  1. previous place we used an expensive brand of solid surface top....easy to clean and maintain. Looks perfect even when we moved out. Over at new place, we using granite top and I would say WE LOVED IT! Much easier to clean and maintain. I'll opt for granite top from now on.
  2. ours was less than $25 from a Woodlands shop handling glass. The owner known to hubby made it thicker and rounded the corners but dun think its tempered glass as its might more ex. We using it since early 2005 from old place. u might wanna try the glass manufacturer near Serangoon...near Sunshine lodge before the left turn to Bartley..its on the left side if u traveling from Hougang/serangoon. ...filter right and u'll turn into Braddell going towards Toa Payoh. There's one famous chicken rice opposite.
  3. cost a few hundred dollars only. If ur contractor is handling your entire reno, i think it should be in the range of $500+ - for the job (excluding overhauling the wash area). I'll try to find out a more precised pricing then let u know. Note: Just got a reply from my contractor...Its around $800 excluding the WC. The quote of $500 (-) was during my EM reno days back in 2005.
  4. yes, HDB would allow this. My EM (already sold) came w/o the WC and we got the approval to install WC.

  8. anything that's fixed cannot be removed unless seller checked with buyer and buyer agreed. eg. valuation report stated system 3 air-con and hob and hood...so seller cannot simply remove all these items unless buyer agreed
  9. I've seen contractors using those spray can (that people use for bicycle) to spray over the wrought iron gate and grilles when they reno my neighbours' unit. My buyer also did the same to change the colour of the wrought iron gate. As for the wrought iron grilles, my buyer also painted over with a new colour. All DIY. U can go paint shop to ask as they would let u know which type of paint r for wrought iron.

  12. yes, generally the valuation tends to be lower. As for disadvantage or advantage of buying a resale unit, i think it is secondary as the primary concern is whether u like the unit and is it convenient for you and your family to stay there. We just moved out of the opposition ward this year as the units we interested in happened to fall outside the ward.
  13. usually at least 6 weeks. Any request to shorten the duration would have to depend on the resale approval especially when $ is concerned as it involves HDB, CPF as well as bank for some cases. Some complicated cases also involve the OA if one of the party is a bankrupt.

  15. yup, we also bought cashier cheque from bank to pay HDB on 2nd appointment for the 5% cash over valuation (for bank loan cases) and COV. For all the amounts that we paid to seller i.e deposit, otp, everything was written clearly and agent gave us the receipt.

  17. i think its possible. U can get a spilter. Previously at old house i use spilter for my starhub broadband and starhub setbox though its not the hub station.
  18. think u can sub the wardrobe with something else. I think Novena allows that but of course buy at your own risks as its quite dependent on luck to buy from places like Novena. I bought before and no complaints from me. Or try furniture shops at HDB.
  19. how do we expect hdb to help? seller ask $A, buyer pay $A seller ask for $B, buyer pay $B can we blame all the buyers who willing pay for the COVs? would anybody blame themselves for being rich? for being able to afford all this sky high COVs?
  20. sold for a profit? if you cant find one then might want to consider renting a place first. My friend did a val with no intention of selling but the offers was too good to turn away so now he's renting a place till the market cool down, hopefully next yr.
  21. suffice as long as hle and valuation valid at point of submission of the resale application right and not during 1st application
  22. did u use cpf to pay your housing loan? Most likely it could be due to the interest incurred for using your cpf to pay off. U'll need to double confirm with your cpf.
