  6. maybe u hang up the painting too soon (would be better to wait for a few hours) or could it be the weight of the painting? We used 3M hooks for our old place for close to 3 years to hang clocks, paintings, photo frames, etc and none came off. Reason why we didnt drill holes was because of feng shui-related issues.

  8. 1.yes, sellers have to rectify the unauthorised works 2. think the 2nd appointment would be delayed since u already got the 1st appt date. If u are overhauling the entire place (i.e also removing the unauthorized works), HDB might allow the sales to proceed but pls confirm with the HDB officer assigned to handle your resale transaction. An indemnity form would have to be signed by both parties to 'transfer' the responsibility to u, the buyer. Usually difficult to get HDB officer on the line so email to them. 3. you can chase after the seller but would still depend on whether they (sellers) want to expedite the rectification works.
  9. go for a win-win situation and try to nego for lesser than the 1% comms especially if u like the unit very much. Some sellers' agents would 'ignore' you totally and 'sell' the unit to you if you make it clear to them that u're not going to pay a single cent of comms to them. always pay the comms after the entire completion.

  12. u might wanna try places like Home Fix or even online to get those nice tile stickers. Alternatively, can paint over the tiles.
  13. ya most importantly dont stress yourself. U have started well by asking for advices from many nice people here. I think the quotes is quite reasonable though its the final results and the progress that matters most. For electrical works, it might be better to confirm the actual amount of work to be done as the description indicated in the quote is not sufficient. eg, installing tv points (how many?). As for the living and dining room cornices, it might be better to safeguard yourself if the "install and supply cornices" to be included in the quote rather than just cornices for living and dining room. All these is to avoid any dispute cos renovation is a major headache for majority. Men can lose their sleep over it and women can cry over it when things dont turn out smoothly. Once u have cut down alot of carpentry works then u'll save alot. We've learnt from our 1st renovation that its better to cut down on such items as no point spending a bomb on all these built ins as u would not be able to move them once u decided to sell. That's what happened to us, we decided to sell our place after staying for less than 3 years and its our buyers who benefited from all those built ins. Now for our new place, we've become smarter and our lives are not shortchange at all even w/o those built in warerobes, cabinets and we have the liberty to change them when we get tired of them or their positioning. That's my humble opinion.
  14. I think they are busy and the person might be rushing so was not polite. We engaged them in 2005 and also a 2nd time this year. They charge very reasonably even though we had to go for a 2nd lorry load and our unit was 2 floors below the lift landing. They handed everything in case and we'll definitely support the yellow ribbon a 3rd time. Bought drinks and ordered Old Chang Kee in advance to arrive roughly at the time when they were due to finish unloading everything but a 2nd trip was required so they rushed thru the tea break. Bravo to The Helping Hand for doing a good job!!!!
  15. try The Helping Hand from Upper Serangoon. Its better to ask around and get the movers to quote then settle for one that charges reasonable fees and no hidden agenda is the most important as there are movers around that has hidden agenda when they do the moving on the actual day.
  16. granite also got from China and India. And not all solid surface cheaper than granite. For stain, basically solid surface top is more prone to stains especially if the colour u choosing is in the lighter colour range. I dont have a problem for my black galaxy so far and I think granite would add a few more bucks to your valuation when u wanna sell ur flat next time. if you have the budget, want near zero maintenance then opt for granite.

  18. i was advised to use a small cap of the green bottle bleach and it does help to keep my homo tiles alot cleaner and rid off the so called óily feel. Now new place is ceramic tiles so no more problem. I'll opt out of homo tiles anytime.

  21. ya, then i think its worth a try to get back at the agency and the agent if threat starter decide to go to the media. I always thought the recontracting clause is very distasteful and some bodies must step in to correct this.
