After a month research, only manage 2 ID and 1 contractor. If crisis continues, I think I have to save a little to work extra hard to supervise the progress every day with contractor.

Yeah that's good! I find that the systems in the kitchen is the hidden cost. Like s/s dish holder is selling like sgd$180!!! Very eager to wait for Ah soon quotation. The money save can buy all the good stuff/accessories for bathroom/kitchen. Today go to sim siang choon to do research on bathroom and kitchen accessories. Most of the SIMS local brand made from china are cheaper but the quality not sure how is it. For WC, basin and sinks does Ah Soon get cheaper contractor price from supplier?

I think it is typical problem in hit-and-run local company. The contractor come to measure and quote sky high price $4k for 4 rooms windows when HDB leaflet only quote 1k+. Some more saying workmanship not guarantee and problems are normal that kind of attitude. Then the catalog show many pages of design but say only one page got stocks, others more expensive and better don't choose and refer to the most plain one.

Can hear f1 maybe Today go to expo and cannot go through all and only chit chat with 3/4 exhibitors. I came across the Unimax and decided for full solid top (island) kitchen. Seems like a good deal with luxurious package. upgrade $5 per soft closing hinge (upgrade to Excel or German Blum http://www.blum.com/sg/en/index.php) upgrade soft closing drawer $69psf for kitchen. $120psf for solid top. $320 for solid top basin (optional) can change to s/s one. Not sure Ah Soon can beat that price or not. I was told that solid top in the market have 3 range, $75psf $90psf and $120psf. But not sure how to compare the quality. the difference is 50%. a good 20ft solid top will cost additional $900. Any Ah soon customers use solid top before and what is the quality so far?

I may join Ah Soon fan club. I believe he has enough customer to form a local contractor union. Since so many owners can do the design themselves and choose material easily from anywhere in Singapore, owner can become the ID themselves and saving like 20%~30% cost. However, I think all sub-contractors have to pay him some insurance in case some bad workmanship require extra efforts to redo. I will also do a T-Blog to share. Mine is a very bad condition and odd-shaped but cheapest psf in central with open view to New Year Count down I can view directly live fireworks count down 2010 from my living room! 180 degree wide open unblock!

Very nice of you. I am going to post my Floor Plan tonight. The material I refer to is those off-the-shelf stuff like what duravit toilet, whole-wall size large Mirrors, basins, lighting and etc. Construction materials I will choose the most commonly available one for easy sourcing of materials for contractors. I want some contractor can commit to work from mid oct ~ end nov. 5~6 weeks for full house reno. All are welcome to PM me and I will contact you immediately.

Instead of plastering, there are other choice like granite on the wall or wooden flooring on the wall. I just started to find the contractor now.

After saw your result i must say the quality is very good. How much time needed for discussion before the actual work really starts? So far I do not see anyone provide the service to polish/plaster the wall smoothly. What is this job call? I like smooth and flat wall and ceiling.

Wow it save me 10k. Good deal. I saw online most quotes 30~35k. Now financial crisis I hope contractors don't do cheating works like extending delivery date or bargain during constructions period. They could easily cut down the labour from 3 to 1 and do the work slowly. Instead of complete work in 3~4 weeks the contractors share labour in various projects and do in 8~12 weeks. Another thing is warranty. I want to pay for warranty instead of reputation.

Budget max is $30k. Please recommend contractor near central area.

4 A 103sqm old HDB. Please quote all in total. 1. 800x600 homogeneous flooring and hacking existing tiles service 2. New kitchen cabinet + sinks and hacking existing old cabinets 3. Rewiring whole house electrical 4. Brand new water piping whole house 5. Toilets flooring, basins and toilet bowl x 2 6. White Nippon Paint whole house including polishing to smooth out the wall ( 3 layers ) No wardrobe, no false ceiling and just basics renovation work. No design jobs needed other and I will buy all materials. Thanks to recommend me any good contractor with warranty workmanship and to quote me for the above jobs. I will pass him the floorplan as well.
