  1. This is a fairly decent budget to create a spectacular home. You may want to blog with the rebuild and design process, to help other members here. As long as all involved in the project are in the communication loop, the process should be realtively smooth, as this usually is one of the weaker links. Enjoy the journey.
  2. This is a very relevant question that ever so often comes up and a very tough one to answer. Lets see if I can contribute. To start off, Per Square Foot Costs for Private Landed Houses, are determined by : 1)Type of Project - Makeover, A&A, Reconstruction and New Erection. The later two may be easier to ascertain. While the former two requires a detailed understanding of the scope of works and what can be saved and what has to go. 2)Type of Home - Inter Terrace, Semi-Detached or Detached/Bungalow. The Costs is PSF is generally higher from Inter Terraces onwards. 3)Size of The Constructed Home - In terms of Built-Up Area and Number of Storeys and/or if A Basement is included. *Basements would usually escalate costs PSF as it requires a lot more : submissions, PE & compliances, excavation & sub-structural elements and time. 4)Other Cost Affecting Items - If Piling is required, are there Sewer Diversions or Trenches required, Is A Water Tank a requirement, Is there a New Culvert involved. 5)Provisional Sums (are these also included in the Costs Per Square Foot) - Electrical & Sanitary Fittings, Cabinetry & Woodwork, Air-Conditioning, Alarm, Landscape ......... etc. These variables form an integral part of the costs process and not forgetting the Procurement, Design and Materials. Taking any one out of the equation may not provide a viable General Costs PSF as in Rebuild Process and believe me, you want no surprises.

  4. Landed property below 1 mio. At today's market the land size would be < 1300sf and probably a single storey terrace. Look at areas in Macpherson, Opera Estate, Casurina(off Upper Thomson Road).... These houses are approximately 30 - 40+ years old. However, these can be built-up to 2 to 3 stories + an attic & open roof terrace, subject to zoning.
  5. Go visit The Concourse at Beach Road - this is where u will find many shops selling Artificial Plants.
  6. Sliding - More expensive system. Eats into Front Boundary wall area upon opening. Swing - Cheaper but officially cannot open outwards into culvert area. Usually has center locking mechanism that obstructs driveway.
  7. About 1.5 - 2yrs ago would have been the cheapest time to rebuild your home. Steel prices were one of the first items to sky rocket followed by fuel, copper, workers levy, safety requirements, cement, sand,......... and the general increase in homes being rebuilt, together with the booming property industry. With the 2% increase in GST, prices in the construction industry would invariably be heading up in the short to medium term run. Adding to the upward spiral in prices - the IR, Enbloc Redevelopements and the increase in population size would inevitably escalate construction costs. A good estimate for rebuilding cost would be : Intermediate Terraces : $150-$170psf Semi-Detached Houses : $170-$190psf Detached Houses : $200+psf (Just my personal estimates) Two years ago, Intermediate Terrace houses were being built at $100 - $120psf. With the market testing new heights, where would construction costs be in the future? The likelyhood of prices moving up seems inevitable. Hope this helps.
  8. Intermediate terrace - both side walls (party walls) are joined to neighbours. Corner terraces and semi-d's have one side wall connected to neighbours wall. For the same size of land - Intermediate Terraces can have a bigger built-up area as it is connected to both neighbouring walls. However, Corner Terraces and Semi-D's have to have a gap between the neighbours boundary wall. Which is in a setback of at least 2m away from the neighbours boundary wall. Generally, Intermediate Terraces have exposed walls at 2 areas - Front & Back. Semi-D's have exposed walls at 3 areas - Front, Back & Side thus having more ventilation and light. Minimum size for a semi-D in Spore is at least 200sm with a frontage of 8m. As in the case of a rectangular plot of land of approximately 2750sft - based on a 2 storey cw with an Attic and Roof Terrace - Surprisingly, you could easily build up to 3600 - 4000sft. Which is fairly big for a small size plot of land.

Actually, downgrading a semi-d to a 1 unit of corner terrace and 1 unit intermediate terrace and 1 unit of existing semi-d to a corner terrace is possible - if the existing semi-d owner allows such a change in status, subject to URA's approval. Usually they wont, as this would affect the valuation of the existing property from semi-d to corner terrace. Actually from a stand point of investment, this would be the recommended way to go for the new developer. It would be more fruitful for both if the two respective units of semi-ds are going to be redeveloped together into 1 corner and 1 intermediate per semi-d ie a total of 2 corner & 2 intermediate terraces. Unfortunately, there are not many areas that are big enough to provide for this configuration.

  11. There is another option "Design & Build" - whereby one main body takes care of the whole works from Conceptualising, Building, Furnishing & Even Decorating. This can take out the hassel of working with multiple parties and avoids miscommunications. Usually a Main Contractor who orchistrates the Architectural, Structural and Finishing Works.
