  1. anybody lease out their rooms? anybody have a sample room rental agreement to share?
  2. well going to the press might not be appropriate since both landlord and tenants are involved. IEA just informed that the agent concerned is not their member so they cant do anything. Though the agency concerned is a member of IEA but individual agents from that agency has to join IEA then its their member. Crap!!!!! Also advised next time to get their member to carry out any transaction. WTF! how would people know who are their members especially for old folks concerned.
  3. status invoice received = ignored invoice reminder = ignored lawyer letter received = seeking legal help and complaint to IEA wonder what would the outcome be.
  4. have submitted a letter to the company to find out the facts before simply just sending a performa invoice to landlords and tenants to ask for comms. In fact, the stated amount for the commission is based on the previous rental fees which is incorrect for the new agreement that tenants n landlord had signed in the new agreement. Why the company just take the words of the agent to ask for that amount of commission w/o any documentation proof? Would wait for the company to get back to us before we blow up the case. There were several occasions when we wanted to call police as the agent were harassing and pestering both sides. All these nonsense from agents and their agencies have to be stopped. If the agents are doing a good job, helping to do all the applications, checking on tenants particulars, updating tenants info when there is changes then they deserved to be paid a commission. But the agent did NOTHING! merely collected commission from both sides, 'disappeared' and 'reappear' just few months before the tenancy agreement expires and start pestering both sides to extend the agreement so that he can jolly well collect the commissions. Landlords and tenants have to be 'slaved' to this agent, i.e to pay commissions to them every single year? Tenants cant move out and still has to pay the agent commissions if one day they decided to rent the same place again? Not forgetting landlords, are they also liable to pay the agent commission in such scenario? Very pissed off with this agent because he is not doing anything and just want to collect commissions!
  5. Hi all, landords and tenants just received the proforma invoice from agent's company to pay up commissions and the commissions stated was same as the one paid for the previous year. *the agent/company conveniently preceived that the rental amount was the same as 1st year.
  6. yes, have to agree that there's a loophole to the agreement. The so called 'extension' was made between both sides w/o the agent about 2 weeks after the contract was terminated and $ (deposit) returned to tenant. Its definitely interesting to note how they going to claim on this matter since the contract only stated 'extension'. Lets say tenants were to move out and weeks later moved back...does it mean both parties are still required to contact the agent, get agent to draft new agreement and both sides still need to pay agent commissions? A check was made with HDB and HDB had advised us that its not required to go thru agent since owners and tenants can do online filing all by ourselves.
  7. agent already earned comms from both sides for the 1st year. In fact never do anything, just collect comms....everything was done by ourselves eg. updating of tenants records whenever there's any changes, even the initial online application was done by us. contract TERMINATED cos both sides felt no point continue with the contract ....in short, no point continue the extension via the agent. New contract drafted by both sides.
  8. before the tenancy agreement expired, both tenant and landlord terminated the contract, an agreement was drafted out, signed by both party and deposit returned to tenant. Prior to that, agent had been pestering both side to extend the contract but had made it clearly to him that both parties did not intend to extend and tenant wished to move out. Anyway, a new tenancy agreement was later drafted and signed by both tenant and landlord. Agent found out a month later and now pestering both sides to pay up the due commission. What u think? The contract indicated that extension has to be made thru the agent and commission paid to agent BUT that contract was terminated. Any kind soul able to advise?
  9. anyone? urgently need advise as HDB people do not seem to be helpful on this. Only ask to submit and never give advise on how to do it this time round without the agent.
  10. thanks. We have the tenancy agreement from HDB now. But the problem is the existing tenancy agreement signed with the agent last year (see 1st posting). A bit tricky and we do not want to get both landlord and tenants into trouble for not extending the tenancy with the agent. Any kind soul out there can advise?
  11. The tenancy agreement is dated 1st Oct 08 and stated that tenant would pay landlord monthly sum $XXXX for period from 15 Oct 08 to 14 Oct 09. HDB tenancy expires on 30 Sep 09. Do not understand y agent wrote 15 Oct 09 to 14 Oct 09. Now want to extend without the good for nothing agent. How ar? How to proceed to inform HDB about the extension? better to break the existing agreement and let both side sign a new one? If use the HDB tenancy, date it as when? urgently need advice.
