hi elephant, thanks for ur compliments. and as per wat ahweewee mentioned, she'd answered most of ur questions and i concur (btw we r not related) just for e record, e tile selection in my MBR was chosen by Adrian. in our quote, we were given tiles of price up to S$3.50/sqf. the rose colored tiles in our MBR toilet cost abt S$11/psf n it was recommended by Adrian. so morale behind e story is that he is a flexible guy to work with, many give n take. like since he propose a more expensive tile for e MBR toilet, we also do our part by selecting slightly cheaper tiles for the other area to make up e difference. on another note, for my electrical works, i did not engage his usual electrician. but he still very professional and still co-ordinated nicely w my electrician in terms of schedule n scope of works. based on this, i have to salute his professionalism n attitude. my carpentery should be going up on 1st week of Jan. cos next week will be mainly painting n marble polishing + parquet varnishing. well, after ur hunt, and if u r more/ less selecting CJ, u can always arrange w Adrian to visit my place. no worries about that. as for e price for my reno, it a bit sensitive n i'll pm u

haha "camping" leh!! sounds like a familiar term eurostar! err paiseh i dunno wats chinarak, but i'd think that u r referring to e statue in my altar. that 1 is just for illustration. my actual statues are Guan Yin and Guan Gong angel, err i dunno how to describe. but i'd think its similar to wat Jaskel has done to his place. just tat its fr a diff company. e paint will have some sort of texture so tat 1 will not slip n fall while using e bath-tub.

anyway my progress will be entering high speed gear soon. cos e last 2 weeks were only tiling works, which is e dirtiest job of all. this week, my electrician will be laying the works, literally. hacking, removing existing, running wires etc etc which should be completed by wed. on thu, our place will have its 1st coat of paint to be up. then next week will be installation of our downlights, chandeliers n various lights. to be continued next year............... (sound very long but its very fast! hahaha )

it should be original which is left over by e previous owner, and i believe its fr e developer haha my ID will give it a re-paint to freshen up the tub. it is those type of paint which is 'designed' for use by bathtubs etc.

dun b mis-heartened bro. let them take their time, if they'll do a shoddy job mine also slowly, its e 3rd week n only tiling completed to kitchen, yard n 2 toilets. this week will b most electrical works follow by painting of 1st coat. next week will be installation of lights.

Phone: 07- 3339900 what i can briefly describe is that if u know where Pelangi Leisure Mall is (a 2-storey complex w Giant n GSC cinema), when u exit from this complex, go stright n u will pass a cross junction (whereby if u turn left, there will be a Shell). after the cross junction, slow down n keep left. turn into the 1st opening that u see and proceed on the 'inner road'. u will pass by YES shop liao. btw, their ceiling fan also cheap. same price as SG but diff currency!! -
sorry for late reply bro SS. its ok. i'd settled my electrician and managed to find 1 VERY reasonably priced one. was introduced by fellow RT-ean too. my scope of work includes: - hacking to relocate n conceal some switches and scv points. - wiring to connect various downlights in living n dining. (cos previous owner installed a central system which uses remote control n that company has ka-put liao, i think.) - remove n install new lights - remove n install new sockets n switches. all in for approx 1.6K.

personally i feel that its a willing buyer, willing seller market. my condo cost me less that the amount above. but i sacrifice location and go for quality. so i'd say, to each his own. if u r willing to part w $650K, w no facilities and still have to pay carpark + conservancy charges, then its considered as acceptable lor good luck in ur search bro

congrats on ur purchase. i'd suggest the follow steps: 1) get ur floor plan 2) discuss w ur partner to more/ less fix on a list of items u wanna do for ur new place 3) email as many IDs as u can with ur 'job-scope' 4) when they reply, most probably they'll ask u to meet up to discuss further. then from there, u can more/ less have an idea of e price after talking to a few. i'd say 2-3 mths to find and confirm ur ID is a very comfy time line. good luck dude! -
u can try RHB. they have 1 of e lowest rate in town. basically most banks offer flat rate, calculated based on simple interest method. that means if u loan S$30K (which is the max under MAS rule), interest p.a is at 3%, then for 1 yr, the interest is S$900 and 5yrs will be S$4500. add this to e principle and divide it by 60months n ur monthly will be S$575. even if u pay off early, the interests will still be as charged. as for ur ID who is free lance, think it might be a problem as bank will be VERY wary in granting loans. reason being that ur 'reno' may not be a genuine case. and if ur ID has no HDB licence, then if sh*t happens, u will be 100% liable for any damages incurred. so better be careful when engaging freelance ID.

dunno how big a size u r looking at. but i saw some at Ikea Alexander. do bear in mind that magnet can only stick onto steel. and steel in its bare form will rust. hence stainless steel is out for u. good luck in ur project bro
