the woodwook include a lot of furniture built in like tables and beds and aircon. I only need to get one set of sofa and maybe a computer chair. I think most probably will be around 270k-300k final bill. -

I am going major reno on my place but not A&A. 2500 sqft built in. Wet Works include tearing up all the flooring, doing marble below and 4" timber strips upstairs. Redo staircase railing. Retiling roof. Redo toilets. Change all windows/gate. cost like $150k. I heard adding toilets are expensive. The woodworking and ID cost $95k. -
Is it possible to lay with very minimal gap? I brought this up to my contractor and he says he will be using epoxy and it will look very nice. my marble is 600mm by 600mm I assume there will always be variation in sizes, so you technically cannot lay without any gaps right? Even if you do a dry lay it also sound quite impossible as a single tile has 4 neighbours....

I am sure valuers are pricing in the renovations, else why bother coming to the place to do valuations. It question is how much. I think MAXIMUM of 10% of the property price is all buyers can expect. The idea is of course do things that are durable and acceptable to most buyers like roofing, marble flooring, strip timber flooring or things that increase useable space, add a new room, etc. -

Renovations I feel does keep its value provided you maintain it is it is not an expenditure. Example, my former place I spend 40k doing reno and I think I sold on an average 50k higher than my neighbours. Mine is an EC just passed 5 year occupation period so a lot of people selling. If my place is well renovated, I think can fetch 150k higher if the condition is ok like after 5 years? The point is to spend money on the IMPT stuff that people look for, like flooring, storage, roofing. Out of 4 toilets, we will be using only one as our family is small. So money spent in redoing the toilets will keep its value. The impt thing is to maintain your house and the reno will pay for itself when the time comes to sell it so you get to stay in a very nice place with for a small fee. And don't do special designer deco that is toooo crazy. -

my contractor says it is not possible by new year so it will be late march or early april. The reason for the cost is I am hacking away EVERYTHING, wall tiles, flooring, roofing. The quote 250k is a bit on the high side but I think the CHEAPEST is probably around 200k. As it includes everything like electrical, aircon, woodwork. Of course, if I keep the floor, roof then it will be like 60-80k cheaper. -

Yes but the problem is you are not sure of the quality of work with different contractors. The main con usually have a set of people he uses all the time right? so the quality is more consistent. I dunno. I am trying to bargain down the prices. His quote for marble flooring including skirting is like $27/psf for max $15/psf marble cost. That is pretty high. He says it is because he does double waterproofing at bottom side. And uses epoxy to do the grooves and seal the top of the marble. Anyone has any quotes for marble flooring? -
Hi People, my contractor is giving me 3" wide teak. When I requested 4" wide teak for flooring, he said it is ok for him but he advise me not to do it as it is more prone to warping in the singapore climate. Is that true? Anyone using 4" wide teak flooring?

oh u mean tiles price is controlled for most shops? got rrp one meh? what I am saying is there is two shops selling the SAME tiles. shop A sell at $20 shop B sell at $15 Contractor A bring u to shop A and says u can choose up to $20, while contractor B bring you to shop B and say you can choose up to $15. I never knew marble tiles shops has rrp. I always assume the prices can vary quite a bit shop to shop. -

but if they bring you to their "shops" then isn't the pricing a bit arbituary? They could ask the tile shop to price a $15 marble $20. Does not include toileteries. but include aircon -

I got my quote back. IT is quite expensive. $150k for wetworks and $100k for carpentry. No major A&A. only minor changes in the layout. Change ALL flooring to marble and 3" wide timber floors. Change stairs flooring, and railings. Change all windows. Redo 4 toilets. Redo car porch flooring, gate. Redo roof with german tiles. Feature walls + beds. redo kitchen. I got quote 22k for marble. What does the up to $14/psf material cost mean in the quote? Does it mean I can source outside for marble and as long as it is lower than 14psf, my contractor will buy for me? Or this $14/psf means internal price list? Because I got another quote for flooring which is 19k and up to $20/psf material. Does the $xx/psf mean anything? If it is applicable to only internal pricing, then it is meaningless right cuz the contractor can price his marble any price he like. -

ya, you know how to prevent the gap from appearing? The parquet in my present place, 5 years old, already have quite a number of ugly gaps..... They say the burmese teak is older and better than indonesian. The old flooring in my place is good condition but I thought they are really ugly. I need to see how much the quote is for long strip wood. It is either to go all the way and spend to get good quality wood or just revarnish the floor..... no quotes is back yet. Do you guys know how much is psf is for long strip teak? my floor area is around 700sqft for bedrooms. -

