  1. take a closer look at date on valuation report (its a gauge on how long the unit has been marketed) and u can give an offer either at val or a few k above val. We ever viewed a unit that seller wanted to sell for nothing lesser than 500k when the val came out to be 440k. We didnt make any offer since val report was just days old. Saw agent marketing it every week in the papers as well as online. Agent called us again about a month later and said seller willing to sell at 480k. Told the agent that we would not pay so much for COV. A few weeks later, agent called up and asked us to give an offer. I think the unit later became affected by the ethic group criteria. Not sure what happened because usually same race would not have any problems selling to the same race though I know of a case that was affected by it but successfully appealed thru HDB. 3 months down the road, agent still marketing the unit. When the val report expired, agent was still marketing the unit. Up till today, the unit is still not sold and I think seller gave up.

  3. here's what i did previously. Modem n router in MBR with my main desktop. My boz can use their desktop n laptop in the rooms. Hubby could use laptop in living room. All connected via Starhub broadband

  6. it'll be around 6 to 8 weeks unless both parties have a specific date in mind that fall between 6 to 8 weeks otherwise the date is randomly selected/chosen by HDB

  9. ya must be within that 100 days otherwise gotta wait for 3 years. Yup its the customary that people are referring to since ROM is more of the legal aspect. My mum told me that my uncle also had to rush thru everything when my grandpa passed away back in the 60s. We are not Buddhist but i think my mum said its more like chinese beliefs so they abide to it.

  11. it can be done though u have to be prepared for all the inconvenient and dust. Had a friend who did a major overhaul while still staying in the unit. Have to coordinate well with the contractor to do the house section by section.

  13. ya this blue and white sponge is good. I also using it, but to clean cups/mugs stained with coffee, tea, milk, etc. Last night my princess used blue marker to draw on our ceramic tiles and luckily able to clean off using the magic sponge. But do note that the magic sponge can be really strong and effective that the spot would be 'cleaner' and 'whiter' after cleaning as i previously used it at old place on our homo tiles.
  14. ya. The Scotch Brite sponge u referring to is not the magic sponge. Magic sponge comes in big block and imitation ones (or should I say rival brands that's not so good in quality) that usually comes in smaller blocks selling at some DIY shops, budget shops, Diaso. The one u bought is a different type of sponge but it actually works pretty well as I've used both before. The original big block magic sponge cost around $6.50 in NTUC.

  16. alamak, those who contributed their baking creations are queens and king to me. I'm planning to do some baking this long weekends with the kids as mum and dad on holiday so hope we can have some quality time with the kids. Most likely baking the doggy cookies as it appears to be less complicated and not too difficult + its really not easy to do baking with 3 rascals.

  19. the one u bought from Scotch Brite known as Easy Erasing Pad right? The one from the website is those magic sponge...many brands in the market. The original ones is very ex and selling at NTUC. I think its more lasting than those selling for $2. For the Blue and White, its actually very effective to clean the stains in children's cups, bowls and mugs. Really wiped out the stains eg coffee/tea/milo stains.
  20. it wont affect your valuation just because u opt out of the one given by hdb. Maybe a few dollar difference in the valuation depending on whether the valuer like or dislike the one u install
  21. no hidden cost. Buyer pay for the valuation reports. 1 copy to submit to HDB by agent and buyer to keep the other copy.

  23. my friend also encountered the same problem. Hers was marble flooring and tot can keep the marble which was what she like for her place but who knows the marble started popping up when contractor hacked the kitchen flooring. According to the contractor, the marble was not laid properly as there was hollow area in between the marble and actual floor surface. Should have put more cement i think.
