  1. Job done and satisfied with Ronald and Tiler Seng services. How I rated them. > Initial plan and follow up 7.5 points > Tile selections. DIY - ask Ronald to accompany u and u might get 15% discount display price. > Tiling of kitchen and toilet 8.0 points > Kitchen sink stand 8.5 points > Tiling of Living and Dinning room with 800*800 Tiles. 8.0 points > Plastering - 8.5 points > Electrical - 8.5 points > Follow up and project management 8.5 points > Price wise - Reasonable Other stuffs not done by them (Can ask ronald - price wise should be the same) > Painting - DIY > Designing - DIY (Ronald and Ah Seng will give u suggestion) > Air-con - from friends. > 3 Rooms - Pergo Laminate Flooring from Floor options > Cabinet - from friends. What i like about them, I can't really judge how well the tiling is done. Ah seng and ronald will do some checking on the tiler's workmanship. They will score more points if they do more checking and quality control.
  2. Almost complete. Now painting the house myself. Still deciding what color to paint for my living and dining room. After painting will be my cabinet, where i ask my friend to do it. So far the services for As Seng and the partner Ronald is very responsive. Has not complete yet. Will give more feedback on their service once everything has been done.
  3. Hope this can help you guy to filter out some sub-contractor who do short-cut job. Is the steps below correct? Any one got better steps? Or standard practice steps. Steps: 1. Paint the floor or wall tile with adhesive and let it dry. 2. Lay the tiles with good adhesive. Some sub-contractor just lay the tiles without step 1.
  4. After signing the contract. Within 4 days get the hdb permit. Ah seng Hacker completed hacking within 3 working day. Currently tiling of 2 toilets and kitchen almost complete. Overall workmanship is good for the 2 toilets and kitchen. Still left with kitchen and 2 toilets floor, bathtub and kitchen sink stand. The actual workmanship will be tested coming week when his tiler lay my living and dining area as i am using the 800*800 tiles which requires a lot of skill! Initial is for him to do tiling, but end up plastering,toilets door and electrical also let him manage. Will update his plaster man and electrician skill when completed. One things, Ah Seng is not doing the tiling work himself. He manage his tilers and do the quality control. His partner Ronald do the managing of whole project. I talk the the tilers, most of them are Malaysia with more than 20 years experiences.
  5. 40K for 3 room resale.. woo that alot. Maybe your expectation is very high. Just started my renovation, I engaged tiler seng for my tile work. Now still hacking. By next web, will start the tiling work. No comment on tiler seng yet and work have not started. Cabinet done by direct capenter at $170 psf (top and bottom) Electrical about 1.5K Pastering whole house 2.2K Painting and laminate 3 rooms still sourcing. My is a 5A HDB flat 133 sqm. Tiling and hacking exclude 3 room is about 15K. Bought tile directly from suppier for about 6K... All add up should be around 30K +- 3K.
  6. For the cabinet will be asking direct carpenter to do it. Introduce by friend. PSF is about $170 (Top and bottom). Another got ideas how to cover the dustbin and still easy to discard waste. If build the width 60 cm, difficult to open it. So now currently thinking of building a width of 45 cm(Just beside the sink) and dont cover it. Here is the almost complete design for my cabinet.
  7. Just completed my tile selection.... Woo... Very hard for my wife to make decision on the color and pattern to choose.... went to soon bee huat and lian seng hin. See too much until do know how to choose... Learn from it.... Steps of selecting tile. - Make sure u went to look at the tile one month in advance... - After see most of the tile and showroom.. u will have some ideas. - make few trip if possible. Get sample back home and feel it u like the tiles. Lian seng hin offer me 10% discount and Soon bee huat 0% if i buy directly from them. Go through my contractor... and they offer me around 15% discount. Some contractor is able to get 20% discount. U can buy tiles from different supplier. I will be getting from lian seng hin and soon bee huat. Personally, Lian seng hin customer services is much better than Soon bee huat. Basically i spend about 6K of tiles for kitchen, 2 bathrooms, living room balcony, dining room.

