  2. actually, if tenant is frank and ask for extension with valid reasons, it suppose it is ok...eg, some pple's paycheck may come in at the later than then rental payment... but seriously, this is a sign of potential payment problem...ie if he doesn't get paid, you won't too. : ) last time, i gave my tenants +5 days after rental is due to pay up... he got worst, so i terminated the TA and got his butt and the subtenants' out of the house.

  4. wow, that's really ex... maybe your floor area is too big... got quotes from rentokil and origin and aardwolf, all around 5k for 4-5 yr coverage... most of them will have baiting (exterra, xterm) and soil treatment (Agenda SC)... but if inter-terrace, you may not want soil treatment on existing house as they will drill many 20cts size holes around the inside of the house to pump the chemical into the soil... but if rebuilding, then this is probably one of the solution to give a peace of mind for 5 - 10yrs?
  5. not so successful for my case..... i used 5 baits, only one got eaten.... and after 1 mth, still see termites chewing on my door frames.... finally, i called John from unigreen ( small company ) and he killed the termites....so far no recurrence yet. let me know if you need his contact. thks and rgds,
  6. Going thru legal will take a while. and cost some money.... if you win, you can claim damages.... and provided they pay up.... Police cannot really help unless you suspect something going on in the house... my case involves foreign workers and students, so called police to check to ensure no overstayers.... so got a police report. Then went subcourt to apply for eviction order...but was told i should get a lawyer, so dun want to waste$ and time. I just wrote a letter to INFORM the tenant that i am terminating the TA due to their breaches to the TA. And I gave them 7 days to pay the outstanding dues. If they pay the dues + the last month, i will give them the full one month to move out, else, i will just lock up the place. I sent them via registered mail, hand delivered and paste on the door. To show them i meant what i said in the letter, i brought the chains and padlocks ( chain to the gate for them to see i am **** serious). But when you lock make sure no one in. And if you need to go into the house, make sure you can police, else tenants can turn around and say their 20kg of Gold bars missing, then you get yourself into trouble.. be careful, I know this is your house and should have all rights to enter... be careful of implications... luckily they moved out.... but he brought 2 ang kongs to demand for return of deposit... i said "NO"... and told the ang kongs this is already a police case, dun get involved... whew... good riddance! Good luck to your case. Be firm, if they want to negotiate, they follow your rules to play the game.... else, just stick to your terms and rules... dun be soft, if you let them bend your rules, they will repeat again and again. take care.

  8. Heard there is 'construction loan' from one of the forumer before. Thou interest is higher, it can be converted to home loan once the construction completed. Not exactly sure about the details on how that loan works. Best to give the bank a call.

  10. I am no expert in this. But if you genuinely cannot buy another flat, and therefore decided not to go ahead with selling your flat. I think you can explain this to the agent and pay the cost incurred so far, eg valuation and adverts if any. I believe you should be able to withdraw without paying the 2%.... BUT, if you withdrawn and then sell your flat later within a short span of several months, I think they can claim the 2% from you... so really depends on how geniune is the case... and how you talk to the agent... make a friend and when you are able to buy a flat in future, you will give him/her the biz or something to that effect...   11. Nope. I fortfeited the rental deposit.... but not without some 'sweating'..... the tenant brought along 1 male and 1 female with many big 'ang kongs' to demand for return of the deposit... And now, i still received letters for them...from PUB and other finance companies... I think they are quite problematic all along... glad that they are out of the house.

  13. yup. this one i also dun quite agree. For me, i would prefer that HDB flat's deduction from CPF and fully redeem after yr5. And in the meantime, park some cash saving in Aus$ or NZ$ and save as much as possible... and start looking around on yr4.... and hopefully be able to execute the plan on yr6 onwards.....
  14. i am not 100% sure for auto gate remote... but i have gotten my car remote cloned @ one of the shop ( i think level 2 ) in JB jusco tebrau city... cost around rm60. I believe they should be able to do autogate remote too.
  15. sorry har, i am no expert in this...but if not wrong, MMS in one's cpf account is for one person, so after you pledge 1st property, you still need to fulfill the other 61.5 k. Your wife will also need to fulfill her 61.5k in her account, then the remaining in the OA can be used.... anyone can confirm?? but that is what happened to me and my wife...

  17. I think what kind of tree/plant for a house also depends on the reno theme of the house... I think palm tree in a Chinese reno theme or a 'luo han song' (Chinese Pine Tree, a big bonsai) in a western reno theme may NOT be 'compatible' lor... but yes, I personally like house plants...kind of soothing feeling to have some 'greens' in the house...
  18. Hi Philzero, The prob is my unit is an inter-terrace, so to do perimeter injection, they will have to drill holes in the house... many of them, one 20 cent size every 30 cm... Have you used the company before? Thks and rgds,
  19. I believe it is illegal...usually it is stated in the Tenancy Agreement that 'Subletting is not allowed' as it can be quite messy to manage... Check the TA if you have access. rgds

When i bought a old terrace, there seems to be no formal valuation done.. just called the bank and tell them what i am buying and how much i need to borrow, and they just hamtam one valuation amount for the house.... that's why i wasn't sure about the pte property valuation.   22. Hi Bepgof, I thot for pte, there is no formal valuation as in, you go to the bank and asked for a mortgage and the bank will give an verb est of the value of the house. Origin recommends Baiting (Exterra) while Rentokil recommends liquid injection (AGENDA 10 SC) to the perimeter, both equally expensive...sigh... but seems like this is a pretty common problem. anyone has any feedback on these 2 pest control companies or the method they deploy to terminate termites? thks and rgds,
