Wow, no joke siah .. $1,320. Never mind lah, work and slowly save... always good to have other things to 'zhng' house with after main reno. At least something to look forward to. I take this principle from zhng-ing cars. Ahahahaa. -
Met up with Mr Yeak yesterday to discuss further from where we left off during our last site visit. He shared with us some design proposals from his designer. These are some her perspective drawings for the MBR. View Proposed MBR Layout with Dresser. View of Proposed Walk-in Closet Area. Guess after thinking it through, this layout would best utilise the space. The only thing we'll have to get used to is that walking space will be a little cramped: Example - The size of bed used by the designer in the layout plan is Queen, whereas mine is King. So, according to Yeak, the space to walk inside the Walk-in Closet and between the TV to the Bed will be only about 1 tile space (60cm). Tiles-wise, is more or less selected also. Yeak was kind enough to help us liaise with the supplier for the white Living/Dining/Corridor to Room tiles. From the looks of it, we'll most definitely go for parquet for all 4 bedrooms. For the kitchen tiles, Yeak's advise to us for the 'LV Epi Leather' tiles was that the tiles would stain easily and be very hard to maintain. He also suggested that matt tiles might not end up with a nice effect and hence recommended us to go for 60cm X 30cm glossy white wall tiles instead. So we decided to follow that. Also discussed other things like MBR toilet and TV console. Will update further shortly. Got to rush for a short briefing.

Its a really good layout Storm! Actually, if you added mirrors on the opposing wall to complement the mirrors on your wardrobe, it would really make entering the room even more stunning - The entire room look like one whole long ballet studio hall! Maybe you can chochok Uncle ask him give u good price for a mirror there ... -

Ron, its homogenous tiles but it really has the marble look to it and a semi-gloss sheen, which is why we like it alot. Thanks for the heads up kthc, for the kitchen and balcony tiles, all can be gotten at Hafary (unless I decide to take another similar grey balcony floor from another supplier), and the bathroom ones are from Sin Lek. So its only the Living/Dining and the bedrooms (if we decide on tiles and not laminate/parquet) one now that's the odd one out.

Wah, u got alot of things to grill him issit? Actually hor, I'll double check with him on location. I think its supposed to be my place. Hi pbtgal, thanks for visiting my t-blog and your nice compliments of the proposed toilets. I sure hope they turn out nice. But I think I may do it horizontally. Seen some of those sample walls and set-ups at the tile showrooms and most do the horizontal way as it gives a better look to the running tones. Ahahaha .. smoother than 5 years ago, but still some finalising needed on choice.. but almost there lah! Actually for the tiles also, the other tricky part is that Yeak doesn't have any arrangements with some of the tile shops, so I may need to place the order myself. So I'm trying as far as possible to get the tiles from those suppliers that he usually deals with. The drawings, well, I actually never thought abt it until I visited the IDs, then I thought I'd try to draw some rough sketches for myself and wife to better visualise things. And since I started sketching, its kinda revived that interest to draw, and then mix it with use of more current computer software.

Hi Elane, Nice place with a great layout. The long corridors to the rooms is really very nice and you've got a pretty nice view too. Look forward to seeing your reno progress. For the windows bit, are you replacing all the windows or just adding grilles? I believe the windows and grilles should go up first then aircon, then painting. Cos' they'll do drilling and some fitment adjustments to the walls.

Ahahaha .. must be your medication. Take care! Well, for TV feature, I'll be meeting Yeak tomorrow evening so will show him the pics you sent me and discuss. I was also thinking actually, apart from the fact that some of the laminate is peeling and parts of my current TV console's worn by the kids doodling on it, I won't mind to re-laminate it. But I hear some people say to re-laminate will cost almost the same as a new one so will probably shove it if its not value-for-money.

I'm using black flooring for my MBR and Utility at my present house. As well as a dark brownish tiles for my MBR bathroom and kitchen. All of them are matt and textured, except for the kitchen which is non-textured and smooth. All tiles are Italian ones. If you get those textured homogenous with running tones, its not too bad - Nice feel when walking and rarely get any dried water marks/stains. For the kitchen ones, you do see stains if liquids or anything sticky drops, but its quite easily wiped away so no worries. Water marks are more prominent on those glossy tiles.

To add on to Merryman's suggestion, another good way to use the prata is to give it a mexican touch: Put cheese, guacamole, sour cream and salsa, add some shredded chicken or minced meat if you want and voila! - Prata Quesadilla! If you wanna get a really nice home-made salsa sauce and cheese, let me know, I recommend you to this guy that does very nice authentic mexican food freelance.

Ivy: Toilet tiles already chosen much earlier. Pictures posted here. Blue_Diamond: Yup, we're almost there. At least the major more important ones are settled. I'll also need to finalise the choice of tile for a wall at the Living Area and maybe MBR, depending on the final layout. I'm just glad this time round there's not much arguing as there was 5 years ago. That time really clash until somebody give in - i.e. me! Aahahahha!

Hi Rierie, Nice to meet you and your HTB at PJ's house last saturday. Sorry I think initially got you mixed up with someone else. Your place really looks very nice. I absolutely love your bathroom with the marble top and the nice book cabinet! On the overall, your place really looks like a high-end condo. Good to hear that you've gotten off to a good start in building rapport with your neighbours. I hope I can do the same too but my direct neighbour looks like the fierce type of aunty. Well, hope to catch up with you again at the next gathering.

Just abit of an update on the ongoing headache of tile selection... since we had some time before the reno, we've been popping by the various tile shops to view and shortlist. Went to the usual places - LSH, Gallery T (Subsidary of LSH), Hafary, Soon Bee Huat, Sin Lek, and others such as Rice Fields and Earth Stone. Just like it was 5 years ago for our first home, tile hunting is both a time of laughing, arguing, fighting and compromise. Not sure if all's still final but here's more or less down to the last few on the shortlist. Proposed Tiles for Kitchen and Balcony (All in 60cm X 30cm size). Tried to keep it simple by using the same colour scheme and tiles. For the walls, have 2 shortlisted - Either the classic plain matt, or a semi-shiny, patterned one which we nicknamed 'LV Epi Leather'. For the Living/Dining and Rooms, we decided to go the matt/semi-gloss route and took a white patterned one, which has abit of a marble effect. Rooms-wise, the black will most likely be for the MBR and Study, while the Cream one will be for the other 2 rooms. This is part of the 'compromise' whereby I get my small bit of 'orh-lu-lu' preference, while catering to the preference of the older folks with the lighter tone. But right now, we're also considering laminate / parquet so still in decision process...

Actually, PJ's place is still quite OK lah, since its located near to expressways. Can get there pretty quick and burn less fuel, provided no jam. Like Saturday, I supposed to pick my wife at Toa Payoh at 330pm, left PJ's place at 325pm. Reached there 338pm. So, if let's say to your place, it'll be another +10 to 12 minutes. BTW, nice TV console!

Pet: Wah, hear about the HDB screw up and red tap can be really infuriating. But at least its solved now. Mrspiglet: I just encountered the same problem. I realised they're sending all their letters to my new address. And I think its quite pai seh to have the current owner call me and tell me like tell me 'hey, you got letter from HDB here'. After all, I technically am not the owner yet.
