Based on the pictures, here're my unsolicited suggestions for practicality: Be careful with that ceiling fan and cove lighting. You might end up with a flickering TV console. Those shelves above the MBR study table are almost certain to get really dusty because they're hard to reach. Removing that glass pane at the MBR study table would really help with air circulation. Do consider getting rid of those drawers under the study tables unless you will never cross your legs or buy chairs with armrests. That protruding fridge base will cause your toes great pain if you kick it accidentally. No idea why the top hung cabinets in your kitchen don't go all the way up in the picture, but they really should. Otherwise be prepared for dust and dead insects galore. The cooker hob and sink seem jammed up closely together in the corner. More space between the two would be better.

I was quoted $360 here for the ceiling fan. In JB I got it for RM480. The only thing missing is the ceiling hook which you have to get your electrician to supply. Also got 2 wall fans, $160 here, RM200 there. This applies to KDK and Panasonic - which is actually the same thing under different brands.

If it's KDK or Panasonic you're after, go to JB. It's all half-price there. -
It should be ok. I'm using the V56VK (bought it in JB, the model number is different but it's exactly the same thing, at only half the price) in my living room. Fits perfectly.

PLC or energy saving or LED or halogen? How many watts? What type of fitting? How bright do you want it? There is no hard and fast rule. A lot depends on the factors above. However, there does come a point when more lights won't help as you've reached saturation point. I'd suggest you take a look at some live examples - homes of friends and relatives would be best. -
I'm using a Baron. Good flush, water comes out from all around the rim. Very happy with it.

Most of the prices are typical ID price, which to me is too expensive. Some items are indeed absurd though. As for the payment terms, you could end up having paid 95% without seeing much work done. The risk is just too great. When sourcing for my home reno, any IDs who insisted on such payment terms were rejected outright. In the end I settled for a contractor with much more flexible payment terms and was able to provide far better materials at lower prices.

The quote should include everything, including sand and haulage. If there're any hidden costs, run like ****. -

I would avoid all whites. It may look nice at first, but once you put in all your belongings (which are mostly not white), the place will look messy.
