  2. Hi All, I have this question on my mind and been thinking through the night, but seems like i cannot get the sequence correct. Pardon my question if it sounds stupid. I am going to collect my key in 1 mth's time, its a resales condo so I am thinking of painting the walls, polish the floors, and change the aircon system. This is the immediate plan tat I have on mind. Subsequently, I will do the carpentry works on the living room, kitchen (maybe) and master bed room. How should the sequence goes in order not to disrupt the uncompleted tasks, or rather, so tat the completed tasks will not be affected. I am doing my renovation in around 3 tranches since I won't move in soo soon as we will move in only after our wedding which is next year. Thanks. Cheers,

  9. i dunno y... but really feel tat this is a heated argument... whenever it concerns unker soon, there will be pple jumping in to clear the air... it makes me stress to even read and reply to any posts cos for fear tat pple would scold me for my own pt of view... i agree to wat ncy said to a certain extend... and i have to tink she is brave enuff to post... i believe she expected all these replies coming in for her... haha... initially i wanted to engage unker soon for help, but i read wat the clients gone through in helping to coordinate etc, when unker did something wrong have to tell him then re-do etc... and i find it weird tat many pple can help unker soon to coordinate and play a major part in the reno works... not tat its no good, but for me whom i have to work late everyday, attend meetings here n there, i dun have the time to go through all these... i also fear sometimes unker soon did something wrong in the part of the reno and the works cannot be reversed out... i know any other contractor might have made the same mistake... but then, it seems like unker soon did quite a bit? as i realised tat in the t-blog, pple would mentioned tat unker soon would give this freebies etc... after all these considerations, i dropped unker soon out... but still i have to agree tat unker soon quote is reasonable and competitve...

  11. ya, maybank replied me soo muchie later and i already signed with standard chartered bank riaos...
  12. ya, then u faster submit the application to maybank and get them to do for u fast... at least u 3 years no need worrie abt the changes in the rates... get a peace of mind...

  14. so how muchie u paying for the 1st year? scb also can choose the 3mth, 6mth after the 1st year... i choose 3mths... lolz... then every 3mths the instalment amount will change... soo troublesome to monitor lor...
  15. see rahs, my eyes got problem reading... can see wrongly... haha... no other loan commitment is good, be sure tat u have good paying records and good is really very strict... u almost cannot forget to pay bills on time...
  16. i took their fixed rate loan package... the penalty period is 2 years, but they will give cash rebate according to ur loan size... so on the 3rd year, if u decided to switch out from scb, will be subjected to 33% clawback on the cash rebate, legal fees subsidy and valuation fees... u have to check with maybank is there such a thing... cos normally upfront, the bankers won't say anything of such... quick, ur time is running short already...
  17. oh, i read the LO, they clawback 33%... haha... can reprice at the 2nd year within the same bank, though not a good option, but if they adjust their rates, then its better than nothing lor... my penalty period is 2 years... envy u... cos u have a large portfolio and u r leaving for a better place...
  18. ya, i know abt the paying back... tats y i would consider refinance back to scb 1st... then totally switch out or wat... my legal fees should be 1 of the cheapest since i called a few to check... if not wrong, after 2nd year, my fire insurance will lapsed and dun tink need to pay scb on the fire insurance portion... so should be legal and valuation fees... and its 33%... faintz...
  19. i do hope i made the rite choice... cos i eyeing the 1st year low rate... and the low SIBOR rate... was comparing with maybank in the end went scb cos my fren working there and let my fren handle... if not 2 years later refinance...

  22. when i just applied, i din know scb have 90%... so i ended up slightly less than 80%... but i dun wan soo high as well...
