Just to share. For those decking done by pros, they will generally do the following. 1. Create access panels for you to wash the underneath your decking. 2. Measure the distance between each piece to take care of expansion during heat. Else will crack after a while. or become uneven. 3. Ensure that the wood pieces flushed with your living room while entering the balcony. This is impt as you do not want to cut your toe. 4. Expensive lacquer (which I demanded) After seeing them do my place, I understand why it cost so much.

Anyone knows how much to hack a wall and do a "bar counter" for a open concept kitchen? Anyone got quotes before. Many thanks.

About 3000 sqft. Its a 11 years old cluster house.

Basement Living Room As this area is naturally dark due to it being in the basement, I intend to install a projector + screen for soccer and movie viewing. So basically, I intend to do the following reno. 1. Wiring of the house to prepare for Fibre (Opennet) installation 2. Open concept kitchen 3. Repositioning of common toilet door 4. Projector + screen in basement 5. Adding downlights to some areas If budget allows, will also do the following. 1. Platform for master bedroom 2. Re-construct Living room TV console 3. Motion sensor for lights at stairs (for safety purposes).

Living Room Will replace the TV console to something simpler, if budget permits Dining area Will be knocking down the kitchen wall to do open concept. Hope to let in more light and wind. Back Garden No changes to back garden..

No lah... as usual, all the fixtures will be there. The movable appliances will be removed, unless we request for it. We didn't request for the water dispenser as we have our own filtering system.
-
Think you r referring to the white bowl? As far as I know, its not a fountain. Just some decor by the previous owners i think.
-
Just some changes to suit the living habits of my family. Major works will be creating an open kitchen and laying platform in the master bedroom. Will also do wiring to prepare the home for fibre connection (aka Opennet)

Yup... Private cluster housing. Landed with condo facilities. The previous owners done their place up very well last year. So hopefully I can save on reno when I move in.

Hi all fellow bloggers, As my previous t-Blog mentioned, we have sold our unit our current place and bought a unit at a cluster housing development nearby. One of the reason that drew us to this units was its existing renovation. It is really well done and every thing is so new. I will post some pictures soon. Hope to share our new renovation journey with you..

I like it too.. Will do something different for my new place.... Maybe do a Liverbird or Liverpool crest decal.

It's not from Ikea. Its a slightly customised bed from one of the shop in Beach Road Furniture Mall. Need to customise to fit nicely into the room.

Used for a year. No problem. But I did not use the dryer part as there is sun on my balcony 12 mths a year.

Sorry for the late reply. Think the decking cost around $1888 including the planter area. I would recommend it as it give the balcony a very homely feel. Stepping on the decking barefoot is very nice as compared to tiles. Not much maintenace. Water will seep down and flow to the drainage. Also no big items will get stuck underneath as the gap is so small between the planks, also we also stay quite high, so no leaves or stuff like that. The contractor will do 4 access panels at the 4 corners. You can take it up to use water to flush the bottom if you want. Very convienient.

You are good.. Ya... I just sold my unit. Buyer made an offer I could not reject. Based on my experience, nowadays foreign buyers look for ready to move in condition, and will pay more for nicely renovated home. For renotalk friends, do more for your place. It will fetch good price. Maybe will start another t-blog for my new place. The place already quite well renovated, so will not do much.

Painting Versus Wall Paper
hkching replied to leechaorui's topic in Ceiling, Walls and Flooring Works
Another advice. If you are doing wallpapering for just a few walls and painting the rest, get your painter to paint the wall which you will wallpaper too. The color of the wall should match the color of the wallpaper. Reason being : 1. Painter would not usually charge you less if you have 2-3 walls less to paint. 2. If you use a dark wallpaper and your wall is light colored, any slight misalignment when joining the wallpaper is very obvious. I wallpapers almost half my place and I love the effect of wallpapering. You can see the effect here. I've been using the towel for a some time. Really like it. So I don't think i will throw it away just for it to suit the house. And many many things are like that too... As my ID say, the beauty of newly renovated place may just last 3-4 months. After that practicality will set in. And it is the practicality of the place that makes us feel comfortable. Well, that's my opinion anyway..
-
Haha... you are right... Too bad I'm not staying in a hotel or showroom.. Certain level of practicality needs to come in.. Cannot always live the dream... As you can see, I got lots of stuff in the shelving. If no shelving then no place to put all those things.. so no choice.. Wanted to do suspended but that limits the walkway space.. so idea out...

Yup, it is the standard single size. Actually not too cold. You really under the window, so most of the wind will blow above you. If I feel cold, I will just shut the window above me and leave the other one opened. I feel quite nice when you wake up in the morning and got a full sky view. Calming effect.. I have been sleeping there for some nights and quite comfy. I just used dark laminates lor... ID advised that room shouldn't be bright so more cosy to sleep in.

I just bought some leather cleaner that is meant for the cars... But agree lor... have to be extra extra careful.. Maybe after kena my first stain I bo chup liao...

This is the Lindam gate that I mentioned earlier... End up I did not need to fix it up to the wall. Just bend it to the correct shape and it can stand up itself.. Really good for people with balcony and dun want their kids to run there unattended...
