Hdb 99 Year Lease Expiry

There is no one who knows what REALLY happens... mainly because HDB hasn't been around 99 years yet. We can tell you contractually what rights HDB has... After 99 years, the land reverts back to HDB. Simple as that. Contractually, there's no compensation required. A lease is nothing more than long term rental, and when 99 years is up, your rental is over and they can kick you out. If they offer renewal, they'll set any price they like-- nothing to do with your flat value. -
Really? Which part of the S&P agreement refers to the valuation report? Which part of the S&P agreement says the buyer has the right to reject the house if there is a discrepancy with the valuation report? From a practical perspective, most valuation reports do not provide a complete itemised list of fittings anyway, and just have a few vague photographs. Will it provide enough evidence for you to back your claims of missing fittings? From a practical perspective, the buyer doesn't usually see the house after the offer, and the papers are signed and keys are handed over at the 2nd appt. Which means the sale has been concluded. How can you reject something you've already legally bought over? Of course, if there is a substantial difference between what you agreed to buy and what you got, you could try to void the contract on grounds of misrepresentation. But if one tap is missing, do you think you could void the contract? At best you could try to sue for redress, and you'd have to ask if it's worth the effort.

When Can Start Planning To Do Reno

The floor plan is essential. You can buy that any time. Most planning can be done on paper. HDB units are so standard that most ID's know what to do without visiting the house. You can use the floor plan and photos from the valuation report to do the first level planning and estimated cost. Actual measurements are only needed when you need to finalise the design and cost. There's no need to be so kan cheong to start the reno. More important to find the right person to do you reno. See my blog for details. -
Intimidate the guy back. Someone shout at me, I'm going to shout back at the person. So what? Generally, houses are sold on an as-is, where-is basis, ie anything that's movable can and should be removed, anything immovable should not be removed. So you should remove all your furniture, you should not remove your floor tiles, etc. Fixtures are a gray area. Technically you could remove your taps, doorknobs without damaging the property, but one could argue whether they are in fact "movable" property. Some sellers are ok because they are going to change their own fixtures anyway, while others are not because they expect the house to have such fittings. If you didn't make it clear at the point of sale, you should not remove after the sale without consulting the buyer.

If you're just doing the windows and doors, the guys selling you the windows and doors can recommend someone to do the job for you. If you're doing a reno of the whole house, the ID or contractor should take charge of everything. -

What's lok kok? And who can tell you whether something is "worth" it? You already have a valuation, isn't that good enough? Anyone else here is just giving an unsupported opinion, at least the valuers have something to go by. Frankly, it's better to buy an "original" condition flat than to buy a super-beautiful flat whose reno you don't like. It costs a lot less to make the original flat to your dream flat. -
A&a Budget

1. if i want to go for attached bathroom for each of the 3 bedrooms, does it constitute A&A? how much more would it cost? No. A&A means anything that is bigger than "renovation" but smaller than a tear-down and rebuild. In practice, adding an attic, adding a floor, etc. are A&A. Basically A&A adds and/or alters the floor plan significantly, while reno just changes the appearance of things. So adding a toilet (or more typically, giving up part of your of your bedroom space in exchange for a toilet) would not constitute an A&A. Cost-- Don't know. Who can tell without looking at the house and the rooms? 2. in view of the age of the house, would the structure + foundation be good enough for another 30-40 years? Without seeing the house, who can tell? But there's no reason why a good house can't last over 100 years.... Else there would not be any colonial-era houses around. 3. how much can i do with a 150k budget? Not much if it's A&A. Typically adding just one floor is about $150K or more. -

Perhaps you should consider adopting? If all this has you so upset, then you have to ask yourself do you really want to go through any further with it. Adopting is a humane gesture, it helps another child (typically an orphan) get a set of parents, and you have a choice when it comes to adopting, to choose a child that you think is the most suitable for you. -
I don't see what the problem is. To do a solemnisation is very fast. It could even be done in your house, if the JP is willing to come. I know to get a venue, send out invitations, arrange food, etc. takes a lot of time, but do you really have to do this? Most people treat the ROM thing as a legal formality, the real planning is done for the chinese wedding dinner because that is the one that seals the marriage in the eyes of the parents. So if you're short of time, then don't fret over it. PS. In Las *** you can get married any time of the day, any day. Just walk into one of their so-called churches, they have ministers and even witnesses on standby 24 hours a day.

Most likely you'll have to take up the fire insurance from the bank's appointed insurer, esp. if you're getting a good rate. But if the bank doesn't have such restriction, then you can take up anyone you like. I doubt you'll get the same rate as HDB gets from Etiqa though. -

1. You're responsible for "maintenance" till she remarries. Amount depends on her ability to support herself. 2. "Admitting" to you is useless; she has to admit to the court. Would your wife do that? What has "admission" got to do with the duration of the marriage? That's as given in the marriage cert. 3. Even in divorce, you are still looking for cheap lawyer? Is it worth saving a few hundred $$ if you end up with more maintenance payments? -
Sorry, standard depth to accommodate ovens is two feet-- all kitchen cabinet makers should know that. Stand alone ovens are nice too.

Most of the above are not leather. Pros and cons are easy. Cheap is lousy. They stick to you when hot, they don't look as good as real leather, etc. Real leather has many types too. From different parts of the cow, different treatments, etc. The more you pay, the better quality you get. -

Valuation is just a number, an opinion-- maybe an informed opinion, but still just an opinion... It's a number used to secure a loan from a bank. And for one to use as a base to negotiate off. The transaction price is really up to who blinks first, who's more "motivated". Buyers don't have to be "stranded"-- take your business elsewhere if you can't afford it. -

Exclusivity and co-broking are mutually exclusive. There's no extra duty of care just because of exclusivity. Duty of care doesn't reduce with co-broking.