  9. Toilets before renovation. Hack and redo both bathroom. Build long bath at master bathroom. Will be using city gas for the heater. (Installation of heater and piping of gas is done by city gas)

  11. going to hack the floor and change the 300*300 to 800*800 floor tile. Tiler seng does not recommend 800*800 as some of the tile might look even. Still go ahead with the 800*800. Paster whole living, ceiling and dining. change all eletrical
  12. Will be signing contract with with him and his partner ronald coming Monday. Start work in next friday and tile work following Wednesday. Will post feedback about the tiling skill and services. Expect to be completed within 4 to 6 weeks. Total cost for my 2 toliets, kitchen and living and dinning, balcony, long bath and plumbing is about 15K without tile cost. Include hacking cost of my old resale 133 sqm hdb flat. 3 others room will be laminate floor.
  13. Asked quotation for the $2.9 psf and $3.5 psf. U know what... 2.9 psf quotation is more expensive by 1K for the tiling work. Which include water pipe, washing, fridge and cabinet base, bath tub. installation of toilet, basin etc. I got a designer house to quote for the whole house, the tiling work price is almost same as the tiling work done by the Internet 3.5 psf. (Quite difficult to compare the price as the tiles price is included for the designer house)
  14. Went down to Toh Guan (Soon Bee Huat) and have a feel of the tiles on display and kitchen design and restroom design display. Woo... too many choice until don't know how to select!!! Sometime see too many let me feel confuse and the selection is too huge! Spend almost 3 hours there, slowly went through most of the display restroom and sit for a while for each restroom and feel if i like the atmosphere. I lot of sample for u to feel it.. See what color and matching let u feel good and comfortable. I am trying this to help me chose the color for the restroom and kitchen. After 3 hours, still can't decide which color i really like. But have some feel that a bright color with line running horizontally i like most for my restroom. Most of the display cater for private house. Did not have sample for HDB flat..... Well the boss maybe don't cater for 80% hdb market share. The boss should build more sample for HDB la... how can don't cater for 80% of the market. Also the lighting does not really match hdb flat too. So difficult to have a feel of which tiles to chose. If will be nice if they have sample of HDB flat! Which is small. Overall, personally, this place still the best place to have a ideas of which tile and color for u to chose.
  15. Nope, most of them recommend 600*600 for living room and the tile is straight and more easy to lay. For 800*800, it more difficult to lay straight as the tile might not be straight. so far i checked, most of them also help you to select tiles if u let them do the tile work.

The process for mine is as follows: > Design and cost estimation (I based on budget to design my house) > Hacking (And tiling work material) > Flooring and plumbing (Buy toilets and kitchen accessory) > Plastering (Make sure remove all wiring and air - con first) > Electrical > Cabinet > Painting > Clearing
  17. which is better For restroom? A full wall tile or 1.8 M wall tile for restroom? Is cheaper to have 1.8 M wall tiles, can save about 20% of the tiling cost. But how is the maintenance and look? Will have more variety in the design as i can paint whatever color on the top of 1.8M. Is like 4 season, 4 different color. Just need to paint whatever u like. If whole wall is white, a bit plain. Can add vertical or horizontal different color wall tile but one done, cannot change color. The only disadvantage is maintenance, after looking at my mother house of 25 years, the wall at above 1.8 meter look very clean, so worth a try... If later not satisfy can add the tile to full wall. Anyone try designing not full wall tile for restroom? Do u like to it?
  18. Checked up a number of tile contractor from strait time classified, friend's friend and internet. Here the summary if got. How they price for their tile work. Basically divided into 3 parts. A. Hacking and removing B. Material used in laying tile and Laying Tile C. Cost of Tile. A. Hacking and removing Friend - 3.5K Internet 3 K Strait Time - 3 K B. Material used in laying tile and Laying Tile (Cost per square foot) Friend - 5.3 psf (No different for 600*600 and 800*800) warranty 1 year Internet - 3.5 psf (No different for 600*600 and 800*800) warranty 1 year Strait Time (Called few of them) 1- 4.0 psf (No different for 600*600 and 800*800) 2. 2.9 psf (No different for 600*600 and 800*800) warranty 2 year and guarantee good workmanship 3. 3.3 psf (600*600, 4.3 800*800) Got one advertise, hacking 0.5 psf, floor $1.00 psf, 1.5 psf for wall. But did not call... Too cheap to be true? Most of them say that they have more than 10 years experiences. As for tile, will be buying directly from tile supplier. Most likely can get 10% discount from display price. Most likely give the job to the 2.9 psf guy. Who give a warranty 2 year and guarantee good workmanship. Woo... friend friend quoted the most expensive!

  20. Thanks for your feedback, most likely i will leave it as the original. Reason, the walking distance from room to kitchen will be longer if i opt for the open concept. And too save some cost.
  21. Most likely plumbing, plaster and tile same person. Carpentry and electrical different. Never try before, so not sure about the result. As a reference, i get a quote from a contractor who will do everything, the quote add up to about 30K. So my objective is to do it about the same cost but with better material.
