Bought the instant heater with different color to match our toilets. Delivered from Royal Fanco yesterday. Some of the items we bought Instant heater for Common toilet For master toilet Kitchen sink from Korea, with the waste basket. We find it really unique Kitchen mixer But Henry forgot to send over one of the paper holder for our master toilet. End up that he has to come down to our place today to deliver the item to us. That is when I realized that he does not own any vehicle where he sub all the deliveries to outsiders .. A guy earning a decent living for his shop. His fugal habit actually translates to savings for consumer like us.. For sure I will patronize his shop in the future

Other photos for service balcony and base for the kitchen cabinet Service balcony, tiling and washing machine base completed Kitchen base for our L-shape cabinet Common toilet floor tiles and kerb have done up. The effect will be different after the toilet and sink installation. Our Air conditioner are also installed last week. Can't reuse the existing water pipe as feedback by contractor that it is "choke". Therefore all electrical and water piping has to relay. That led me to asking why existing air con water pipe (>10 years) can get choke. It is common to all re-sale flats ?

This post is about our light shopping Went through quite a few shops in Geylang and managed to narrow down to 2 shops. At the end of the day, I can't decide to finalize which shop to get all our purchases. We end up buying from both shops instead. Shop no 1: DK lightling, 642 Geylang road Pros: 1) Price is really cheap, especially the downlights where I don't think any shop can beat their price. 2) Friendly service and good know how. 3) Not pushy. Pleasant couples doing an honest living. Cons: 1) Don't carry a lot of design. 2) Some design color is a bit dull to our liking. 3) $20 delivery charges regardless of items purchase. Partly that explains why their price is low. If you can cash and carry, no issue. Shop no 2: Light sense pte ltd, 487 Sims ave Pros: 1) Carry a lot of colorful light designs. Very much to our liking. 2) Able to give better practical suggestion to light selections. 3) For complex light design he carry in, price is still competitive Cons: 1) One man show, have to call him to check his availability before shop visit. Probably due to no overhead count = lower cost. 2) A few items price slightly higher compare to DK although cheaper than the rest of the shops. Out of our excitment, we didn't take a lot of light photos but still have some to show. Hee hee.. Balcony lights Future kids room Kitchen light Finally, no more purchases for our house renovation.

Past few days have been very busy for us really. Urgent items at my workplace are getting more and getting crazy. Still we have to squeeze precious time to inspect the house and comb shops at Geylang for the lightings needed for our house. By the time we get home, hardly have energy to surf forum and update our blog. Anyway, we manage to meet up with our ID to clear some of our outstanding items. The painting and the kitchen drawings. Something to show to all. Painting will start next week and carpentry the week after.. Our tilings have completed and will upload them once all the cleaning is done. Ok, less talk. Photos first.. Guest room painting: Kids room painting: Our Kitchen design, after so much discussion and changes made. We will use a brighter red for the carpentry and glass backing.

Reasons om why we decide on Royal Franco. As explain earlier (More design choice ) and of course based on our inquires over a few shops We asked for the same products across these shops. This will be a baseline on how each shop did their quotation. To share to all for your reference

For this weekend, we have been spending a whopping amount of $$ on 1) Part Leather L-shape sofa (9ft): $839.70 on sat 2) Shopping for kitchen wares at Royal Franco. To be delivered on next sat. Some of the items that we bought today. Kitchen tap Master toilet sink, to fit our master toilet earth theme. 2-way valve (square type) Sink tap (also Square type)

Our red common toilet, floor tiles not done yet. Some small details on the water piping. I can say the tilers are really neat for getting the cutting and dimensions right.. Kitchen piping from the sink to the drainage line.

Some photos to share with all, tile laying, day4 Sealed up the kitchen entrance and common toilet entrance facing the room to create a passage way. For us to put up photographs in the future. Master toilet, floor tile still not completed yet. Master toilet side window hacked. We really find the toilet too dark therefore we decide to hack it bigger for more lights.

Actually what is the brand of heater you are using? I intend to used Jovan. But also saw Royal Franco holding some German brand heater as well.

Just got an update from ID. This particular wall that we want to hack is actually a reinforce concrete, consider a criteria structure and requires some professional engineer's review and endorsement before hacking. That will comes with an additional $214 bucks for that endorsement... We decide to make to do without hacking it by improvise to built some L-shape wall to conceal the pipings. Plastering work will start today. All the tiles have arrived and most likely by end of next week I can show more photos on the finishing work..

Hack the common toilet through the service balcony (in front) To facilitate easier house cleaning in the future.

More photos. Partition and kitchen wall hacked off. Left the service balcony pending to hack. Permit still not approved yet. Strange.. Now the area looks much spacious. This will be our ideal see through kitchen and connecting the kitchen with service balcony as one. There are still some debris to clear off, will need the third day to tidy up. Hope service balcony permit can approved.

Hacking starts!!... Air con guy came to dismantle old air con, leaving some big holes for the connections.. I have run through the connections and found them hiding in the false celling and link towards the walkway where I did not want to hack. Not sure how they are going to do the reconnections.. Kitchen hack down, except for the wall tiles where we intend to plaster them over to save cost. Toilet is next, except for the front wall, where workers intend to hack through to connect to service balcony. To be done tomorrow. Master toilet. The real pain comes from these ugly piping after we dismantle the cabinet originally conceal them. The original design will going to be different and likely it is going to be hard to blend our shower head with the overhead carpentry. I will discuss with ID to seek for solution...

That is another small problem we are facing as well.. $$ parked for renov, wedding preparation and some big items like fridge, washing machine TV etc. Small items like cleaning tools, rice cooker, kettle etc haven't factor in.. We have to equip the house slowly to prevent us from overspend..

Not yet, We just did some product viewing and price comparison. Basically we have a clear idea what to get. Royal Franco won us over. We are surprise and pleased with what we saw. I can't confirm whether he is really good until we did the actual ordering and delivery. Only then, I will review our "homework to all". Hee Hee

My ID have emailed me the roadmap for house renovation with forecast timeline for task completion. He is meticulous to details. Hacking will start on 20th May 2009.Yippeee. Hope we will have a smooth start. Today is quite a long day. I have been through 3 shops. Genova, Chuan Heng and Royal Franco for items shortlisting and price comparison. And there is really a price difference between shops for the same items ! I am still complying something simple on the price list. Hope to share with all at a later date.
