Hdb Officer Inspection Of Flat
DL838 replied to berry_surprise's topic in HDB New/Resale Flats, Executive Condominiums
i think to pay $1,000 for a month's extension is really too little. current market rate for a 4-rm rental is about $1,600 to $1,800 and you have extended 2 mths without any charges, so the seller has already saved at least $3,200!! -
I asked the worker from the WC supplier before if your suggested position is allowed & was told HDB doesn't allow any shift/change of WC position. I prefer your suggested layout too. Too many restrictions for HDB flats!

really, having a toilet extension in the bedroom with the vanity top isn't exactly a wet area in my opinion. just like in its original layout, the basin in the kitchen is also located just outside the toilet. yes we do get water splashed accidentally in the kitchen at times but it is not exactly a wet area like a toilet.

you may want to check out this t-blog, it's a 4NG too. master toilet is extended a bit to create a shower area. http://www.renotalk.com/forum/index.php?sh...=22016&st=0

Oct 2009 Sale Of Balance Flats
DL838 replied to livialw's topic in HDB New/Resale Flats, Executive Condominiums
I wonder if HDB purposely timed the sale right after the 3rd quarter and release of flash estimate of Resale Price Index?? Prices of these flats are defintely high since the index has gone up another 3.2% from the previous quater. -
Hi Prontos, I believe yours is a 3NG corner unit (aka 3.5rm) which has quite a small master toilet. How did you build a shower area with shower screen within that small space? Don't think you have extended the toilet from the bedroom picture. I am really curious how you did that, do you have more pictures of the toilet or a floorplan to share?

Hi Siriusb, welcome to Bedok North If I guess correctly, you are at Blk 12*, overlooking Blk 122 & 123. I am also a resident at one of the 12* blocks. I should have checked out the 4-rms in your block when I was looking around. Cos the layout is not bad and the block is taller than the others in the area.

Hi All, should all types of tiles be soaked overnight before tiling or only selected ones? I asked my contractor how come he didn't soak my tiles this afternoon & he commented that mine are homogenous tiles (for kitchen) & that they are tougher, so do not need to soak. Is this true? Anyone can share his/her knowledge about tiles? Thanks!

Agree with happyharu8, I am changing the very old copper water pipes in my 30-yr old flat to stainless steel ones after some consideration. Initially, I had only wanted to change the older & leaking parts as this flat is meant to be rented. However, considering the hassle to change/repair when tenants move in & the additional costs involved, I decided it's better to do it once & for all. My question now is, should stainless steel water pipes be painted? I thought they should be left as it is since I see all stainless steel pipes in common areas around the blocks here not painted, am I right? Anyone care to enlighten? Thanks!

Anyone Know Who To Find If I Have Tables And Cupboard To Give Away?
DL838 replied to silver88's topic in Home Furnishings
sell them on ebay, gumtree or renotalk if you still want to make some money out of them. otherwise, give them to salvation army, they will sell them & the takings goes to fund their various centres. you can give them a call & they will arrange for their staff to pick up your furniture for free. -
the same spot used to be a 'no room no hall' (hokkien) rental block. well, under the first crass gahmen objective of maximising land use & profit, it is now a block of 4 & 5 rooms. the next plot of land awaiting new flats to be built would be near blk 85 market, previously occupied by blk 83, next to the long staircase mrs piglet used to climb in her teenage days. skyblue, yours a good choice of newer flats in Bedok besides block 10 at Bedok South. Longvale at Bedok Reservoir is quite inconvenient in terms of transport and amenities, while blk 180 to 185 are quite small being flats built abt 5yrs back. your block is within walking distance to post office, dry cleaners, GP & specialist clinics, 24 hr coffee shops etc etc. Excellent!!

mrs piglet, you must have attended Anglican High School? skyblue, you are at Blk 140? I am guessing with the view from your balcony. I am at the other end of the same street.

Another encountering dripping compressor problem, read this: http://www.renotalk.com/forum/index.php?showtopic=19583 I was prepared to approach HDB officer again if the problem had persisted after I spoke to my neighbour twice. Am glad the dripping has stopped, only occasional few drops which is tolerable. Neighbours play a big role to happy living in HDB flats. My other headache is the frequent cigarette ashes found in the kitchen floor & once we got our laundry dirtied TWICE a day by cigarette butts!

The regulation pertaining to installation of a tray below the compressor has changed over time & I am not sure what's the latest. It was used by most house owners until NEA thought that it bred mozzies, so trays were not allowed. But when my friend's window aircon was dripping late last year, she was told by the aircon contractor that regulation has changed, it's ok to install the tray. Maybe someone could enlighten on the latest regulation.

Hi, just want to share my side of the story. I stay in a 3rm unit like yours except we are the corner unit. My upstairs neighbour moved in last month & when they started using their new Fujitsu aircon, water started to drip from the compressor. It dripped like when one does not turn off the tap well but at regular intervals, there would be a big gush of water. It was quite a disturbance to my dad who was trying to sleep without the aircon on & we could also hear the dripping from the living room. Even when my dad closed the window & turn on the aircon, the regular gush of water was so loud when it hit our room unit aircon. We never encountered this with the previous owner's compressor. At least your HDB officer bothers to solve the problem, the officer here at Bedok asked me to settle the issue with my neighbour. Was quite pissed but just had to do it. My neighbour first told me his aircon contractor said it is normal that the compressor should drip & that the neighbour above him has water dripping from the compressor to his too! I am not convinced by his explanation cos the neighbour next to him turns on the aircon every night too but their window ledge is dry. I told him again 2 weeks back & since last week, it has been quiet without any water coming down from the compressor, he did not have a metal tray installed as far as I checked with a mirror. I think the aircon contractor is just taking the easy way out by asking owner to install a tray cos a friend had a similar experience of a ripping room unit aircon and was adviced to install one. However, the service staff from the aircon brand came & realised the piping was not properly installed to drain away water.

I spoke with Ah Soon very briefly on 7 May 09 while he was driving, he said he would call me back. Instead, Alan called an hour later & in 30min he was at the flat to view & took down what I want to do. I got the quotation the next morning and has since been liasing with him. His quote is not exactly much cheaper as compared to another contractor I spoke to. We discussed & Alan gave me a better deal in the end. I am still deciding between him & the other company. Should I go ahead & engaged Alan's service, I don't think I should even be considered Ah Soon's client at all. My only concern is no one here has ever seen his work & I feel like a guinea pig if I were to decide on him. OTOH, I do appreciate the quick response from Alan as I do not have the luxury of time to keep sending reminders for appointments or get things done. This is my guess, Ah Soon is getting Alan to handle the smaller jobs, i.e. those not involving overhaul. In my opinion, this is having another contractor in the picture, another standard of work & working relationship to be expected.
