Basin/Toilet bowl - just dismantle it (I hope they know how to put back ) 3) Trust me this will really depends on the worksmanships, by the way you just need to take note of the thickness of your floor according to HDB guideline 4) Contractor normally gets 10-20% off the retail price of tiles from most distributors. There is quite a few big companies in singapore, easy to find one Price: If you got cheap labour and buy your own tiles, I think than at most $800 per bath bah. Hi, Glad you see my point, enbloc is hard to predict. But right now, since economy is so bad, the government may increase construction spending (the invisible hand). So enbloc will be quite likely in the next 1-5 years for your area. Typically if your flat is more than 40years old, you risk getting an enbloc anytime. However, I think just listen to your mum, and let her be happy. If she wants the reno, just do it for her. Life is short, you should let the one around you be happy while they are still around. Just to help you with the estimation: 1. Tiling for each of your bathroom and toilet cubicle will cost $2000 each. 2. Kitchen floor, is around $2.5k plus $2.5k for walls. Since you are on budget, I don't want you blur blur kenna chop head by people. If you don't mind, can you provide us with dimension like total floor area, room area, kitchen and bathroom area so that we can help you do the estimate for the tiling or laminate floor. Better to get a few quotes first before you proceed. -

There is 3 ways you can do it: 1) Get IDs bao everything 2) Get ID do design only and use your own contractors 3) Do your own design, explain and draw for contractors to execute. Still I would recommend you visit some IDs first and study a bit more about the design you want before you decide. Let me know, if you need the rest of the suppliers/contractors contacts for option 3.

I read this from someone but don't remember the source. There is a thin line between a designer and copycat, a copycat simply copy an idea, but a designer will copy it and bring it to a new level. I think it is almost impossible to be 100% original nowadays ... especially in interior designs. -

Hi Aubrey, IMHO, if you want to have a simple make-over, you should drop off tiling, it will save you 50% of the reno cost. My Suggestion for the simple make-over: 1. Paint ceiling/walls - $900 2. Change 2x bedroom doors - $500 3. Change 2x toilet door to bi-folding - $320 4. Simple New Kitchenette - $3000 5. Change 3x ceiling lights - $500 5. Change basin/toilet bowl - $900 (optional) 6. Change new stainless pipe system - $600 (optional) 7. Replace window grills to white-powdered coated frame - $2000 (optional) Since you have just started working only, I suggest you start by painting and changing the furnitures room by room. I don't recommend any major overhaul for old estate because an enbloc is possible and your reno may go to waste. If you want to increase the sales price of your property, the above is what the valuator is looking for. Ren -

If I exclude the carpentry work, which depends on the carpenters workmanships and the size of the work. The rest based on contractor price is roughly around $800-$900. -

I think the price range should be for a 4 room flat. The marked-up is slightly above 25-50% above contractor price. A bit on the high side, but if the design work is good, then it is alright. -

A bit too expensive. Just to list down a few items that are marked up by more than 100% above the contractor price: 1. 2x Fixed Shower screen glass Panel: $960 (up 100%) 2. General work as follows (Hacking) :- $2,800.00 (up 100%) 3. Plaster Wall and Ceiling: $1,300 (up 100%) 4. Slim type rubbish chute: $200 (up 100%) Electric/Windows/Doors work are still reasonable priced. Typically, the marked-up cost go into the ID work, but are they charging you for any design work?

Your nails, hinge or the frame contact support may be damage. You just need to repair the hinge and readjust the frame and door. If I am not wrong, price of replacing a main wooden door is between 400-500. Repairing it is around $100 - $150. Ren -
Hi, Two reasons: 1. I know the price of glass is cheap, but I think the main cost come from dismantling the whole frame which requires a lot of effort. 2. High transport fees because only 1 maintenance work. Why don't you upload a picture of the damage window panel? Easier for us to assess the cost required.
