it is difficult for her to trust people merely based on words. I can't speak for others, but personally i feel that you are a great guy to offer to help out. It is unfortunate that the situation has become sticky. So don't be too dishearted over this. Cheers to you. To Seashell: We totally understand that it is just a matter of principle to you. But is there really a need to use a stick on jaskel instead of the guy who have done you the most harm - Ah Soon? Sure, there might have been a better way for Jaskel to handle the money, but we are all human and there is no perfect solution to everything, right? I hope that once Jaskel has shown you his receipts, you will be satisfied that he is really not using this opportunity to earn money from you guys. Just focus on moving into your new house and banish all these unhappy thoughts. Then when everyone is settled down, go after the big bad wolf together. To anyone who wants to blast me: I fully acknowledge that i do not know the full facts nor everything that has happened. Hi zhiz, do you have a door to close off your WIW so that dust wouldn't get in? My flat is very similar to your layout and i'm planning to hack down the walls between the 2 bedrooms and use pole system for wardrobe too. Trying to see how i can prevent the clothes from getting too dusty. Also, you still maintain 2 doors for your enlarged bedroom? do you think it will look a bit weird?

Although MND has revealed they are likely to ban this practice, the rule has not been officially put into place yet. So obviously this is another unethical agent trying to scamp people of their money before the practice is banned. My advice is not to pay the agent! If he says that he will not sell you the house unless you engage him, demand to speak to the seller or tell him you will lodge a official complaint against him. This is because he will be voiding his agreement with the seller by not conveying your offer to the seller.

you can try the free google sketchup. Found it to be quite easy for drawing squarish things like wardrobes, rooms etc... They also have many tutorials to teach newbies. Another good point is that there is a free online model warehouse where you can download existing models (e.g. washing machines, tables, chairs etc) into your model. Hope this helps.
