  1. really looking forward to your pics. Mummy is the best right? My mum also helped me unpack and pack everything nicely. She cleared so many boxes in one day. Very guilty as now she's doing all the housework n I get home to a nice tidy house with yummy yummy dinner everyday
  2. actually u cant guage the price of the flat merely by looking at the age of the flat. A number of those EMs in Bishan are close to 20yrs but the fetching price is close to 600k or even more. In fact, majority of the EMs in our little island are already more than 20yrs with some hitting the figure 20 in just a few years time. Only a handful just reached 10yrs like those in Sengkang. I think the youngest lot is 9 yrs old located at Jurong East. for leakage, zoom in especially on the bathrooms and kitchen's ceilings. Look for tell tale signs of new paint works on the ceilings and do ask questions if u do see any uneven patches on the ceilings. Look at all the ceilings if its a top floor unit as my friend's EM suffered a leak in her MBR after she shifted in but luckily its under the preview of HDB. Just had to put up with the inconvenient and apply leave to oversee the rectification by HDB. white ants? I'm not sure about this but i think HDB flats are generally safe from white ants. The previous owner of my cousin's place (bungalow) got the contractor to inject some chemicals or treatments to prevent white ants. If its not ground floor then its ok as my dad's friend just got a ground floor 3-room at TPY and the flat had to undergo some major treatment as there were white ants. 3 months later, the white ants came back
  3. think u're not the only one. My chinese also CMI and my P3 teacher told me that I'll definitely fail my Chinese that year and forget about completing my primary sch education at our convent school. Surprisely, I passed and she became my P6 teacher again. Same thing from her, sure fail PSLE yet I still passed. Surprisely, I'm able to pass all the major Chinese examination. I can still read Chinese papers as I buy it for my dad every night but of course, I read one word, skip the next few words. Most impt, I still able to understand the articles though 85% of the time only the Chinese characters know me and not vice versa.

  5. your place at one of these blk? Its AMK Ave 10 Blk 4XX opposite the church right? I was telling my hubby some time back that those blks had the best 'make over' among all those blks that were upgraded in AMK. The white frame windows and the red bricks painting make the blks alot younger than the actual age.
  6. yup, we got the joint a/c and the cheque book. Every mth they'll send the statement to us which is stll $0 balance as we didnt use it.
  7. i think buyer would not be informed of the unapproved reno...so far that's what I know. When i was a seller the other time, it was solely between me and the hdb officer who 'pester' me to settle the outstanding issue otherwise 2nd appt date would be delayed. My buyer was not kept in the loop on the matter. get your own inspector? not aware of this. I think i go check my letter to see if there's any mention of this own inspector to inspect the house.
  8. i agree with pet on being wavy of people sneaking up so would prefer to face the door and have full view of what's in front. Angel's suggestion also good as sitting parallel would allow u to see people coming in. Generally, people say that its best to have our back against a wall...something to do with 'sit mountain face...' (cant remember cos my mandarin CMI)

  11. just wait for the officer to do the inspection. No need to fish out your approval letter. The purpose of inspection is to check for renos that do not comply with HDB regulations eg. platforms that are above the standard limit, removal of certain hdb fixtures, etc
  12. is this the kitchen cum balcony according to the floorplan? Got any pics of the balcony?
  13. My dad's friend who is an electrician advised his clients to re-wire if the last re-wiring was more than 20yrs ago. My friend also said advisable to do it. It depends on individual, some still opt to keep it but i'll reduce budget from other places to do re-wiring.

  15. Since 5A Maisonette is listed under 5-room transactions then u wont be able to get your hdb housing loan. Wonder y they call it a maisonette.....is it because they really have a 2nd storey? I know there's such maisonette in Sin Ming. All the rooms are on 1st floor and the 2nd storey is just a narrow recess balcony that act as a store room. Really looks funny as all u see is a narrow area when u go up the stairs. Dunno if they also label such units as 5 room. I think there are several EM units at Hougang St 21 on sale now but i think valuation around 450k. Those around Blk 230 has the rectangle balcony layout whereas those facing NTUC comes with the yard aka squarish balcony with attached rubbish chute. U might wanna consider EMs at Lor Ah Soo since also near to St 21.

  19. Think I'm one of those lucky ones that never encounter morning sickness. Not even 0.1%. Everyday still so active and happy go lucky. My gynae likes to tease me whenever i go for checkup as he commented that I'm always smiling and growing bigger cos happily eating only. Hahaha.
  20. yes, AMK definitely got EM as I happened to chat with someone from dunno which forum (i cant recall) who managed to get a EM in AMK back in 2005. Since PIL staying in AMK so we drove to the blk to recee during that time. Its a low floor blk with 3rd storey being the top floor. The blk is 104A and a recent transaction in Feb 2009 recorded a sale transaction of 585k for a 146sqm unit. 1996 is the lease commencement date. Hmmmm....just found out that Blk 616 at Ave 4 also indicated as EM blk and the last resale transaction was Jun 2008. 620k for a 156sqm EM. Think must go recee this blk over the weekends

  22. when was the last time u call in the service man? Looks like some internal choking building up so u'll need to call for servicing.
  23. laying floor tiles for whole house might need more than 3 days as urs is EM. Furthermore, it'll be better for the tiles to settle in to prevent any problems so meanwhile not advisable to have too much movements in the house. Must really ensure that your ID/Contractor can meet the deadline and not just merely agree to the timeline because they want to do your biz. It'll be good if u can have some continguency plans if they're unable to complete the works in time.
