  1. new, u never go case/somewhere try get back some $ ? btw, ur curtain.. get from where? we went jimmy textiles - their quote was cheaper than another one by about 10%. ytdy evening a "Ken" called me, tried to be funny - tell me they can keep the furniture for me at the warehouse and delivery whenever i want (cos my place still under renovation) - but ask me to pay up $1.5k of the remainder $1.7k first, he said remainder $200 i can pay them when they make final delivery to me. i mean, c'mon, did he think everyone else was born yesterday meh...? got alot of other stuff we bickered back and forth; like countering my point about their bad rep in forum with claims of jealous competitors n' that their business doing very well. BUT if it's doing very well, y r they so hard-up for a mere $1.7k in their cashflow? (my mandarin is lousy, so i hope i understood him correctly on this one) in short, i felt that he was concocting all kinds of stories just to get the remainder payment - even with stories that are irrelevant to the customer and inconsistent. i.e. if ur business is doing ok/wel with few '00 k of business, u would not be so hard-up for a mere 1.7k in your "cashflow", no? if i could do it all over again, i would not buy from them.
  2. omg, newnyew, didn't imagine ur chairs to b such horrible condition.. did u manage to lessen your loss? our story: 28dec09(mon) i gt 4 missed calls approx. 10am+. called back - they tell me delivery 2morow 29dec09(tue) 10am-12pm. i said cannot, too early, nobody in, prefer afternoon. they said ok 5-6pm. i said ok. 11am+ - called me again, said sorry, have to be 6-8pm; after making some noise at them, i agreed. in the afternoon, a china lady called me and said the payment must only give it to the guys delivering the table. (so means 2 different deliveries on the same day). 29dec09(tue) abt 6pm+ i gt a call from deliveryman, said they will b here abt 7pm, i said we go out eat dinner, they said ok, they will call me when reaching. we go makan dinner, came back abt 7.30pm. they called me again and finally arrived + delivered at 8pm. sofa condition = decent (did not find any external issues - we can't see the internals anyway). 9pm - delivery guys for dining table + chairs called me, said they reaching in 30mins, i said sorry we left already. re-schedule delivery to 2jan10(sat), 11am-1pm. 2jan10(sat) tables n chairs came abt 12pm (delivery guy called n informed us in advance). table legs + frame had some scratches - delivery guy tried to do some "touch-up" work - haix, i juz accepted it, i thot i can do further touch up later. then, table glass top (with wood backing) had workmanship issues - paintwok between glass n wood was not complete + dirty inside (cannot b simply touched up like that). so we only accepted the table legs + frame (with the scratches) - rejected the table top + 2 chairs (bad stiching, with hole in the cloth part below the seat + bad spray-paint job). 4jan10(mon) china lady called me - tell me want to deliver the dining table top and chairs tomorrow (5jan10). i'm suspicious, cos our table is custom-made - the dimensions are different from standard dining tables in showrooms. we could not agree on a time/date. china lady said she will get back to me on the timing. i intend to make it very clear to the deliveryman that i will reject if they r not up to standard + i m now suspicious if they can get a "custom-made" table top ready so fast. i think the only reason y she is so gan jiong is becos we only paid up about 40% of our invoice value as deposit so far. we r holding onto about 60% still unpaid (and we already have the most expensive item in our hands- i.e. the sofa).   3. kopibro, my transformer sofa arrived yesterday evening! they called me on monday morning and told me 10am, but i said too early, then they put it at 5pm-6pm slot. then at abt 11am they call me, say it will be max.8pm. heng heng the delivery guys bothered to call me again in advance 2x and update me b4 arriving. but my dining table and chairs were surprisingly to be delivered by another delivery guy. after we left the house, the dining table delivery guy called me at 9pm said they're on the way. now we're keeping our fingers crossed on the dining table and chairs ETA this saturday. aside from this, unfortunately, newnyew's case didn't turn out so well tho'.

  5. i think the focus should not be so much on how positive is the uptrend of hdb prices. rather, it should be on affordability. imo, hdb is pushing the limits.. to see how much people are willing to stretch their wallets for the flats. (e.g. why do a "premium" flat and charge a higher price to justify the "fittings" that are included? - and the poor couple pay a 30-year loan for the fittings that r incorporated into the flat's price? i'd rather pay a 5-year reno loan on those "fittings".) or is there some larger purpose here? like draining out the max. from our cpf ?
