  2. I am abt to sign with a coy. called Homeway Classic (Is it the same coy ?) & am dealing wif a guy named Vincent (Branch Manager) from Joo Chiat Complex Branch. Anybody served by him before, can pls give some feedback ? Yes price seems to be cheap but apprehensive after reading all the comments.
  3. Anybody have any dealings or further feedbacks on the following short-listed coys below:- 1. Boon Bee General Construction 2. Dowell Furniture & Renovation 3. Song Brothers Interior Decor 4. . Interior Group 5. Homeway Classic (Joo Chiat) 6. Lego House 7. LWT (Queenstown) The 1st 3 contractors sourced directly from ST Classified Ads. all seem genuine & sincere. Prices are very attractive but need some feedback if anybody had dealt wif them before. The 4th one passed me to 1 of their staff which had bad reviews written. The 5th one also had some worrisome reviews written. The last one didn't even bother to return call after our appt wif promise to give quote asap - really a big turn-off ! So looking out for any other feedbacks before final committment & bank loan submission. The est damage is abt $19k to $25K (5room resale).

LWT Design 1st 2 contractors seem very sincere & genuine while 3rd one pass to 1 of the staff which I read was given poor reviews & last one didn't bother to return calls after making some promise to revert asap (Definitely a big turn-off !). So would like to hear any other feedbacks before committing. Damages abt $16 to 19K for 5-room resale. Works included:- 1) Dismantle & Disposal (concrete sink support, base, 3 x built-in wardrobes/1 x kitchen cabinets, 3 x false ceiling) 2) Re-instate Study Room using gypsum partition c/w door frame & classic timber door & 1 x W8" x L9ft glass panel inset. 3) Re-instate Store room using gypsum partition c/w 1 door frame & 1 bi-fold door. 4) Supply & install Kitchen Cabinet x 26 ft (laminated finish,ABS Trimming & Solid surface c/w backsplash) 5) Hack both toilets Wall & Flr tiles 6) Hack kitchen flr & Wall tiles 7) Lay new tiles for both toilet include waterproofing (Up to $2.50 per sq ft) 8) Lay new tiles for kitchen include waterproofing (Up to $2.50 per sq ft) 9) Supply & Install 1 x 10mm glass door between kitchen & Hall 10) Supply 2 x 10mm tempered glass shower screen for toilets 11) Install 2 x WCs & Basins 12) Connect sink/washer & discharge pipes 13) Supply & lay laminated flring & skirting to 4 bedrooms (c/w hacking of skirting) 14) Whole hse plastering (Wall & Ceiling - include kitchen wall) 15) Whole house painting 16) Whole hse plumbing wif s/s piping 17) Re-wiring std package 18) Acid wash whole hse 19) Haulage & Misc Tks & Cheers
  7. Just kaypoh, kaypoh, what blk is yrs, neighour ?? Yr plastering cost u how much ah?? I really need to plaster cos of ugly rockstone & old type false ceiling lor... Maybe can only get below 10K loan so have to do the basic 1st like re-plastering & painting, re-wiring, re-instate store & study & kitchen cabinet. If any thing left then maybe do both the toilets. Everything $$$...here abit, there abit... add up to one BIG bit ,Ha,ha !
  8. Howdy Neighbour, U moving in quite soon, so yr place already done ?? Am interested if u have any links so I can see & steal some ideas, can ?? Seriously, u are rite about costing cos it will definitely be a very trying time for both spouses especially when funds are tight. Will try to watch my budget. U mentioned cement screeding but I won't be doing my kitchen flr or wall cos they still look ok I think. Will need to take a 2nd look sometime this wk. Actually I went to Ikea previous week but the pricing is quite exp in the long run it seems. Don't know - will have to re-work & see how. Saw a booth promoting re-glazing of tiles at expo. - don't know how good/efective is it. Any feedback/comments anyone ??
  9. Kids big liao but expenses now more "terok" coz they dont have fix school schedules like in secondary school. Lots of extra $$ due to their projects need to buy materials, printing, etc on top of having to spend a great part of time outside (makan, tpt). Anyway, much thanks for the tip about going down - will call 1st as advised. Oh, your est costing for plastering looks really good, do u have any ppl/direct source u can recommend for this pls ?? You are rite, all IDs at the expo also confirmed that toilet layout not much can do except basin. Tks a million for all your great advice & help, cheers !
  10. Most of the exhibitors there are using theirs. Actually, for what I understand, can be no specific coy . What u need to do is to go to the exhibition & find RHB booth & register wif them 1st to qualify for this rate should u decide to get from RHB later. I was served by a Mr Fan Yu whom was quite thorough in explaining the 2 types currently being offered - fixed rate @3% or another scheme. Do go & double check it out for yourself for what suits u best.

