Yes the curtains are of good quality and the inverter system is quite energy saving, judging from the SP bill that the seller shown us. I like the living room a lot too, simple & cosy & well lit. The kitchen is simple, though I would have preferred more cabinets but overall things are all in good shape. Just bought the fridge, washer/dryer & LCD tv over the weekend after my ROM. Tomorrow still going to scout for my bathroom & kitchen accessories in the morning. Reno starting tomorrow

My contractor went down to take a look for me today. He says it is not leakage, but mould due to the heater & air not circulating cos windows not opened big enough. So no worries, he will try to wash it off before painting.

Hope it is really good...but just noticed that the MBR toilet's ceiling like got a bit of leakage signs. Need to ask contractor to do something about it liao. Hope other parts are ok.

The common toilet at the kitchen. Toilet bowl change. Just like the kitchen, I will be doing overlay of the floor tiles only, since won't be using it much except for clothes washing & other miscellaneous stuff so don't waste too much $ on it. But will change the tap cos it is abit rusty. Mayb the kitchen sink tap as well. All others should pretty much stay the same.

Here is the door to the kitchen. Beside the door there are 2 display shelves, the top one has a small light. The kitchen is quite spacious. I will be overlaying the floor while keeping the walls unchanged cos I don't want to destroy the cabinets. Contractor says don't waste $ overlaying wall tiles. Just need to do a tempered glass panel in between the top & bottom cabinet, and it should work as well. So we heed his advice. The glass will be orangy in colour to match the current wall tiles. The Rinnai hob & hood.

Yah i liked it alot, especially cos I dun need to do major reno. I paid $13k COV only, probably cos it is a low floor unit.

This is the place where i will do major overhaul...the MBR toilet. Theme will be white & black based. Will do a vanity top on the right hand side front to back, so have to shift the basin position. Change toilet bowl, overlay wall & floor tiles cos currently all HDB ones and not very nice. Two shelves will be built on vanity top too. Vanity top should be white, cabinet below black. Here I will do a rainshower. Heater remains cos good condition. All pipes will be concealed also. My walls will be white & floor black. Pipe cabinet will be black & white flowering.

Ya living room is well done & well maintained. I am glad the seller actually cleared everything and even cleaned up a bit for us. Won't be doing anything in living room except re-painting the walls, doors & gates.

Just went for final inspection before 2nd appt tom morning. Good to see that my seller cleared everything sui sui and even cleaned up the place. So everything set, tom morning 830am i will get my keys and then go meet my contractor take measurements & select tiles, cos reno going to start later this week. Finally!

I am not sure about the model, but when I accompany my future FIL to gain city to buy air-con, the salesman says Toshiba inverter is the most value for money now, cos cheaper than Mitsubishi & Daikin, consume less energy, and is fully made in Japan (whereas the others are assemble in Thailand or other developing countries). But cos it never do advert, nobody knows it.

I realised that the price for 5.1 are similar to some 2.1 systems. So if i buy 5.1 and put everything at the console, will it be ok? Oh will it defeat the purpose of having a 5.1?

Ya lor, it also depends on if you are only doing painting or also doing some other reno. Cos bundle together can push down the price, standalone maybe will be charged higher. -

How big is your 4-room flat? I feel that it is on the expensive side, especially with the additional cost. What paint will you be using? There are different grades of paint, so unless you are using the most expensive grade, you should be able to get a much lower quote elsewhere. Can pm me if you want to ask my contractor. I am being charged $1,050 including all the doors and ceilings, and I can use the best grade of paint. -

I will not pay COV just because the place is near amenities or MRT. I feel that COV is only justifiable if the place is well renovated, so you are paying for what the seller has paid previously for the reno. Cos the proximity of the unit should already be factored into the valuation price. But I know a lot of people are paying ridiculous COV on units even now. I have a friend who bought a 3-room flat near Yishun mrt recently for 25k COV! And the place is not really well decorated lor...haiz really desperate carrot buyer meeting happy chopping seller -

Mine is also just nice only also lah, the rest of the areas my house is not much bigger than yours. But we all live within constraints lor...important is we are happy with our beloved right? More pics will come 2 weeks later when i collect the keys. Really looking forward to it...in a month's time i will be staying there liao!

It really depends on what are the other reno that you are doing. I think given the space constraint, maybe put a console better, else feature wall may make it look even smaller?

Oh is it? I went to both the Sims drive & furniture mall branches, both the sales persons not pushy so was quite pleased with the process. Plus they gave a lot of advice on the different types of sofas avaliable and which one may be suitable for us. Just went down today to select a new colour for my sofa, but the salesperson who happens to be the showroom manager in charged of the furniture mall branch was not around. But we voiced our displeasure still at the poor salesgirl, just to make sure we get compensated somehow. She says she will ask the manager to call me tomorrow on it. See how again lah.

By right is buyer pay. But in my case seller want to keep a copy so we split the cost.
