  1. Finally starting my own thread after getting 'jealous' on how the others have gotten their new place and doing renovations for their home .. Floorplan Finally managed to get the owner to move on so can get contractors to look at the place for quotations and ideas will post more pics later ..
  2. Depends on what you have agreed with the current owner ... technically before the 2nd appt, the title of the unit still belongs to the current owner .. so if you want to bring IDs up to take a look .. can try to arrange a date with the current owner and also use this as a chance to see how the status of their moving out is coming along ..
  3. When was the last valuation done? If not too long ago, it may be show much difference so might as well save the money For the loan, it would be basis the valuation and not your fixed price. Honestly I dont really think this would be too much of a concern since if the valuation is higher, you could use the money you saved from the COV and pay off more of the loan instead of taking so much loan. If the new valuation shows a lower value? Then you have to pay up for a higher COV. So nett nett not too much difference. Of cos, stamp duties, GST, legal fees, etc, may be higher with a higher valuation lor .. so best do your sums properly first Anyway, looking at the current sentiment, high chance of getting a higher valuation thou ..
  4. agree that people like these need to be taught a lesson or else more will be fall into this trap next time .. and i respect you for following thru on this as well .. but suggest u check up with friends if they have better legal knowledge as well .. no point putting good money after bad ..
  5. hey spaceboy ... sorry to hear about this incident happening on you .. but just curious as well .. is she the sole owner of the flat? if not, maybe you can try your case on the other owners as well? all the best ..
  6. Well .. not sure what doors are you referring to but if it is the main door .. would rather spend some money and change a new lock anyway .. especially since yours is a resale .. rather be safe than sorry ... if the keys are for the bedroom doors, can try buying new locks and change yourself or call the contractor to do it for you if you are doing renovations lor .. how much would depends on what sort of locks are you looking at .. not too sure on the range thou ..
  7. welcome .. the 2nd appt date would be informed to you on your 1st appt. The HDB officer would confirm with both parties on the spot.
  8. well .. having a cap on resale prices would thus 'drag' down prices of new flats .. so this jus goes in a merry-go-round for all and then ends up in the pocket of hdb lor ..
  9. hey there .. 1) think usually can be as early as 6wks .. but subject to availability of slots as well thou .. the hdb officier will confirm with you the date during your first appt 2) by 'right' need hdb approval to rent out whole unit lar .. but to be on the safe side .. better have some form of black and white lor ..
  10. Hi adrian_john Thanks for the comment .. really helpful
  11. Wao Lao Eh!! Your sellers really one of a kind lor .. his story writing skills can fight with those on tv liaoz.. Just in case thou .. maybe you shld have an inventory list done up for the remaining items he still have at your house and get him to counter sign before he comes up with more missing items like a family heirloom or something ...
  12. Hi All Thanks for responding! Tried to google for this "Auscreen shower screen" but cant really find much info on this. Got pics? Sorry for being 'mountain tortise'.
  13. Hi Just want to know from those who use a glass door to separate the shower area and the toilet area in their bathroom, what are the pros and cons? Had a friend who did that, but was 'complaining' that have to clean the glass quite often due to the 'stains' left due to water/soap/shampoo. If not using glass, anyone had any 'innovative ideas'? Thanks
  14. cool .. glad to know the issue is 'solved' .. u can still give them a day or two extra to clear lar .. but maybe tell them tat when they really cant clear on time lar .. since they are still RC and all .. rather not have prob in case they still stayin ard the same neighbourhood .. congrats ..
  15. think if u cant nego on the comm rate .. can ask agent to forgo the gst portion lor .. at least some savings better than nothing .. every cent counts
  16. sheesh man .. crossing fingers for you guys .. and hope mine would go thru smoothly .. first appt 29 Jul
  17. hey .. was in a similiar situation earlier .. when i applied for the HLE, just have to provide other information instead of payslips lor .. for eg ur bank statements, new employment contract and any avaliable pay slips .. so far did not hear any major issues lar .. just maybe more questions from HDB tats all ..
