This is the sofa which I just bought from Lorenzo: It's a 3-seater full leather sofa. We prefer leather to fabric cos got higher headrest. Colour chosen is peach, cos we wanted a light colour. The original display set of white colour was actually very nice but we reckon it will be impractical as it will get dirty easily. I originally wanted another set but min likes this more. So she starts sellng her reasons to me: 1. Movable headrest is more fashionable now, and can adjust to our different way of slouching. 2. Shape of the sofa is squarish (i like roundish things) so it will give a more shapy and stable feeling to the whole room. 3. Higher headrest than the one that i preferred, so more support, given both of us are tall. So in the end, we got this cos the reasons are all valid Been to many places but still feel Lorenzo's sofas are the most comfortable & value for money. Added a ottoman too to go along with the sofa. We are doing away with a fixed coffe table, so the ottoman will double up as a coffee table when we are not resting our legs. This idea was given to us cos we face space constraints in our living room. Now looking for a small roller table which we can push around to put our foodstuff, magazines & newpapers.

Me & min went down to borders to scout those design books, which are in abundance. Some are spore based and got feature HDB flats. You may want to go and take a look at these books too. Then select one that you like and talk to your contractor about it and ask him to do the same thing. In that case, you can save on the potential higher ID cost yet get a designer home. Having said that, of cos having an ID will take care of more things for you especially if you are busy.

Sure will share pics once i can take some. Yup the layout is easy to plan. I like the size of the kitchen too cos it is quite big compared to some of the other new flats. Will be encouraged to do more cooking then

Hi spoiltbabe, have been looking for you cos I read your t-blog and realised that you got the flat that I was interested in! Haha...how's your reno coming to? Will post pics when i hv them. How abt urs?
-
Sure sure, I am scouting around. Tom will be going down expo for the home & decor exhibition just to have a feel of things. When you gonna start your reno?
-
Yeah! Hi there future neighbour! I am at Blk 19, how about you? Do you need to reno the whole hse or juz touch up only? I will be trying to get quotes from some contractors. Won't be getting an ID cos not doing the whole place but juz the toilets & kitchen floor so don't think necessary to pay the extra for design as we have some designs in mind ourselves. So hopefully the contractor can put our plans into reality.

Help! Seller Backing Out On Hand Over Date
Marcussy replied to Jason Poh's topic in Housing Rules, Policies and Procedures
Oh I thought settle liao but it seems there are many twists and turns again. Hope this hasn't dampen your spirit in getting the new house. Hope everything will be settled soon...Cheers! -
I was previously looking at farrer park flats but one drawback was the odd shape rooms. Trying to upload some pis from the valuation report
-
It's not that big, only 85sqm, so we need to make use of the place well. Yup I think there are not many point blocks previously, but think HDB is starting to build more nowadays. Anyway I heard that my block and the adjacent block was built as point blocks because they were originally for the en-bloc people staying at Whampoa's old point blocks, but in the end the deal did not go through so put back in the market.
-
Yup actually there's only 5 weeks to go, somemore I will be overseas for a week before that so not much time. So where is your place? I am familiar with the area so I can tell you if it's near or not
-
Thanks! Yup I will try to upload some pics once I can.
-
Here's my floor plan: I like it because it's a point block so got privacy, and the rooms are all rectangular in shape so its easier to plan in both fengshui and practical sense.

So where do you and Guy77 stay?
-
Yup that's right, so we are the m & m family....haha

Payment During 2nd Appt (completion)
Marcussy replied to aosis's topic in Housing Rules, Policies and Procedures
The officer says that if pay during 2nd appt, then is either cash or cashier's order only. No personal cheques will be accepted. Anyway since you don't have a cheque book now, you don't have to go and get just for this case, just get bank to issue a cashier's order will do. -
Oh, where are your homes? TPY or whampoa area?

