  1. I agreed and disagreed with u. Now some of the sub-cons will collect a % of amount before carry out the work. This is so that they can use the amount to pay for the materials needed. If main con don't have the capital to pay for it, how works are going to start. Of course hse owners will always feel that if they paid the main con, what if work don't carry out. And vice verse, the main cons will also feel that what if they paid for the works done and can't collect the $ from the owners.... As renovation is not small amount, both sides also have the fear of losing the money, so is there a better fair contract to both the owner & the ID/contractor? There are sure to be some bad ID/contractors in this industry but there also have those "too much" house owners too. Being a house owner, I had met bad contractors, being a contractor, I had also met those asking for too much house owners but of course I had deal with more good house owners. Is following the CASE rules and regulations for the renovators a good guide and fair to the house owners? Or more need to be done to protect both parties?
  2. Nobody want their painters to paint their house and see their paint peel off. Painting is also a skill. Don't expect to pay for a cherry qq and expect a bmw quality. How many will really want to pay to scrap off the old paint b4 applying new coats? Most will actually pay to apply new coats over the old coats. But for sure, plastering wall or raw wall really need to apply sealant and sealant got oil and water based type. And btw I know how to ensure that the painters paint my hse and its won't peels off. When plastering not dry yet, don't paint the wall, even thru the surface is dry, doesn't mean the internally is completely dry. When painter was ask to paint the walls, they may not know that its not completely dry so when the paint is peeling off, who to blame, the owner, contractor/ID or the painter? This is just 1 good example. Another example is chalky old coat of paint. Anyway, my knowledge for paint is limited. Paint peeling off is normally the consequence of fire or water damage, not poor painting techniques. 1 of the main/common causes for paint peeling off is the Moisture. Moisture can be migrating from behind the paint film and causing the paint to lift. I do know sometime is the painters faults by cutting corners cause most of them want the easy way out rather than take the effort to check on the condition of the walls first or adding water into the paint or mixing it with left over paint. Nobody want the paint to peel off, not even the painter but for this case, the ID/painter should actually try to help out rather than just push all the blame to the owner.
  3. Do you know the price different of asking Nippon's painter and contractor/ID painter? In this forum, a lot had share their knowledge about paint, what we know, the painter may not know. What the painter know, we already knew.
  4. Yes gimz, even using good paint, a newly painted wall also can peel off....and here already got quite a few forumers experienced it. There are quite a few factors that sometimes the painter really cannot control at all and should we really blame them? Now let me ask a question, when u paid for a painting job for a whole hse of 3 rm @ $1K what do u expect the painters to do? Plaster the wall, scrapped off the old paint coats or mold/mildew, patch up holes, paint with sealent, etc?

  10. Yes, paint is never made to peel but doesn't mean it won't peel off over time. Sometime its really got to depend on the conditions of the walls, old paint coats, quality of paints, etc...
  11. Who said contractor don't have ID's design theme. Just that they unable to produce u the 3D drawings only.

  13. I tot Jason was different from his brother Ah Soon as he did come out to clarify everything and promised to settle the affected hse owners but looks like it turn out to be the same like his brother....very disappointed....

  15. Depend on the amount of works to be done...range from 1-4days. Can ask them for some power points and lighting to be install first. This is no problem at all.
  16. Beside Nippon, ICI, Jotun, etc, there are also quite a lot of others brand of paint in Singapore, just that they are not that famous only. Tiger, Berger, chalk paint and magnetic paint, etc not that really common.
