Sorry for the late updates. Keep forgetting to bring my camera back home. Last Friday, City gas tech. guys finally came to install the piping and the gas heater. Luckily I was there, if not they really install the way they like. Need to let them know the location of the heater and also where the gas piping for the gas dryer. Seem to me that the guy didn't know how the dryer look like as he told me the heater cannot install the way I want it to be cos of the vent pipe from the dryer is at the right side rather than the left side facing the window. Too bad, I've installed the dryer before for another hse owner and I know the location of the vent pipe so I told him about it then he knew that he was wrong. The height is take into consideration that the hubby can reach and change the battery in future rather than the wife do it cos the hubby is the one cleaning the both the bathrooms, washing the plate, etc...

Brought it last yr. With the db @ 54, really able to hear it compare to starmex 21db. When I mean noisy is the unit not compressor (cos compressors are all noisy).

For 35000, my only worry is as this is a built in oven the self cleaning temp. of 500C will actually melt your cable behind. Have not experience it yet but best to ask the sale person or anyone used that before.

No, there are 2 type of Mit. elect. System 4 inverter. This website u can see all the model and brands of the air-con, http://www.coolserve.com.sg/ . There is starmex series and there is just mit. electric.

The 1st forumer that I had done in renotalk was fm last yr. It was a very small small reno work, less than $2K. Dismantle and disposal of existing vinyl flooring. Supply and install vinyl flooring for 3 bedrooms. He been looking for contractor to do this for his parent's flat but no contractor want to do. Even the supplier also don't want to sell him the material. He been looking ard for the past 1 1/2 yr but to no vain till he saw my post.

I knew Rannai have this safety valve that some other brands don't have, since u getting Rannai hod, so I advise u on that as some others didn't know about that.

If u just want painting and air-con installation, then forget about the rest of the quote. Buy an air-con, let them install then ask a painting service to paint whole house. All less than $5K.

Sediment flooring....German imported product, www.remmers.co.uk (4 coatings). USA imported product, texture spray painting, www.multicolorpaint.com (6 coatings) Kitchen + 2 bathrooms, floor & walls - $4900 Texture spray paint- Class A fire-rating. Stain and Household Chemical Resistance. Mildew, fungus resistance and bacterial inhibition. Scrub resistance over 30000 cycles (that mean everyday scrub the walls 1 time, u need to scrub 90yrs then the paint will peel off) Btw, $10K is not possible to do up everything for 1 kitchen and 1 bathroom. Help u d o a rough gauge. Kitchen cabinet 20ft, top and bottom avg. @$100pfr - $2000 Solid surface, 10ft avg. @$80pfr - $800 Hacking and disposal - $1600 Tiling and waterproofing - $3000 Tiles - $2000 Plumbling works- Labour to install 1 WC, 1 basin & tap, 1 kitchen sink & tap - $200 Electrical works - ard $300 Hob and hood - avg. $800 Sink - $200 Tap - $80 Basin - $200 Tap - $50 WC - $300 Total cost u need to buffer another 10%. This is just a rough gauge, different material, different cost.

For the hod, need to ask them to add in the saftey valves so that even when the flame was blow off, it will cut off the gas supply in 7s. As for the hood issue, need to know your hubby height then I see what I can do to mod. it. Personally, I like to do things differently from others if allow to (at least 1 item in te house must be special). but most importantly, the owner must like it cos they are the one staying in the house, not me. My view is not to let any of my reno to have any eyes sore to the owner and at the end of the reno, the smile on the owners are priceless compare to wat I'm earning. That will be the best reward.

jaskel concern more on present owners than to potential customers. Cos must put in my heart when doing current projects. I don't mind earning less but must do it nice. I also like to do new things and titanax hse reno have something new that others don't have, even its cost me a bomb on doing it (not adding the price to the owner but owner must agree to let me to it first ). When the time is near, than will let everyone see it.

There is one more brand for the fan, Elmark, 1 model that I like but was soooooo ex. $1K+++. So I didn't recommend. Laundry- TAME is totally out of my list at all. Service not good, be it before or after sale. Outdoor funiture...beside Natural Living, there are at least 2 more shops down there u can look at too. WC-not so soon, need to measure on site. The optimal height for the hood is actually listed in the manual. Normally, is 600-800mm between the hod and the hood. The cabinet height(800mm) + motar base(50mm) = 850mm + hod height (75mm) + distance to hood (800mm) = 1725mm. Look like still not high enough for u.

Ceiling fans can go for KDK, crestar or fanco. Sinks - Song cho, Rubine, etc... Laundry system - www.ezziliving.biz, http://www.orlant.com.sg/, etc.. Outdoor furniture - need to go sungei kadut ave to see, cheaper there.

Hi titanax, the extended wall on the pic is a hollow block wall, as the dryer is wall mounted on it, worry that if used gypsum partition, it may not have the strength to support the weight especially when the dryer is turn on, the vibration will sooner or later damaged the gypsum and by that time is a big big problem as the cabinet is up. If needed to serviced the piping, one of the ways is the wall need to cut and then build back after they serviced the piping, another way is thru the top cabinet, dismantle the box up and do it.