  14. No I don't intend to put grilles as my 3 children are already in Polys & Uni so thank goodness, can save up on this. Just went to the exhibition in Expo yesterday & got some brochures, package listing, ask for qots, advice, etc. Was told by 1 contractor that I need to also plaster the ceiling if i remove the false ceiling. If its true, it is another additional cost again !! I am checking on renov. loans now to see how best to manage. RHB is offering 3% fix rate loan at this exhibition. The catch is that they will only issue to 1 coy. so seems like have to go to 1 firm to do all things then can. Don't understand why if RHB is keen to give renov loan why tie such conditions ?? It is not to their customer's advantage, especially if we want to go to various direct source to have some more savings. Like u say $200 here $200 there, it sure add up to a lot $$ what ! Anyone out there that have come across any renov loans that is better pls ??
  15. True, so the toilet & Kitchen must do something about it lor !! Just want to seek some opinions on the false ceiling lightbox, wish to dismantle it & leave it plain - think it will look simple & ok ??
  16. Woa - Just the 2 toilets $6K already !! Not to mention re-wiring $2K & Plastering $3K = Total $11K, OMG - sure die I called some ppl on classified adverts. Claim they do tiling direct & quoted $350 for toilet flr & $950 for wall per toilet (Supply & install, probably overlay for flr I think). If need to dismantle & re-install WC to add $60 more. Don't know whether trust worthy or not, so just take note 1st. Also called ppl for laminated flr & got quoted $2.50 per sq ft (supply & install include skirting, again overlay only). All want to go on-site to view 1st. Maybe got other hidden costs not mentioned yet that's why! Anyway, 1st & foremost need to confirm the final layout of the store & kitchen then can proceed to get more accurate qots lor. Still trying to get some qot for the re-construction of store & study using partition plus plastering & painting. Oh btw, want to share with anyone out there who needs or will be needing masking tape (ppl who will be shifting hse) that Carrefour is selling 3 decent rolls of plastic masking tape for $0.50 only really !! (Its in the warehouse sale dept in Suntec) I bot 2 rolls & will be going back to buy some more. I need help in re-designing the layout for both toilets to optimise space . Any ideas anyone ?? Understand for HDB, cannot shift the toilet bowl becos of the waste pipe is it ??

Seriously, its quite hard to find direct source & wish that ppl are more open to recommend as I need all the help I can get, especially at this point of time. Its also very hard to find any websites that offer local direct services. Its not that I cheapskate but really can't afford any extras else who would want to do so much legwork & co-ordination if one can engage an ID to manage all the problems rite?? Ah... Its a tough world rite now, so...back to my layout problem 1st. Any advice/suggestions/recommendations anyone ??
  20. Tks, once again to all u warm hearted ppl here. I got it for $395K (at valuation) but hubby not very happy coz he feels not very cheap for 20 yr flat but I like the location & convenience it offers. Lots of shops downstairs & 3 malls just across the road, what more can a woman ask for rite?? Ha, ha... but seriously its more for tpt convenience for me & kids coz we always take bus (Bus interchange is also across the road - so many buses can take lor !) & MRT. Only problem is that the lifts are still not confirmed, awaiting for polling I think. I would like to have a serving counter wif a glass door for the kitchen (seen it somewhere in one of those mags.) So any suggestions ??

  22. Tks, it is really bright & breezy even though it is only on 4th flr (walk-up) - also 1 of the key reasons why I bot it even though it is almost 20 yrs already. And its true of the light switches - unique & cute isn't it?? Have tried asking around thru' the classified ads but nothing firm yet. Wondering if its cheaper to source directly for individual work items or go for bundled jobs thru' IDs (I think shld be more expensive with their value-add service rite?) - It all boils down to cost & I think getting loan will be some problem for us now with our pay cut. U have any suggestion or ppl to recommend ?? I really quite headache for the store as I hope to have a kitchen with a serving counter coupled with a glass door for cleaning purpose lor (seen it somewhere in one of the mags.) If put store in original place, then the width is compromised to achieve that. Also need suggestions for the 2 toilet's layout c/w storage. Looking for clean lines & something simple.
  23. I am finally getting my own home & will be getting my keys this July. We bought a 19 yr old resale 5-Room HDB Flat in Tampines Central from the 1st owner. The owner had done some renov & did away with the study room & store room whereby it become an open counter leading to the kitchen. I have taken some pics to seek recommendation / advice from any kind hearted soul out here in this forum, especially with similar layout. I am on a super tight budget as both our salaries has just been cut to starve off job losses. Any recommendation/suggestion is very much welcome & appreciated. Basic To-Do List 1) I need to put back the study, so probably will use gypsum board partition to cut cost unless got cheaper option. 2) Need to put back store room & require recommendation on best position/location of restored store room. 3) I hope to do both the toilets. 4) Repair & change layout or change the kitchen cabinets. 5) Repair room wardrobes or discard if necessary. 6) Re-plaster the existing rockstone walls & painting. 7) Do some re-wiring.
