Converting 1-gang Wall Power Socket To 2-gang
blackcar replied to lipton's topic in Electronics & Electricals
Ok, if u dont conceal the wiring is much straight forward job, just add 3 core wire to do the extension whatever location u want it. Meaning, just add a double switch socket connect to the wiring and the other end of the 3 core wire tap it on the existing single switch socket. In this way, u have an additional double switch socket point. -

Converting 1-gang Wall Power Socket To 2-gang
blackcar replied to lipton's topic in Electronics & Electricals
Huh? how would it being share with air con? Yrs it casement aircon or those single unit comes with compressor and a blower? Yr air con plug is it round pin or those flat pin? Do u have any others single socket point within the room? Is better extend from another power point rather than using yr air con to convert it to switch socket point as the power rating is entirely difference. Ya no way u can split the load!!! as it is share with the same wire. Conceal means u needs to hack the socket from single to double socket size. Is better to ask a qualified electrician to do the wiring for u. Is just not worth taking the risk bru. -

Nopey just using the existing wire to reconnect to the double socket. But make sure that u use it for "normal" consumption applicances. Not for air con, hair dryer kinda of stuff which consume alot of current. If not, yr breaker will trip. Hope yrs is not those conceal piping!!! More hacking and stuffs. If unsure, the best is to leave it to the electrician. Btw, how much the electrician quoted u for this simple job? -
Buying Pte Property
blackcar replied to tpwong's topic in Landed & Condo Private Properties Renovation Discussion
2 & 3 - is best that u go down to CPF and ask. 4 - can why not, engage yr own lawyer for the purchase. 5 - is best u can obtain a valuation report but most of them will unable to provide one. It seems like market practise? Alternative is to call any bank and inform them of that particular property for valuation. The bank will able to check and revert to you by phone call. U may wanna call afew of them to have a gauge of that property price. This service is free, just call the bank and enquire. -

haha same here. For those who wanna see the real thing, can come and view my old hse before it being sold. lolz The kitchen ceiling i repaint it and paid extra cost for the repair of the spalling concrete too. After two years, recurrence of the spalling concrete!!! Anyway, happbear, be happy ya and good luck on yr reno!!! Sorry to cause u so much concern!!! cheers P/s: Ivy, so have u settled down with yr new hse? I still have tons of boxes unpacked!!! haiz.........

Yr method of repairing is correct but is due to the water seepage which resulted spalling concrete. Meaning, u repair that area, water still manage to seep into another area and so fort. So is like never ending issue, as the ceiling is old. My fren brought a resale flat, he stays on the highest floor and on top of it is the water tank. After staying there for less than two years, water starts to seep into their ceiling. HDB will come and repair for free and my freb shld be happy rite? No, bcos almost every two years the water seepage will recurrence. The hse will be like having minor renovation every two years or so, is a nightmare. Ivy, my suggestion to allow the spalling concrete falls onto the false ceiling if the problems cannot be resolved. The concrete and false ceiling height shld be less than 6 inches. Hence the drop will not have a major impact and will wont cause the collapse of the enitire ceiling board. Then again, this suggestion is like doing a cover up job and sweep the problems under the carpet. Frankly, i hope someone will come out and provides a solid solution here. I did patch up my spalling conrete for my old flat, as it is on top of my shower area. Its been 6 months or so, it is still holding up good but not too sure for how long its will holds up. Imagine, bathing half way thru, the concrete drops on yr head!! Is no joke hor!!! Anway, before you install the false ceiling for the whole area, make sure yr contractors repairs all the spalling concrete area in the proper way and not just using cement to patch up. Usually the symptom of water seepage, will be peeling of paint coat. Then yellowish stain will appear and the affected area will starts to have small cracks and bulge out then finally, the entire affected area will collapse. Yes, usually due to the oxidise of the rebar!!!
-
My 2 cents suggestion, IF POSSIBLE!!! do false ceiling throughout including the toilet ceiling too if the height within the HDB specification. In my opinion, is beyong repair, most of the contractor will tell you is not an issue. Usually they will hack off the damage area and patch it back. After six months later or so, yellow stain will appear and it will starts to have crack and the affected area will bulge.
-
Wow looking at the ceiling, spalling concrete. Make sure yr contractors knows how make it good. From my knowledge, is not easy to resolve this problem.
-
Which part of the wall water seepage? Did u engage outside contractor or ask the town council guy and come over to take a look? Sometimes water seepage from outside after heavy rain.

Go Daiso or Homefix, i m sure u can DIY!!!

yes, thanks for the details explanation. Unfotunately many ppl are being caught by this scenario. When i was making enquiries of my CPF after the purchase of my hse, they pointed out this changes and was told that not many ppl are aware of this CPF ruling. I guess i m quite lucky didnt fall into this situation, infact i wasnt aware of this ruling too. If not got to sell hse, car and blood to pay for the bank loan. lolz Hope newbies buying yr dream hse got to take note of this ruling if you intend to use yr CPF for bank loan installement. cheers

c) needs a little bit of forward planning. On 1 July this year, the minimum sum cash component increased by $5.5k, from $53k to $58.5k. Assuming that you withdraw your OA to the max limit permitted in excess of the minimum sum cash component, and from now till June next year you use the monthly contributions in the OA to service the mortgage which means that your OA will not grow significantly, so when it comes to July next year, the higher limit kicks in and you won't be able to use your OA to service the monthly mortgage and you'll have to match the shortfall in cash. This can be painful. So the idea is that if you only marginally meet the minimum sum cash component, you need to set aside a greater buffer or restructure your HDB mortgage so that both mortgages can be comfortably serviced taking into consideration increases in the minimum sum cash components each July, especially if you are not planning to sell your flat. Hi only OA? I thought is combine of OA & SA minimum sum of $58.5K?

Congras, hacking super fast one. Did u change the flooring too? If not, make sure they placed protective sheet over it. Last time my marble flooring they didnt put it at all. Reason bcos can polish di, stoopid reason. After hacking, will be waiting and waiting time. If you replacing all the doors to veneer door type, make sure u that they provides u the SOLID door instead of hollow one. Coz the price wont be much difference of less than $40 or so. But yet, they didnt offer me to get SOLID veneer door, i wonder why. If u doing laminate wood, their offer will be either Power dekor or Ace flooring. As for Power dekor they will wanna charge u 7 percent GST, they claim that it is the laminate company asking for it, another stoopid reason. End up i choose Ace flooring instead, both are from China made and installer are the guys from Power Dekor staffs. Oh yes, the shower screen, if you wan more than standard height of 1.8 meter, u better sounds it out, if not they will claim that u didnt inform them. Electrical point, nego for a lump sum instead of breakdown of individual job done, tis will save u quite abit. U got to determine how many electrical points for yr unit before nego with them for the lump sum charges. Freebies, cant go without it. Like locks, door stopper, door bell, store room shelving and many mores................... U wont regret getting Ah Soon, but not the hometeam though u got to be strict with them. If Ah Soon is the man, u r in luck!!! Happy Reno!!!! -
