congrats and good luck lilithfiend -
my ID oso used the rounded PVC for the corners.... if you dun want to hack it away, perhaps you can consider using epoxy overlay only on the curve tiles? not sure whether feasible....

hmm.... isn't that obvious? -
hi, yes it is possible, 2 of my shortlisted ID recommended this method for cost savings.... some even suggested using the epoxy spray... though not as durable as tiles but cheaper and can change easily if you grow bored of the design....

When Asking For Quotation, Do They Come To Our House?
garion replied to ahwong's topic in RENOVATION WORKS
hi, depending on the ID, most that I encounter will perform a non-obligation site visit to your house to get an accurate measurement of the dimensions before giving you the quote.... but you will have to know what you want first and convey them to the ID to get a more accurate quote or might risk bursting your budget... below are few things you might want to consider: - type of table top (solid top, granite, laminate, tiles etc....) the price differs by quite a fair bit - type of splash back (tempered glass, steel, tiles etc...) - type of laminate (some ID might charge you more for a certain range of laminates) - fixtures you want inside the kitchen cabinet (sauce rack, slide out wire basket, trays etc...) cheers -
hi, instead of wood, perhaps you can consider using PVC which more durable since the toilet is a wet area.... if you buy a new toilet door, they will most probably include the dismantling and new frame installation for you as a package... makes it more fuss free for you...
-
hi, i have no first hand experience but have already placed the order for 1 set of toilet doors this is based on my fren and ID recommendation..... and since they are PSB tested, should be quite reliable

Hi waileong, i think its not correct to say that "You already have a valuation, isn't that good enough?".... the valuation report is accurate as at that particular point in time, additionally, apart from the valuation report, the buyer still has to consider many other factors like location, condition, amenities etc... precisely what lilithfiend is doing.... i will be very surprised if you purchased your flat just based on the valuation.... cheers fyi: "lok kok" means run-down, in disrepair -
hi, i think the difference between contractors and interior designers is getting smaller.... interior designers basically help to advise the design of your house and give you the computer drawing.... accompany you to buy the furnishing.... help you coordinate with the various contractors performing different works, tiling, electrical, plumbing, carpentry etc... but they do not perform the actual renovation... they sub-contract to individual contractors and hence their costs is more expensive.... but it is worth the money if you can get a responsible ID as they act as a single point of contact all reno issues.... much easier to manage.... contractors does the actual job of renovating your house.... but they do not do designs and at best can only give simple ideas.... you have to tell them in detail what you want so that they can do it for you...
-
hi, yes i agree.... it is a huge and tiring task... but i am sure that it will be very fulfilling when you see that completed results my house is also undergoing renovation and is around 50% completed... had to chase various parties to get things done... coordinate with the deliveries... deciding on the best design.... etc.... on a separate note, as we engaged an ID, everything is through them... all sub contractors... carpentry, lighting purchase, toilet accessories....etc.... so anything got problem we let them know and they will settle... but as we watch the reno progress bit by bit each day, we feel that all the sacrifices is worth all the trouble

yes, and after the filing, you will receive a letter of the approval from HDB telling you the approved reno date....

hi, i would not recommend chrome even if it is cheaper.... think of the time and costs needed to dismantle a rusting basket and fixing in a new one.... go for Song Cho (Welmi) or commonly known as chicken brand.... although they are more expensive than other S/S brands.... they are known to be very lasting and rust proof... my parents have installed disk racks, utensil racks and sauce rack from them around 7 yrs ago and still no rust (mum cooks everyday so imagine how durable it is) i have also gotten them for my new house -
Need A Rough Quotation For The Following
garion replied to home_sweet_home's topic in RENOVATION WORKS
hi, on the hacking part, if your contractor has applied to HDB for the hacking and approved, then it should not matter.... it is between you and the buyer... if for whatever reason that you are selling back to HDB and the hacking is not approved by HDB, you will need to restore the hacked portion... alternatively they will charge you their costs for the restoration.... -
hi, i have previously used similar black tiles also... had a lot of problems with cleaning especially after mopping.... have to make use clean water to mop a second time or there will be white stains after its dry.... have tried a few floor detergent and is still the same.... should be the black color making the white stains more obvious....

Is It Worth To Buy This Flat?
garion replied to lilithfiend's topic in HDB New/Resale Flats, Executive Condominiums
hi, a few points for you to consider: - understand that flats at everton park are quite old... you have to consider the resale value when you want to sell it in the future (5 yrs? 10 yrs?) - as the flat has already reaches certain age, there are things that might add to you renovation costs: window grilles, toilet wall and floor tiles, bedroom doors, plasteing of walls etc.... - as it is a corridor unit, are you ready to sacrifice some privacy and noise? (i have previously lived in a corridor unit and there are always ppl looking into your house when walking by and noise generated....)
