  2. I had the same problem with vhive wardrobe in the past too... I tot it was the glue... but over time, the smell is not as strong anymore.... maybe you can try charcoal? and try air the wardrobe by opening all wardrobe doors, with your windows wide open too... good luck.

  6. FYI. Finally, the tenants and subtenants are out of the hse. Some more got the cheek to bring 2 heavily tattooed guy and woman to demand for deposit on the final day... met the neighbours and learnt that he sublet to a few batches (foreign students) and forfeited their money by kicking them out for small matters like cooking noodles, etc. just like to warn fellow forumers of this guy in case he wants to rent/rented your hse....his details : 1) Koh Seng Yak ( S26137**F) 2) Ong Khar Cheng (S12405**J) 3) Tan Guat Eng (S14582**F) take care.

  8. maybe the ava should make it mandatory for pet owners to send their pets for training before 1 yr old, and attend retraining every 2 yrs...else the owners will be fine $1000? pet training should cover : 1) do not poo on the pavement? 2) do not bark/meow after 10:30 pm and without any good reasons? 3) (Dogs only) never attack any innocent and dogphobia persons or kids. 4) (Cats only) never 'flirt' with strangers like walking up to them at foodcenter and rub against pple's leg. etc. 5) .....
  9. yup, agreed. Can be quite confusing. So, if anyone wishes to use CPF for purchases, it is always better to check with CPF ( black/white) 1st before committing if you do not want any surprises..
  10. in my opinion, I think woodlands + 3rd floor should not be commanding 65k cov unless the reno is outstanding and to your liking. maybe you really like it, can try offer around 480k and see if the seller is agreeable. I think sg is not really short of flats....so dun be too quick to decide. Buying a flat is a very big ticket... make sure you shopping around, else it is easy to pay the downpayment and start to regret immediately on your way home. happying house shopping.
  11. Agreed with yqt. Best to seek neccessary approvals for such alterations.... To have to restore to original if found out is a small, small issue .... Safety to the building and pple in the building/below you is a big and serious big issue that you should consider very carefully.

I guess the 120% VL is applicable to RPS (Residential Properties Scheme) Q: If I have bought my property under Residential Properties Scheme (RPS) in September 2002, will the use of my CPF be affected when the Withdrawal Limit is gradually reduced to 120% of Valuation Limit (VL)? A: No, the CPF Withdrawal Limit applicable at the time of purchase will apply throughout the loan repayment period. Therefore, the amount of CPF that you can use for your property is capped at 150% of the VL. This Withdrawal Limit will not change even if you refinance your loan subsequently. If your housing loan is still outstanding when the total CPF usage for the property reaches 100% VL and you are below the age of 55, you may continue to use your CPF Ordinary Account savings to repay the housing loan up to 150% of the VL if you can set aside half of the prevailing Minimum Sum. Savings in the Special Account (including the amount used for investments) and Ordinary Account can be used to meet this required amount. Please click here for more details. However, if you are aged 55 and above when the VL is reached, you may use the excess CPF Ordinary Account savings to repay the housing loan up to 150% of the VL, after setting aside half of the Minimum Sum that is applicable to you.   13. That was the email reply i have from CPF in Feb2009. I think the condition is : Second and subsequent properties after Jul2006. A: You must first set aside half of the prevailing Minimum Sum before you can use the excess CPF savings in your Ordinary Account for the second and subsequent properties. Savings in the Special Account (including the amount used for investments) and Ordinary Account can be used to meet this required amount. Please note that as the Minimum Sum will be raised in July each year, the amount you need to set aside will be adjusted accordingly. Please click here for more details. For properties with remaining lease of at least 60 years, the total CPF would be capped at 100% of the Valuation Limit (VL) of the property. VL is the lower of the purchase price or valuation price of the property at the time of the purchase. For properties with remaining lease of at least 30 years but less than 60 years, the withdrawal limit is the ratio of the remaining lease of the property when the youngest owner is 55 years old, to the lease at the point of purchase. Please refer to the following table for more details."

The amount of Ordinary Account savings that you can use for your second property purchase would be computed as follows:- Ordinary Account balance - [Prevailing Minimum Sum cash component - (Special Account balance + Amount invested under CPF-IS-SA)] The withdrawal for the private property will also be subject to a Withdrawal Limit of 100% of the Valuation Limit for properties with at least 60 years of lease, and the applicable Withdrawal Limit for properties with more than 30 years but less than 60 years of lease. This Valuation Limit refers to the value of the property at the time of purchase or the purchase price, whichever is lower.

  16. hmm, maybe you should just complain 1st...dun even pay... some how, it also depends on the company bah? I rented out my place to a tenant, he dragged his feet when it comes to commission... was told he did not pay comms after 8 mths!! The agent company also did not small claim him...
  17. since got no b/w for the extension rental.... just pay agent 50% commission and if he/she not happy, complain him/her to case or iea for trying to con you for the inflated commission... hope you still have that invoice ( comm + 2k rental)
  18. oops ... but i think that is one that has a chance of a view and closer to 1.6m... I must admit it is quite ulu... but thot ulu = quiet surroundings? Upper Thomson area may have some facing the nature reserve... : ) at least not so ulu... probably that is a trade off for landed (closer to 1.6m)? There are others also with a view...but 1.6m x 10 or 1.6m x 20, eg bukit timah near Jet Li's or Sentosa... I think so long as not too 'cramp' like those joo chiat /Telok Kurau area should be quite alright bah?

  20. Typically, the drill holes are not to big, those putty ( white color) should be able to cover them... if you are going to reno, then, leave them to your reno contractor, tell them to remove and patch up before painting lor. Good luck.

  22. Agreed with bepgof. One will usually replace all locks when after take over... For me, i just use the Duro lock ( single key to the maindoor, gatelock and letterbox ) and never use the built in one.
  23. Spoken to the IO, apparently, I can put a padlock if there are no humans inside... Pets are fine... IF i really have to do that, i will ensure the dogs have access to water and food. One thing for sure, it is really quite a hassle to 'move' pple out when such things happen...and the AGENT company does not help much, except as to stand as a witness in the case of lawsuit.

But the tenant has > 1 dogs, > 5 subtenants....and always late for payments... so i will be serving him a notice soon and evict order next ( if i can get one ). thks and rgds,

Hi Bepgof, called and reported to police to request them to check if the addtl pple in house are illegals.. got a police report and was told to go to subcourt to file a request.. have a proper TA. Stamped and paid. wah.. can meh? In my heart, very disappoint with the tenant for doing this nonsense behind my back... so thinking of chasing them out asap... especially the subtenants... not 1, not 2, but > 5 !! The surprising thing is it seems i cannot do anything to them as this time... and the tenant still very ya ya...make me feel like bring 5 big padlocks and lock up the place.... thks and rgds,
