  2. Thanks for your compliement. But I'm not the best choice, I'm just one of the good choices. I believe that there is always somebody out there that are better than me....so I can always improve myself to reach to the stardard (which I know it will never come cos don't know any person yet, but at least there is a goal, there will be improvement)

  6. Ah ha....20yrs ago tiles....3" by 8"......forgot where I brought it last yrs...will keep a lookout for u at defu area tiles shops. Know it quite hard to found already. Maybe those small small old tiles shop still have over stock.

  8. Grouting for the tiles, usually it was use but if your tiles is white or grey, the contractor may used white or normal cement as there sure have those during reno....another way to save some cost. grey grouting white grouting
  9. Just keep a positive mindset will do. One of my friend also the same...do finish reno paid for the cost price only...but while doing, don't know which workers scratch the side of the door, ask me to change..so need to come out own pocket money.. all other material such as silicone, wall putty, cleaning...all need to DIY for him for free. Another incident is the AS victims case so big ho-ha that a lots of concern forumers asked me not to loss heart and also take in more other victims cases. Presently still helping 2 victims at the moment. 1 of them the kitchen wall tiles crack and hollow (a lot man)....and AS still dare to go collect the balance payment and threaten the owner, until very big that police also came. Another one recently called me that their neighbour below complaint water leakage and the reno is completed last then a yr. Had arranged this afternoon goes up to see how is it. I earned from this trade , help those in need is what I feel in returning to the society. That's why u don't really see I sell my services in this forum, I only advise to those in doubts.
  10. Even I know how to draw or provide 3D drawings, I'm also don't call myself as an ID...and I think most of u have mistaken what is a real ID already. A person who provide a 3D drawings (which we saw a lot in this forum called themselves ID) which they may not be at all. 1st of all...do they have cert. to qualify them as ID? 2nd do they know the material- pros n cons? 3rd they give u A4 size drawing or A3 size drawing with all the material used beside it? 4th they know how to project management on all the sub-cons n not main con? 5th how well they know about the rules and regulations of BCA n HDB? 6th is the design similar with others? Which I'm seem more than 7000 over designs and more than 3/4 of them are similar. 7th how many times are owners told the so called ID what they want to do or the ID told them what they can do? 8th how responsible they are? A designer never design thing twice. A designer use his/her creativities, knowledge on material and innovate to design an interior or exterior. Take example....feature wall...don't u think most of it are similar? Square or rect. here add some tinted mirror, laminate, metal strips, etc....all so similar, just change the patterns here and there only...then use 3D rendering drawing...wow look nice...but still...haiz...I'm admit I'm a copycat, cos whatever I done up, it seem no diff. from others design...quite similar. U as a hse owner saw in mag. on what u like and told the contractor what u want + add something here and there...does that make u an ID also? L-box, false ceiling, Cove lighting, u use, I use, everyone use...what so different... I feel architect are more knowledgable, better design scent and really do up things differently. Seriously I not against anyone or anybody....this is just my personal point of views....take this as a reading pleasure, no harm to animal or person when I wrote this.
  11. Actually for those my friends n relative that I've done, all I charge them cost price and they just paid me a coordinating fee(they name the price) or don't pay me if they found my services not good.
  12. Cos the other 2 bedrooms and kitchen windows were all new and it dark brown colour whereas the existing corridor windows were old alum. frame. So owner request to change the frames to dark brown so as to look uniform for all window frames.
  13. Actually I hope to break this Myth of if friend is contractor, don't let them do. I feel if your friend or relatives ask u to do, u must put in double effort.
  14. I suggested to owner to do 2 panels. Its very subjective on whether to use 2 panels or 3 panels. Only when onsite u will know better...such as u can see the lift from the windows, the wind that will flow in also mean the dust too as its facing the expressway. The produted track, will that made the owner to put their things in future restricted. Quite a no. of things to factor in to decide what is best. There is always "got 1 good no 2 goods" theroy...design good, but not practicial or too expensive....etc. Knew that u are setting up your own as a reno consultant, reading this T-blog will enrich your knowledge on reno but I also keep some things not showing here too so as not to let the newbie ID/contractor/consultant know too much without paying a price for that.

The sample is correct, I wanted a 2 pcs sliding window panels instead of 3 cos having 3 tracks mean larger width, which will protrude out a bit in the bedroom. 2 tracks will flash with the wall which is nicer. Maybe becos the previous window was 3 tracks so they made 3 tracks back. But anyway, they had changed to what I asked for.

  18. Thanks for your compliment. That is 1 software that I'm going to purchase and learn. And I believe its will upgrade my skills and presentation to potential customers. Just want to give a more value added services to hse owner. To be frank, I think most contractors unable to come up with 3D....mostly they outsource it.
  19. Window installer was here this morning as early as 8am to dismantle and install new windows. They made a mistake on this window. Instead of 2 panels, they made a 3 panels windows. Reflect this up to their boss to change it to what I wanted in the 1st place. Will waste another half a day on this....haiz. Need to go another job site now....will update tonight.

  21. Small mirror problems on the way..... After dismantling the false ceiling in master bedroom. Saw all the big screws and wall plugs left in the ceiling and walls. Unable to screw out, can't hammer in. Look like have to DIY liao. 1st hidden cost on the way.....to owner U see how ugly the ceiling is and the wall....want to plaster or sand not?

  23. For those who think that the waterproofing is added with normal cement, then it is wrong concept. It got to be added with this...mixed together then use a roller to apply on the areas.
  24. 3 containers of waterproofing used for this reno....normally, others will not waterproofing the kitchen area less the piping discharge area. As I've often seen that the leakage of water from kitchen area happen mostly is the washing machine discharge area where there is no waterproofing on it. Learnt from others mistakes and improve myself on it. Although things may happen only on the later part of the owner life, but if we contractor was to put it into our shoe, we won't want that to happen to ourself also. Spending a bit more is worth it for the long run.
