  1. Wa finally the blog is up! Waited very long le haha And which floor planner did you use to draw the layout of items in your house? I want to draw out something also leh for my own house but all the programs I have downloaded seem to not be user-friendly at all
  2. Thanks for the opinion...looks like now hubby and I have to think of a way to arrange the furniture in the bedroom so that the space won't look so cramped. Just got to know from my agent that my first appointment will be on Friday, 17 July at 9.30am
  3. Yea...just hope the transaction will go through smoothly without any hiccup.. Now we are not sure whether we want to hack down the wall in between the main bedroom and common bedroom to make our mbr bigger. Concern is that we will end up having to have our study tables in our mbr (as the second room was planned to be a study room) and next time when we have kids, we might not have enough room to put them in. What do you guys think?

  6. Today went back to the house with my parents and hubby...this is the first time my parents saw the house and they love it! Though while we were there, we overheard the seller talking to the agent about how another buyer (who saw the house before us and almost wanted to get it but backed out last minute) has been calling the agent and the seller to persuade them to sell the house to them instead. They even offered to pay higher COV as compared to us. But we have already signed and exercised the OTP on the day itself, so don't think the seller can sell to another buyer already right? Downstairs the block...my parents love the trees around! Kitchen Most probably not going to do much here except relaminate and change handles...though the concern now is where to put an oven I am planning to buy when the previous owner doesn't have space for an oven in their cabinet. Hmm. Master Bedroom Toilet This toilet location is causing us a headache as it takes up space and makes the room looks cramped and leave little space for us to put the bed..

  8. I am going to live in admiralty too soon, maybe moving in around end of October or early November. Is your house located more towards Sembawang area? Your house layout is indeed very unique...do post more pics of the "end product" after your renovation has completed! Am intrigued to see the end result hehe
  9. Haha my hubby loves to have a kitchen island also...but now our house layout the kitchen is kinda longish leh, so hard to have the island. Hmm, as for the hacking down the wall between the kitchen and access balcony, I think it will be a good idea to keep the wall...in order to persuade your parents, just let them know that it is not possible? So if the floor plan doesn't mark the wall in dark line, does that mean the wall can be hacked down? Thinking of hacking down the wall in between my main bedroom and the smaller room beside it...
  10. Just got our house and considering doing some changes to the house... We are planning to hack down the wall in between the main bedroom and common room...how much do contractor usually charge for that? And after hacking, will need to do something to the floor right? Can we just cover up the existing area or need to hack out the floor for the common room and retile? Besides that, we also need to seal up the entrance for the second room...how much does that cost? Thanks

  12. haha yea...I think depends on the location also...somehow the area I was targeting all selling at valuation or above valuation leh (around 5k cov). Somemore before we went to buy ours already got a buyer who offered 5k cov so we have to top that

That's nice of them...I also hope my seller won't mind...then somemore this Sunday my parents want to go see the house...pai seh to everytime ask the agent to accompany me leh, wonder if the seller can just let me come on my own... Yea, we were quite stunned when we saw that it is such a big house yet selling at such a low price! That's why we took it up straight away haha. Just took us one night to think it over then next afternoon we closed the sale immediately. Our agents are ecstatic lol. Before this house, we saw mostly 4 rooms and there was one with a valuation of just 5k below this house (315k) but the floor area was only 100sqm! Sometimes really wonder how they do the valuation for the houses.
  14. Oh ic ic...the only place where I need to build back is the door for the second room...take away the door and seal up the entrance so that our converted main bedroom will only have 1 door... I called HDB and they did say they will look at the income tax but that one was only for December 2007 until December 2008...so dunno whether need to show them the income for January 2009 to May 2009 or not... I think will just submit income tax for them to see first then see how

Hehe thanks...but the master bedroom actually quite small...and the previous owner's built in wardrobe is so big it took up like one third of the room...that's why now we contemplating want to knock down the wall between the main bedroom and second room or not... how much contractor usually charge for knocking down a wall?
  16. haha thanks... Did you apply for it recently? Want to know the payslips that you gave to them, is it exactly a year from the month you applied? Like if you applied in May, you gave them the payslips from April 2008 to April 2009? And anyone in your household happens to be self-employed? My husband is, so now we are a bit confused about how to calculate our total income... And yea, we didn't expect to get our place so fast...looking forward to see your blog cos now we searching for ideas on how to renovate our place!
  17. Congrats on your new place! It's a good deal to be able to get 65k below owner's asking price...most of the time when I was viewing house, i don't even dare to offer below valuation haha... It is not a HDB unit right? Where is it located at? I think after you collect the keys, then you can start the renovation...but before that you can always consult an ID firm or contractor to help out with the design of your house. Is your unit already vacant or the owner is still living there?
  18. 126 sqm It is a 5I flat. We are now contemplating of knocking down the wall in between the main bedroom and the second common room. Then can have a very big mbr! But if we do that, we will have to cover up the door for the common room and relay the tiles for the common room so that it will be the same as the one in the current main bedroom as the tiles are currently of different types...
  19. Our loan amount was very little, we think it is cos we indicated that we actually wanted to buy a 4 room flat...only after searching for 1 month plus we discovered that it is more worth it to get a 5 room flat... Thanks for your well wishes, that's what we hope too...

I know what you mean when you said your house is a miracle house hehe...sometimes when the house is meant to be yours, it will be yours...for my house, the first time I called the seller's agent for a house he told me said that the house has been sold. The next day he called me again and told me that the first buyer backed out because they wanted to move in earlier but the owner refused. Then the best part was I got confused and went to view another unit in the block instead with my agent (I asked my agent to arrange the viewing and just gave her the block number, so she went ahead to arrange, not knowing that there are actually 2 units for sale in the same block!). Only after I stepped out of the first house, I saw the seller's agent I was supposed to meet by the lift and he told me that the unit I wanted to view is actually another one, and by coincidence, is on the same floor and opposite the unit I viewed by mistake! Haha...so imagine if I never met the agent by the lift...the house wouldn't be mine...
  21. Yup, the cap went up to 5k per household instead of 4k for the combined income... We already getting 40k for staying near parents... Hopefully will get approved...
  22. Yea but problem is my hubby is a self-employed...must be exactly one year from the date you apply? Like if I sent in application in May, I must calculate from April last year until April this year? Cos for my husband, have to use his income tax statement which is from December 2007 until December 2008...I also blur We really hope to get at least 5k for the house...otherwise will have to pay even more cash T_T

  24. Thanks for the tip...we planning to engage the fsm before we start reno...but if the previous owner still inside the house, is it ok to bring the fsm to view the house and give his comments?
