err... "easy to clean" modern theme?? We did not really have a theme, just easy to clean and lots of storage. Will post up the rest of the pics soon.

kitchen. The original kitchen is very small and closed up. We hacked away the wall facing the back yard and installed glass doors. Backsplash is stainless steel and table top is black granite. before after

wow, at least it was tempered glass so no sharp edges when it shatter. We have a glass sliding door at the family hall area... must be more careful. My 2 year old girl is not strong enough to open/close the door though... We don't have a maid and my wife does all the housework so we seldom "dirty" the house.... The cleaning up of ovens look very tedious. We got the bosch induction hob and hood. The fridge we chose a Japanese brand as my wife says the european brands cannot take singapore climate. I wanted the bosch frdige but she has the last say for things in the kitchen. I have a solution for insects and mosquitoes. Air con we almost never open any of our windows....

we did not really got an ID. It was more like a ID/contractor. Maybe I cam so something to spice up my toilet walls. We just had the normal white tiles for the toilets. I also like your frosted sliding doors for the master bedroom. I don't see any handles and it looks great. Is your ovens bosch? Looks very similar to mine. We got one bosch conventional and one combination steam oven, although we don't bake at all. All we did is to turn them on every 2 months so that it does not spoil.... I guess my wife bought them as a deco piece. We did real timber flooring and cracks are starting to show between the strips.... aiya, so troublesome....

looks really great how your reno turned out. I especially liked the toilets. I don't really like how my toilets turned out. Thought it was too boring. the mosiac tiles really makes the toilet looks good. The dining, stage, kitchen are all very nice too. The stage is a very interesting idea... did you think of it yourself?

do you have an idea whether the cracks will reappear after patching? I would hope to wait until the wood is "stable" then patch once and for all...
-
yup, it is between two separate pieces of timber strips.

I completed my renovation in April this year. I am starting to see hairline cracks forming between my teak timber strip flooring. My teak flooring is 90mm wide 15mm thick strips of varying length. The cracks form between the strips like maybe there is slight shrinkage. Is this normal? Mostly it is not visible when you are standing except for some pieces at my staircase. Should I get my contractor to fix this? I am afraid the problem will reappear after fixing so might as well leave it be or wait until maybe before chinese new year than fix.

Are you willing to bet 500k of your money that the government cannot check??? All the government need to do is to repossess a few HDB flats and the policy will work. They have ways to check lah. This is singapore government. They don't have to check all of them... They probably need to check only like 1% and catch a few and publish that they took back 3 hdbs, etc.... If you are going to transfer your property, go ahead. The ruling allows for that. you think so easy meh... common will you transfer your private property to your relatives or even your parents??? please be realistic. This method is not only available to PRs. Singaporean citizens can try that too...

most people here are owners so we then to hope the price will go up It is kind of weird. Although the policies seem to lower the prices for hdb resale, I think it is going to drastically cut the supply of HDB resale flat. I mean if you are a HDB owner, would you sell your flat now, knowing that if you buy a new resale, you have 5 years of MOP staring at you before you can upgrade to private. Or worse if you already have a private property, you lose your HDB flat forever.

Roofing

how can the aluminium sheet acts as a barrier against water seepage???? if water reaches the aluminium sheet, it is going to channel into your house right, even if it is at the walls, instead of dripping down the middle. -
I have lived in north almost all my life. I think great food places is ALL over the place in singapore especially if you live in a old HDB estate like AMK. I think the food in AMK is probably equally nice and probably cheaper than East Coast area. I went to east coast during one of the weekends recently and it was so crowded and jammed that I told myself not to go back there again. CTE is not that bad if you avoid certain hours. From AMK to Orchad, it takes around 15 minutes on a Sunday morning 11am. Anyway they are widening the CTE so hopefully it will be better after they complete it. To me the main draw of AMK is RI/RJC/RGS(soon?) and Rosyth Primary.

Floor Plan And Hiring An Id
wind30 replied to TnJ's topic in Landed & Condo Private Properties Renovation Discussion
for my condo 5 years ago, we engaged an ID before TOP. I think they can do a pretty well with the floorplan. The floorplan I got was pretty accuate. Anyway the design doesnot require 100% accuracy. +-5% who cares. -

Painting Versus Wall Paper
wind30 replied to leechaorui's topic in Ceiling, Walls and Flooring Works
I had wall paper for my previous place for 5 years. no issues whatsoever. Pretty easy maintenance. Grey color based. -
The raindance is quite ok. no problems so far but we only used for one month. We also got all hansgrohe for the entire house. Talis S2 for the basins. If your powder room has no windows, please install a ventilation fan. We did and we are glad that we did. If we don't turn on the fan, the room is very humid after bath and very smelly after some uses the toilet. We have a double vanity in our master bedroom toilets. All the basins/WCs/tub are from duravit. We got them from econflo and wan tai. Wan Tai is MUCH cheaper than Econflo if they have stock and worth visiting actually. Our family is smaller only two of us and a 2 year old girl. So we are only using one toilet downstairs. The three upper floor toilets are all "showroom" toilets too lazy to clean. your kitchen and dining layout looks very nice. Got reflecting pool. Any 3D drawings how that part will turn out? We did a open concept kitchen too but the layout is more boring, living -- dining -- kitchen -- yard. Mainly because that is the old layout. Some of the things we wished we had done differently. 1) plastering of old walls. Some of the old walls were not replastered smooth as the contractor say he did not quote for it. In the end we replastered after the painting and repainted again which cost us extra money....

interesting. seldom see any landed reno Tblogs here. Wanted to do one when I was doing my reno last Nov but no energy. Did you managed to do the wall hung WCs? I read that you got the geberit system? I wanted to do that but it was really difficult due to the toilet layout. I did not shift the WC location as that would require $$. The contractor was also against it as he said very hard to do maintenance. (if the tank leak, need to hack out the tiles) We got the hansgrohe raindance too

my current system is quite different from you guys. I pay for BIG items like housing, she pays for daily expenses like groceries, petrol, power bills, etc. Reason is that she usually does all the groceries and stuff so if she pays for them 100%, she learns to cut cost

Reroofing
wind30 replied to wind30's topic in Landed & Condo Private Properties Renovation Discussion
10k. That is really cheap. I got three quotes and all of them quote me close to 20k for reroofing. My terrace is a small on with 1800sqft of land so the roof area so be similar to yours.