  6. hi doremon, got your pm, here's my next humble 2 cents (so now u owe me 4 cents... hehehe): 1.02 can i assume it's 3ft depth, not width? since 3ft depth + mirror, price looks ok. (have u seen their showflat / workmanship example yet?) illogical : 1.08 + 1.09 + 1.10 (Bedroom #3's Cabinet) for this total 5ft L @ $1,120 => $224/ft L but compare vs point 1.16 (Master Bedroom's Wardrobe) ( total 6ft L @ $1,200 => $200/ft L ) suggest u ask for $200/ft L for this Bedroom #3's Cabinet. logically, it uses less material (and probably less work too) than the Main Bedroom's Wardrobe. another inconsistency : ( 1.08 + 1.09 + 1.10 ) vs ( 1.14 + 1.15 ) cancelling off : 1.09 against 1.15 ;and 1.10 against 1.14 this means point 1.08 = $1,120 - $320 = $800 for "02 no. of full-height cabinett Approx. 22" L this works out to approx. $436/ft L <--- ridiculous ! ( are you being ripped off for about $200+/ft ? ) ( 1 ft = 12 inch; => 22 inch = 1.83 ft ) hope this helps.
  7. hi doremon, $3.40 psf looks ok.. as for laminates, i only know that the more expensive ones are those that have the "metal" look - i.e. have metal/aluminium on them... and some of those visual-effects type (e.g. wavy / circular / 3d pop-out look). i think your ID should have a catalogue and will advise you accordingly as to which ranges are more expensive (i.e. require u to top-up $ if u want them).
  8. my humble input: 1. umm, new HDB flat = kitchen floor tiles are already done, no? your quote did not mention floor area of balcony and what $/psf tiles range are you allowed to choose for them? 2. your contract did not mention skirting - are they included? pls. make ur ID write it into their quote (play safe, don't want them to give excuses to charge you more for it later). 3. carpentry - goodness me, you have a whole tonne of it.. ($_$) how about... keep/reduce the size of the built-in wardrobes, but do away with stuff like tables, stand-alone drawer/ storage units? you could go buy these later separately on a piece-by-piece basis when you get a good look of the space available after your reno? as for wardrobe, i think your $230 looks ok if it's for normal sliding door-type. - but do ask what range of laminates are you allowed to choose? some laminates are more expensive than the others. 4. electrical works should normally cost about 2k - (do note that this is on top of your existing reno cost with your ID). dunno y your ID would quote u just for the double electrical point.
  9. there is no "New Rangers Design & Decoration" "in the market". that business registration was cancelled off, so no-one should or can be using that name legally. you had already mentioned your "rangers" is the one in yishun; y go the extra mile to mention about something that is of a different name and had ceased to exist a long time ago?
  10. hi doremon, pls. do not put any deposit if u have not confirmed that u want to engage any of them yet. they r trying to "trap" u - very unscrupulous imo. 1. must get itemised quote from every ID/contractor that u approach. 2. my personal opinion - drop those who keep advertising like **** and/or try to siam from giving u itemised quote and/or include freebies (like cooker hood/hob, aircon, etc.) - the $ still has to come from somewhere (definitely not their pocket!) 3. must NEVER pay any $ at all - unless u have confirmed that u want to engage that particular ID/contractor. (paying a "deposit" will make you "heart-pain" later if u decide not to proceed with that particular ID/contractor.) in short, pls. get ur itemised quotes first. then u can see/add up the items that you want in your reno, therefroe you can fit your own budget. (do prepare for about 10% additional variation cost on top of your budget. e.g. you pick and choose the items that you want, within your budget of $20k, so u prepare to set aside about $22k. this is because, when choosing materials, chances are you might end up choosing 'better' materials for some stuff (e.g. higher-end laminates or kitchen top, etc.). (or you can work backwards, reno budget 18k, set aside 20k, i.e. 2k buffer for additionals/upgrades of materials). juz pls. do remember that - you should NOT pay anything before you confirm that you want to engage any one of them. on the other hand, i would speculate that they r trying to psycho u to put a deposit now becos: 1. 'lock' u in - once u pay this, this should count as part of your payment for your reno IF u decide to engage them for ur reno. 2. bringing u to see the products, etc. take up their time - so they want some $ for that. (and there are MANY MANY types of materials for every single **** thing... e.g. for the floor u can have homogeneous tiles or laminate, etc. etc.) i don't think they will want to spend so much time with u without a "assurance" (hint: $) that u will engage them for ur reno. for materials... hope this helps & gd luck!
  11. kopi-bro, no nid 2 b so polite la, we got our combi (hood + hob) at about $1,452 - this is the listed price on the rinnai promotional brochure that we had. the sales lady gave us something like less than $10 off. , cos she said this was prices set by rinnai - kept pointing to the rinnai brochure she gave us - it had a full table - columns and rows for u to choose ur hood + hob combi and the corresponding price. ur taste very exquisite leh... hehe, this one is made in japan, and according to the brochure i got, it's the most ex rinnai hob too!
