  2. haiz, but still yet to get over the 'surprise' yesterday about not being able to hack the beam at the balcony eventhough it was previously approved... hopefully everything else goes smoothly and no more such hiccups...
  3. hi AJ, thanks for the fast response. we didn't know about the thickness and signed readily for a granite top. only when the drawings are out that we realized that it's only 20mm. if the norm is 20mm, we may want to increase the profile to 40mm as well. but our table top length is about 19feet. so the cost of upgrade will be.... does anyone know the cost of upgrade per feet? thanks again

  8. hi reiki, thanks for the tips - this is the 1st we're hearing of a ruling for floor-ceiling height will have to check with ID if there is any minimum. else, some of the places will have "easy-to-wipe" ceilings! anyway, hopefully ID will be able to come up with a fantastic solution... we shall wait n see. yup, that is my fatty in the avatar... naughty little rascal... but still the apple of my eye
  9. just received a heart attack. the previously approved hacking of a RC stiffener at the balcony area, is now rejected. because it is connected to the balcony floor support of the unit above us seems like another place for dropped ceiling again *faint*
  10. oic, the beams are all concealed behind the walls of masteroom and bedroom 3. basically, the beams should be in the places as us, only differences are the positions of the walls below the beams. Here's a picture of bedroom 2 that i can find offhand to show the beam: Bedroom 2: The beam is located along the right side when you enter the room. There isn't any on the left wall because it's located along the right wall of the master room.

  12. hmm for bedroom 2, i think there's only one beam that runs along the wall on the right after entering the room. let me see if there's any pictures that i can post for you to see. for balcony's distance between the floor and window, i can only tell you after the contractors clear the debris and re-lay the tiles because we intended to level the area as part of the dining room. it's probably the distance between living room floor and window + 10cm (due to the balcony's default drop).
  13. yeah, A&W was still around when the guy had his root beer floats during his secondary school days. now that we're moving to Bishan, we'll probably buy more of the GV movie passes offered by HSBC J8's GV is where we usually catch our show. we don't have to pay parking fees at J8 anymore!
  14. saw that u're moving to AMK. we both had our AMK days too - guy: has been staying in AMK all his life. old place - 4rm flat; moved to a 5rm flat across the street, and still there now. girl: stayed in AMK till age of 5, opposite the macdonald's @ amk park now - during our early days, AMK had no MRT, limited buses too..... it had only... KFC
  15. yeah, you have sharp eyes too haha actually, we did notice the parking issue back when we're doing our house hunting in this cluster. the available non-season parking lots were usually the ones further from my block. the current upgrading of the cluster doesnt help either. the haulage containers and trucks occupy the already precious and limited lots. talk about bad timing. the lift upgrading works are in progress and probably won't complete in the next 2 months. With only a lift servicing 20 stories of residents, we're so pai seh to hog on to it because of our ongoing reno works
  16. merryman: thanks. you have sharp eyes. yes, this is the layout of the point blocks in the estate booy: st 24 units are much younger right? We haven't been to units there other than our friend's EM near the Salvation Army. Didn't really take note of beams until we started our reno exercise
  17. hi AJ, yeah, we're on st 13 cluster and pretty near you. your block's location is excellent. Shop&Save and KSL is right opposite! yeah, the beams caused some new strands of white hair :S both of us tried so hard to work around these irritating beams when we brainstormed our layout. eventually, we gave up and adopted the last resort, i.e. lowering of the false ceiling. as for exposed pipes, we have 2 in the balcony area, which we intend to box up
  18. hi sohck, rem my posting you n commenting our houses have almost the same layout? rather similar, isn't it? was hoping to get a few tips from you on how to minimise those ugly beams and getting around the low ceilings
  19. hi all, thanks for the well-wishes.... got the keys to the place end june, and reno has just started. we will be flushing the beams with false ceilings for some areas... hopefully it wun look too low and caved in @ the end of the day! the good news is.... we have gotten the approval to get rid of the beam supporting the balcony doors, so that area won't look as if its been cut into halves. turns out it isn't an RC beam, but a stiffener. a few pics of the place as it was when we got the keys. LIVING ROOM DINING AREA BALCONY (with beam across living and stiffener @ balcony) KITCHEN this is the niche which used to be the storeroom... and with the beam KITCHEN another view of the long and narrow kitchen
  20. source of headaches: BEAMS being an old flat which is more than 20yrs, the ceiling of the place is uneven, and lower than that of what we usually see in flats which are 12yrs or younger. we were told that overall height of the place would be compromised by about 6cm (low). coupled with that, beams and more beams ran all over the place. 1. previous owners tore down the original storeroom, leaving a gaping beam running through the kitchen 2. beam @ the foyer and cutting between living room/dining room - we can lay our palms flat on it!! (SO LOW) 3. beam supporting the balcony doors - potentially compromise layout, as we wanted to level the balcony to increase effective dining room area BEAMS... headaches and more headaches
  21. home-to-be is a 5-rm resale flat in bishan... honestly, we never expected that we would end up in this estate. but the world is always full of surprises below is the original floor plan of the flat; will be posting more pics on the headaches that have plagued (and are still plaguing) us, and the layout we will be looking forward to when reno is complete.

  23. thanks for that, sohck. will call the id and ask him for that, cos he told us he got someone in his coy to submit. we actually called up the area office hdb officer, and according to him, nothing submitted, or pending for submission. abit worried now...
  24. are we able to see the status of the reno permit which our contractor/ID has submitted on our behalf? logged into the hdb website, but there was no indication of any reno permit pending/approved; and we were told it has been submitted. anyone able to advise?
