Should be ard 20k-25k ba I do up my 4A - 101 sqm for less then 21k but without doing ceiling and wardrobe. But really depend on what you want. Cos mine can be even more cheaper but i chose to upgrade my laminated floor and upgrade some tile and some small small thing. If not initial quote i think ard 18k will do.

market rate is ard $35 for 1st light and $8 for remaining Additional $2 for every light dismantle. My Electrician charge me $10 per light (including dismantle) If the lighting shop got this service better engauge their Electrician . Mine don't have. So bo bian .

I hack all the floor but overlay all the wall . Rem one of the contractor did told me before that overlaying is actually more stronger compare to hack and relay. not sure how true is it....

I'm not sure if you guys heard about lightings.com.sg at blastier rd. They are fix price with 110% price guarantee Lighting design a lot very nice. Compare a few light and they are really the cheapest (almost bought at chuan huat and light arcade) until I found them . They are newly open but the price really good. I do a lot more then yrs Item Same as yr : Hacking the floor in the toilets (2 of them) and re-laying the tiles (both floor and wall) Hacking the kitchen cabinet and re-doing them (i do a 30feet one with solid surface of cos) Repainting - whole house Additional item including: Flooring for living (hack and relay homo tile upgrade living tile to $4 psf )/ 3 bedroom (supreme AC5)/ 2x shower screen/ 1 X 5 feet vanity top and cabinet / window for kitchen/ 2x toilet door / electric point and piping for kitchen and toilets/upgrade some toilet tile to $5 psf/hack kitchen floor and relay tile (floor and wall) and many small small item like labor for w.c etc etc Item i don't have: Hacking down the built in wardrobe in the rooms (2 of them) (should be cheap) - Building up a partial wall All for not more then 21k (of cos not ID firm lah) If you wan i can pm you my contractor contact. My house will be ready somewhere mid June just finish tiling yesterday - will be inspecting the workman ship (so far so good after 2 visit over the weekend) . Think you need to confirm the pricing of tile they give you. eg, 2.80/sqf tile or 3.50/sqf ... etc etc. Cos some contractor can quote you cheap cheap but limited yr tile price selection. Then in the end you might need to top alot. Better to get it all black and white. For my case, when doing the quotation , my contractor already tell me my tile price and if i want to upgrade I got to pay the different. feel it's better that way .
