  4. After waiting 2 hrs at HDB yesterday, I finally got my keys! Owner cleared EVERYTHING out on the morning of second appointment , so I was quite happy. But a number of unexpected expenses appear to be coming up:- Main Gate When the owner gave me the keys, he told me the old-retro HDB gate was not working and had not been working since he took over the flat. They usually just padlock the gate and leave the actual gate unlocked. That means that I have to change the main gate and throw the old retro one away.. Kitchen flr & wall tiles Majority of them are hollow.. so everything must hack. That's extra $$ Toilet flr & Wall Tiles Apparently, cannot do waterproofing over old tiles, must hack every **** tile and tile it back up again. MBR and Kitchen Windows Had wanted to keep them, but now need to get them changed as the rollers have worn off and the locks are rusty. Shower Screen+door for MBR Door is needed to prevent water from spilling to the dry area. Others Decided to do half height narrow shelving and full height shoe cabinet in the living room -$$$ Apparently for HDB flats, cannot have stainless steel drain covers coz now must have some netting thing below and stainless steel drain covers don't have that. DIY table may also be a gone case coz apparently carpenter will charge more than Ikea to cut the size of the countertop. All in all, it's going to be abt $20K or more excl grilles, aircon, electrical appliances, lights, laminate flooring..

  7. No lah.. it already came with chicken-wire glass. But a lot of old paint drops on the glass... need to get thinner to clean it up. Tomorrow is day of second appointment! yay!
  8. Yah.. figured that she's busy, so didn't bother. Main dr not changing. Maintaining old HDB dr. bedrm drs changing to sliding. But MBR is not noisy which is most essential for me, a light sleeper. I just viewed the place once. Main thing I wanted was the location.. near MRT, near parents, near shopping.. Viewed other 3rm flats around the area (which weren't many) but settled on this despite it being near the junction.
  9. I think the reason why mine might be so expensive is because I've asked them to make the gaps btw the rods narrower. Regardless, will be asking for more quotes. M doing my "open house" this sat after I get keys on Fri.
  10. Oh yah... forgot that they did your windows.. didn't know B&E did your grilles too! Rynn never got back to me on the quote, so I didn't bother to chase.. Yes, on a low flr.. not sure if it's because there's no furniture in the house, so the place sounded noiser. it didn't sound that noisy when I viewed it before OTP.

  12. WHAT??!!! Your alu grilles only $240?!! Can give me your contact for windows & grilles, plse? I'm customising the design of my grilles. Wonder if that makes a diff? Paint peel never mind, can paint again. Yes, my place is noisy coz it's near a junction. Clear glass has 5mm, 6mm & 8mm, I think. Apparently, frosted glass has only 5mm. Aren't you worried that people will see through to your flat?
  13. Yes, getting keys this Fri. Contractor not settled yet. Yah... was wondering if I should get mild steel window grilles instead of aluminum. Have to tell them to change the grilles to sliding too as I realised if I fixed the grilles dead, I won't be able to clean the windows. Getting town concil contractors to quote for the sewage pipes is a gd idea! Will go an ask town council.

  15. Vicent works for City Aluminum and his brother Alex for Yick Hong. Yick Hong is a wholesaler while City Aluminum is the licence contractor, if I understand what the brothers were explaining to me. Yes, Alu grilles fixed. Will be imprisoned! Am now seriously contemplating going back to my original plan of having a one piece fixed glass panel for the CBR windows instead of sliding windows. It is highly unlikely i will ever open those windows and I'm hoping that it will reduce the noise level. But it's only $80 cheaper than having sliding windows there, so I'm still pondering.
  16. Is vinyl more resistant to scratches than laminate? I was orignally considering vinyl flooring but was concerned if the cat scratches the floor or if you drag furniture or drop something and accidently create a hole..

  19. Reality check..arranged with the agent for final inspection today. Went there myself (agent went overseas and won't be back for the entire week and seller wasn't around). Am rather %^& with the agent.. He should be calling me to arrange the final inspection, not me asking him when! I'm a new buyer some more!! When he called me to get the seller's key from him, he left it some place where I could collect as he had to rush off to M'sia. He told me that the seller hasn't fully cleared the place and would only clear by Thurs. Now, that's really strange as the original date of the second appt was supposed to be today, but because of bank issues, it got delayed till Fri. I only heard about the postponement when I got back on last Tues, so technically, I should have the final inspection last week. Agent didn't call me about the final appointment, so I told him about the change of date of the second appt and asked him when the final inspection was going to be. I also asked him for the keys as the contractors needed to do some on-site quote. He arranged to get the key for me and told me that the seller was going to clear out by Sun evening so I could do the final inspection then. However, on Sunday evening, the agent called me to tell me that the seller had moved most of the things except the wardrobe, TV and mattress. He assured me that the seller would move everything out by Thurs. I was like,"huh"?? Should it be completely empty when I do the final inspection?? He said that I could deduct his commission for haulage if the place was not cleared by Thurs. I'm going to take his word for it and write to him an email coz this was what I found when I entered the flat: I didn't even take the picture of the MBR with the wardrobe and mattress still left. This is only the second time I've viewed it and I am again reminded how TINY the loos are. Kitchen & MBR layout will definitely have to be revamped. Am also rather disappointed that I can't do sliding dr for kitchen toilet (no space for frame)and store room (no space to slide) and have to do bi-fold. At least,that was what Alex & his brother Vincent told me. Will get a second opinion this sat. Kitchen wall tiles would have to be removed too as many of them are hollow. I suspect the same goes for the toilet.. which means more $$ spent on hacking and tiles. Got a quote for the windows fr City Aluminum (aka Alex & Vincent): 2 3-frosted panel aluminum sliding windows+ 1 2-frosted panel aluminum sliding windows+ 2 top-hung window toilets with chicken wire glass = $1,556 Fixed aluminum grilles for LVR & CBRM = $550 This excludes the 3.5 ft polycarbonate sliding panel I intend to do for the CBRM. $$ is going to start flowing out like waterfall soon..

  21. Need to ask an opinion.. I'm thinking of adding a spray hose on the basin next to the kitchen tap as my kitchen tap is not the pull-out hose type. I do think that a spray hose is extremely useful for cleaning the basin and big pots, but am not keen to get a pull-out hose kitchen tap. As my kitchen tap is a cold tap, is it possible to have the spray hose to purely be a hot water spray hose? Do you think it will be a bit too much stuff and make the basin look cluttered? Advice would be much appreciated.
  22. Inspired by Baby, I decided to spray paint my 2 metal cages. Bought 1 can of white spray paint for $4 at BBC. Before After (1 complete can of spray paint) The 2 cages are of different sizes, the less ornate one (without the ivy leaves) was larger. The smaller one was already starting to rust. This was the first time I spray painted anything and lets just say that I think I inhaled and sprayed the newspaper more than the cages themselves. I've absolutely no idea how many coats I sprayed on. Just sprayed until it looked white. I tried short bursts of spray near the cages and long, even sweeps (like hair spray).The long even sweeps works for the bars while the short bursts worked better with the decorative portions of the cage. You can see from my inexperience that the inside(and actually the outside as well) is still not white.. Having said that however, it's definitely MUCH faster than painting by brush. I will however, be doing touch ups with a paint brush and a pot of paint now since its mostly done. Gimz, did you buy the light holder and wire/cable from Ikea or elsewhere?
