Is good that u came out to clarify out clearly, as least it gives the hse owner an answer. But regard is an internal or external conflicts, best not to pull in the hse owners into it.

That's should be the correct way but usually there is always some unforeseen circumstances along the way. Doing reno is not 100% perfect, sometimes need to give and take. And this will create a happy owner and happy contractor. A win-win situation for both.

Meet up with Jason...hmmm...don't even know head and tails of it, just know he delayed some hse owners reno. Maybe can look for him in Batam just joking. Tot his wife is handling all affected owners' projects, maybe a bit delay for them but she didn't run away or said didn't want to do. Hope affected hse owners didn't pay him in full. I've nothing to start off to help them. One victim had approached me for help,I see what I can do....he not that easy to find.

Its very subjective on using pelmet or not. Its mostly depend on the area where u putting the curtain having a beam or not. L-box, false ceiling, is normally doing at a 6 or 8 down from the ceiling. If the beam at the windows area is more than 12 inch down and owner want to cover the ugly tracks for the curtain, then a pelmet is needed. Pics below will show why a pelmet is needed. This show a L-box with a pelmet. The L-box end at the beam. But owner want to hide the curtain tracks and can't do a U-box cos this mean the track will have to move further away from the windows. So a pelmet is made below the beam which is also know as the U-box. Hope this will clear some doubts on whether a pelmet is needed or not.

Flooring...choose anything close to sand colour. as for walls, paint 2 tones blue colours...dark and light blue. Ceiling light blue colour. Furniture...outdoor furniture...having a daybed will also fit in the theme. Mostly when we going to beach, we are toking about sunny...so try not to have too many dark colour in the living room. Things design ard should be light tone and some areas having red and green will make it look more relaxing. A not not to black or grey colour items.

I can see that rust started to form on your sink.

To test on whether is the tap internal leakage or the sink leakage, 1) off the valve connecting to the tap's hose. 2) release off the remaining water in the tap. 3) Clean the "condensation" water beneath the sink. 4) Wait and see unlit there is no dripping of water. 5) Fill your sink half full. 6) Wait and see any condensation water not. If yes, your sink is the problem (see where the water is forming at, it can be your bottle trap 'O'-ring there leakage also). If not, 1) On the valve. 2) Don't use the tap. 3)Wait and see.(Usually, u waited how long after cleaning there start to have "condensation" water?) If yes, your tap maybe the problem. While doing the testing, u can tear out the black rubber.

Hi Lawry, Long time no see. Look like you got a big problem down here. If I'm not wrong, 2 more years and your sink will collapse liao. Water leakage is a big problem for u now. There are a 2 possibilities that I can think of now. 1) Your kitchen tap 2) Silicone between your cabinet top and granite top

Laying of tiles, 1 cost. Buying of tiles, another cost. Grouting, still additional cost. Lastly maybe acid wash, still need to pay. So all these cost vs just using cement to smooth out the wall.