Thanks for all the info. I don't think I am shifting the WC, too complicated and I am on a time limit. Trying to move in before chinese new year. I am probably doing tiles + pebble wash as it looks the best. I heard of falling pebbles but hard to tell if the pebble wash is done correctly or not... What you mean by water rising up from below? I thought I just need to wipe clean any water on the marble then it is ok? I also know you have to apply a good sealant on top to protect the marble but I don't know below also got water. I am still thinking of whether to redo the upstairs flooring or revarnish. my rationale is that a nice floor will add value to your property so it is kind of like an investment if you treat your flooring well. Especially hardwood and marble floors whereby you can renew. Staircase support I mean the floor support. I am thinking of changing the staircase flooring to marble and marble is very heavy so need a concrete stairs to support. I think most houses in singapore has concrete staircase and no wooden staircase so it should be ok. Not sure if it is practical though (slippery?) I heard they can do some treatment to make the marble less slippery. I am just doing renovation as I really like the layout and the land is not that big to begin with -

Let me share with you this website which I found VERY VERY VERY useful. www.renotalk.com From it you can find the prices of the latest transactions, the date if transaction and BEST OF ALL, the actual address of the unit sold. URA website only give the rough location of the unit. We all know the prices can differ by quite a fair bit. So if you are wondering why 1 unit at street XXX sold at 1.6 million while another sold at 1.4 million, now you can go down and check out both units and see their facing, conditions to get a better idea. -

I heard about the regulations for the sewage pipe so that is why I thought it was difficult to move toilets. The reason why I am thinking of moving it is that I will be extending my utility room and it will block the window for the toilet. So no ventilation for that toilet. I think I will build in a ventilation vent in the false ceiling for the toilet. what tiles did you use for car pouch? I say some of them is very nice, tiles with pebble wash at the borders. My reasoning is that good renovations like marble flooring will add value to your house. Example, I sold my place for 80k more than my neighbour who paid more for their unit during launch (theirs is pool facing). I spent only 40k for my renovations but we maintained our place quite well. So my idea is the cost of doing marble will pay off when I sell the place. I just need to get a "normal" looking marble that appeals to the general public. below is the old flooring for my bedrooms. Dunno if I should replace all the floor. I dun like the design as it is very square. -

My old contractor who did up my previous EC was very good with woodworks. Their website is www.dejenn.com.sg . I had a pleasant experience working with them. My unit is their website, under portfolio/condo/Nuovo. But I don't know their quality for flooring, roofing. Aren't you getting ONE contractor to do everything? I learnt from my colleagues who did rebuilt/A&A, they said it is much better to get ONE guy responsible to everything rather than multiple contractors. My wife don't like laminates as she heard from her colleagues that theirs pop up after a while. And she doesn't want to pay more for the higher range laminates as she says the public perception of laminates are cheap and does not add to resale value. Currently, our bedrooms are old wooden parquet which can be renewed to look better. I thought laminates are more easily maintained and scratch proof. I will share my quote here so that we will know what are the ballpark figures for different kind of works. -

I just got my first landed property and now is sourcing contractor and reno work. I see that there are a lot of threads on apartment renobations but not many threads on landed. Hopefully, more owners can come to this thread and share stuff. With the recent property boom, there should be quite a few new owners doing reno right? The place I got is 1817sqft inter terrace, around 13 years old. The work I am thinking of doing is, 1) roofing. Replacement of dirty algae roof with better quality tiles. German roof tiles?? Is that better? my contractor says it is good. He says no need to check roof timber struss for termites as it is chemically treated. but I worry so I am thinking of getting someone to check. Rentokil in singapore seems to be very reputable right? 2) flooring. Changing of living/dining to marble. The bedrooms are wooden parquet but design wise looks ugly. I calculated my bedrooms area around 800sqft. dunno if should change the wooden flooring to better design. Anyone actually used marble for bedrooms? granite? any indicative prices for marble, granite, large strips timber flooring? 3) toilets. Is it easy to move a toilet from one place to another like 3m away? expensive and very troublesome? 4) timing, I only have 2 months to redo flooring, roofing, carpentry if I want to make it before chinese new year... is it possible? any good experienced (landed) contractors to recommend?

kind of curious, anyone did marble flooring in bedrooms? The disadvantage for marble flooring is that it is very cold in winter but for tropical singapore, it is really not a factor at all. Anyone did marble flooring in bedrooms? I am thinking of what kind of flooring other than wood can I use for my bedrooms. I will marble my entire living and dining on the ground floor. I am not sure what to do with the flooring upstairs in the bedrooms. Currently it is parquet but the design is really yucky. I am not sure if I should redo it into larger strips or a totally different kind of flooring.

hi people, I just exercised my option for an inter terrace. But after this they refused to let me into the house even for a single viewing as they say the tenants don't allow. Is there anyway I can get them to let me view the house just once for my ID to check if there is anything to fix, like whether the roof is leaking, etc. So I can plan my reno before hand.
