My concerns are the same as hers, $. Budget is very tight and we might even have to take loan because of so many big things happening at the same time and we are still repaying our parents study loans. Yea, tmr when I meet her, we will discuss the reno stuff, what to have and what's optional and what not to hurry with, then it will be contacting contractors for quotation already. So fast, I've not even been to my 1st appt yet.

Yes they are... for me, my gf and I prefer the location than buying elsewhere and not wanting to take up too much loan or cov, we have settled for that 3NG. I should be calling Ah Soon Uncle very soon also. I think the toilet still not very bad, but not able to be big. Saw a 4NG which was worse because it had its kitchen toilet spilt into shower/squatting toilet potions. You can use the utility rm as a store and change your store to a built-in wardrobe if you don't mind the cash involved or you can use it as a garden/study area/wet kitchen/etc ... I'm tight on $ so I'm seeing what I actually need to do because it is high likely I'll change after living for 5 years there....

Another 3NG in amk to look out for My floor plan is mirror image of yours, but without the utility rm... 1st appt only in early may so it'll be quite a while before I do mine up... For delaying of handover keys, you can always check with the HDB... policies change ever so frequently so it is hard to base on just our words (though I'm really a greenhorn here)

Roughly, have to check street directory but saw an unit at 128 before, but that MBR had leaking ceiling... we have the same floor plan (HDB just emailed me), i considered it narrow because I don't think I can put sofa and tv on opposite sides of the length of the living... still unsure where to have the tv, sofa and all... Sliding door is partly considering the possibility of aircon, you're right about safety, my parents' place where i'm staying has it and my mum has knocked into the door a few times... she's afraid but still very interested to see your place, so I'll be the barrier ... If I put the wardrobe there, I'm going to put my bed where your wardrobe is, and face the window, but maybe cannot have side tables if I have it this way... then maybe put a tv rack under the window area... not sure yet, still have to discuss much with my wife-to-be... wah, mahjong, something I like but she doesn't

My first appt is in early may... flat at ave 3, i think just few mins from yours Valuation is 228k, no COV (buy at valuation), option + deposit 1k, and only 3rd floor.... the earlier valuation was 233k. I see, I think I will still do Lbox but maybe not false ceiling... doors, depend on my partner if she wants to change... windows and grilles for the windows facing corridor will have to change... I'm wondering if it is too early for me to ask for quotation... anyway, I'll be too busy in may till mid June so I don't want to do it halfway and come back to it...

I don't have mine yet but just basing on layout... also getting an 3NG apt in AMK, waiting for 1st appt wow, the price is so high... mine is a little better, thankfully the valuation dropped and the house was pretty much original.. $25k is a big sum for me... thinking of the cost of chinese wedding dinner that I'm going to pay for... but your place looks good and is a good resource of ideas for me
