  1. OK, now we're considering whether or not to

    1) get ceiling fan for living room - to be practical or to be eye-pleasing, that is the question. I have a false ceiling and downlights at the side.

    2) get air ventilation fan for MBR toilet, cos walk in wardrobe leads to toilet door. concerned about moisture.

    Any of you got any of the above? how much does it cost for the fan and installation?

    My quote from KDK is pretty sky-high -

    1. Living Ceiling Fan - should open the ceiling and install @ real ceiling ... should be Z60WS $488 + $120 + GST

    2. Window mounted exhaust fan - 15WHPA from $350.00 + GST


  2. I have no idea how big an endeavour it is to change all AC units once you've started living in an apartment.

    Is it a huge hassle to replace all AC units after we've moved in for a couple of years?

    I am keeping the old ACs for my 9yr resale flat(SengKang 258) since they are working fine.

    Dont have budget to change.

    I have 3 units for each room and 2 units for living.


  3. Ya lah, actually we expect guests to come over quite often. Long story short, we've got big families and lots of friends :)

    But the aircon is to tahan the really hot months.

    Me also but if really cannot tahan the hot hor, I will just on my aircon in MBR and hide in there lor hahaha :P

    the reason why I din install aircon in my living rm cos seriously how often do guest come to your place ?

    so since only me and my wife most of the time, if hot just on the aircon in the MBR lor hehehe :D

    Leather Comes in many forms below are the 4 general classes.

    Natural Bovine Leather

    Reconstituted Leather aka Reborn Leather

    PVC Synthetic Leather

    PU (Polyurethane) Synthetic Leather

    Other than natural leather the rest effectively have a plastic surface and not very breathable so will be quite warm.

    Leather leather comes in many grades but can be divided into 2 general classes:

    Aniline Leather

    Pigmented Leather

    Aniline leather are very likely treated and colour using natural stains and dyes they feel very soft and are very breathable. Aniline leather sofas are very expensive and very hard to maintain. You cannot buy an Aniline leather sofa for less than $5000.

    Pigmented Leather is leather that have a coat of pigment applied to the surface and is more durable that Aniline leather, this leather varies a lot in terms of quality.

    Price ranges for such sofas are very great. Any leather sofa below $2500 is considered low-end. If you want a comfortable leather sofa be prepared to spend upwards of $3000, otherwise you are almost alway better off getting a fabric sofa.

  5. It's not an argument - it's a question. Different materials trap heat in different amounts.

    I did a sit-test at a furniture store - but you see, they are always air-conditioned. At first sit, the genuine leather sofas feel cooler to the skin than the fabric ones. The question, I guess, is whether it stays that way after a good, long sit, and whether it traps more heat when it's NOT air-conditioned.

    In Singapore, without air-con, sweat is definitely involved. So I guess, I'm looking to sweat less :)

    I dont get this argument about a sofa being cooling...

    I have a leather sofa and its as hot or cold as the room temperature is. It doesnt have a built in heater or cooler. Neither does a fabric sofa.

    If you dont want to sweat, make sure you have adequate cooling fan or aircon in your room. Without that in hot weather even if you stand on floor, you will sweat :)

    If you have to buy a leather sofa, buy it for other reasons like it being durable and more "child tolerant".

    Dont buy the cheap PU stuff. It doesnt last.

    Quite a few of you around... i have friends living in Fernvale, so I know where that is.

    In fact, cos i'm in Anchorvale, it's a straight LRT train to Fernvale :)

    new, that's a good idea - we should meet up sometime!

    About the aircon, my flat is not very windy. 3rd floor only. And we're used to having the option of an aircon in the living room. We may not always turn it on. Mostly it's when guests visit, or during the superhot months. I can't really take heat very well. Cold, I can take.

    But these few weeks it's been pretty cool. Have not switched on aircon at home. I'm currently living in Anchorvale, actually, so already am a SK-ian. :)


  7. I've heard some people mentioning that contrary to what some people think, leather sofas are actually less warm than fabric sofas (especially the microsuede ones).

    BUT it must be genuine leather, because synthetic leather or PU leather is really warm. Given Singapore's hot weather I'm looking for a breathable, cooling material for my sofa.

    What are your experiences like with fabric and leather sofas? I'm concerned that leather sofas are hot and stick to your skin.

    Even genuine leather has many grades - what grade of leather should I get to ensure that it's 'cool' and not warm?

    Do post your opinons on this.


  8. I have a false ceiling in my 5room flat living room, and want to install a ceiling fan.

    I heard that they will install the fan on the concrete (real) ceiling first to stabilise it, then attach the ceiling fan outside the false ceiling. Is that true?


  9. Yeah, need to consider this too. System 4 can support the living room aircon too? Is it too taxing on the compressor?

    For my case, the resale I bought was 8years old, so I guess the 3 aircons oso sama sama age bah.

    We also installed aircon in our living room. We actually got rid of the aircons and change a system 4 one.

    We opted to change cos din want to have any problem with the old aircon after moving in, cos it can be quite messy.

    Also, aircon life span also not very long, probably in another year or 2 the old aircons might give alot of problems, so we might as well change it once and for all.

    Can I ask who you got to do your solid-top and basin in your toilet? I'm looking to do a similar thing for my home. Also looking for a full-wall mirror in front of the basin as well, like yours.

    How much were you charged for this, if I may ask? i need to plan my budget :)

    What brand would you guys recommend for air-con?

    Not sure if I should replace the existing 3 air con units in master-bedroom and 2 common rooms. The resale flat is about 7 years old already, which means the air con is just as old.

    Should I get more mileage out of the existing air con units, which are still working well?

    Or should I get them all changed now during my reno, so that I save the hassle after I've moved in, for the years ahead?

    So you decided not to coordinate yourself, but to let your contractor do it?

    I found a contractor recently and he quoted me around 3k for the minor works tat I wished to do :D

    I planning to shift all my stuffs into the new house once i got the keys and then let the contractor carry out the required works, while i temporary stay in my parents house :)

    hi ynove!!! i'm sure he does....the only problem is when do you need to start work....the last time i heard he's busy till oct....but of course if you are not doing major overhaul, he might be able to fit you in. anyway he'll make sure he can handle yours if he accept....call him la....he's easy to talk to...

    Me too. Am looking for a contractor who can do minor work. My resale flat needs similar amount of work as yours. Also considering to coordinate on my own, except that both of us are really busy with work. So, still thinking lah.

    I was blessed to get a unit which needs minimal work. I guess it's also a matter of whether some work that needs to be done is considered necessary, or nice-to-have.

    Yeah I've seen some of the quotes for some major overhauls on renotalk... wah, it's tens of thousands.

    How much are you spending on yours?

    I have a similar layout as yours. but yours is a move in condition whereas mine need a overhaul. :(

    All the hacking and renovation really can burn a big hole in pocket sial. :jawdrop:

    Depends on how you get to work.

    I've been living in SK for 3 years, and moving to a new unit also in SK end of this year.

    It takes only 20min for me to drive from home to Toa Payoh, where I work. The distance is really not so bad. By MRT, it's pretty fast too.

    I am living in Bendemeer currently, but soon moving to SengKang.

    Worried about the distance from city and extra time spent commuting.

    But otherwise SengKang is more family friendly and suits more laid back lifestyle.. Especially more room for kids to play.

    Currently house right next to major roads with traffic 24/7. Very noisy.