Hi all, yup I just cleared my 1st appt this morning. Everything went smoothly except for the date of the 2nd appt. Tried to push for an earlier date but because we are taking a grant, the officer says the fastest is last week of July. So 29th July will be resale completion date. The whole affair took longer than I thought. Appt was 815, but by the time everything is done and dusted it was already 1030. I didn't eat breakfast so was famished by then. Went to eat the ZhuJiang roast meat near HDB hub with my fiancee & parents. Yup pinklady, tenteram is near the bak kut teh at balestier road. There are lots of good food along the stretch. Now have to start scouting around for contractors. There was a roadshow near HDB hub, took a few brochures from U-Home Interior Design, Plush Living Design, ***** Design. Anyone has any dealings with these firms before? Basicially I am just looking at doing up the 2 toilets and kitchen flooring. Any good IDs/contractors whom you have encountered before? Share with me please!

Payment During 2nd Appt (completion)
Marcussy replied to aosis's topic in Housing Rules, Policies and Procedures
Yup just need th pay the extra 5k. I did my 1st appt this morning and this was what the officer told me. Either your agent blur or he want to bluff you pay more money. -
Hi guys, I am new to this forum, only started browsing around the last few days cos wanna look search for contractors and chanced upon this place. It is really nice seeing it buzzing with activities! Thanks to all who have helped me so far Well the reason why I am posting this is because I am too excited to sleep! Alright, tom is just the 1st appt, but it is still very impt phase of my life... I am getting a new flat! Have been looking ard for the past 3 months, and looked at close to 20 units. The one that I am getting is actually not in my radar at all originally cos I feel it is very ulu, although its actually very near my parents' home. But due to many reasons (HDB only granting me a small loan, I don't want to live in an old flat, I want to stay near parents, etc etc) I was "forced" to turn to Jalan Tenteram. It turned out to be a very nice and tranquil place, very suitable for me & min as we are anti-social beings who longed for quiet surroundings. And we prefer taking bus than MRT, so it is good that the place is well served by buses although not within walking distance of MRT. There are only 4 blocks here, and only 2 blocks are eligible to sell as they just turned 5yr old. The other 2 are less than 4yr old, so by right I can't buy yet. After looking at the 2 "eligible" blocks and the many units for sale, we still can't make a decision, because many of them are either too small (75sqm), or corridor units, or got afternoon sun, or step in got uneasy feeling, etc. Just happened there was one unit on sale in the "ineligible" block. Owner applied for early sale because of some reason and was approved. When I stepped into the unit, I was already 80% sold. It was nicely done up, not very exaggerating yet comfortable. Within a week, we settled the OTP, and good for both parties cos both seller and us have no agents, so we DIY everything. So far so good, hope it stays that way. I won't have to do much reno, if any it will just be the toilets and kitchen. And a fresh coat of paint. Other than that, just the furniture and home appliances and I should be able to move in. Will try to push for the 2nd appt to be done ASAP cos wanto avoid moving in during lunar 7th month. Owner is also for the idea so we will tell HDB tom about it. Called HDB and they say as long as both seller and buyer agree, it can be done in 3 weeks time. So keeping fingers crossed that we can start the reno in late July. Will be posting the floor plans and pics once they are available. Think I better go soon cos tom's appt is 8am.

I have just gotten my leather sofa. Yup the showroom one is white in colour and it was so nice! But my fiancee don't want to get white due to the reason you all stated so we settled on peach. Still light colour cos we don't want the room to look so dark, but at least better than pure white in terms of maintenance. I think you have to decide on the theme for the living room before deciding on the colour.

Hi all, is there anyone who's staying at Jalan Tenteram? The 3 blocks there which are 5yr old flats in mature estate, Whampoa. I will be moving there soon, targeting 2nd appt to be late July or early Aug. Just want to know if there are any future neighbours out there?
-
My seller i selling his flat to me, and both of us do not have agents. Just happened that he advertised in the papers and I call him. It's really a luck thing i guess. We'll be going for our 1st appt tom, but so far everything has been smooth. It is not difficult to do the procedures yourself but I think it will be more of a hassle for the seller cos he has to entertain the numerous buyers himself.

Sorry to hear that Spoiltbabe, hope all is well now. I was reading through the blog and realised that you got the unit that I was eyeing previously! But I was too late, when I called the agent said that it has been sold liao, so it was to you. Just to let you know that I have also gotten a unit at Tenteram, if all goes well will be collecting keys in late July or early Aug. It's also a move-in condition unit. Will share more when everything is settled..Cheers
