that's because some ppl have the mentality that the agent must do and tell them everything since they paid for the service....

Why do u think property agents get so many complaints online and in the media? That's one lot of people u can't trust fully. Frankly, it's a job that doesn't really require specialised skills apart from PR, manipulating and spouting hogwash. Almost anybody sane can do it after a period of being on the job. Key point everyone has been emphasizing is do your homework. They don't care whether u are a first/old-timer or if u've been cheated 100 times. All they care about is getting you to sign and receiving the moolah. OF course, there are honest agents around but they are rare species. Hope u get the drift...I would pay only if I really like the unit and price is right else I will not wana give that agent a single cent.

Agents are like that. You can't rely on them to provide A-Z answers so better research on your own. It's standard unwritten rule that buyer pays for valuation. If u really like that place, consider paying the fee which is a minute fraction of the flat cost. No point wrecking the deal this way....

Query For Rent Contract Termination
looneygas replied to rapister's topic in Housing Rules, Policies and Procedures
Are there termination conditions in the contract? If the condition indeed disallows termination until lease ends, then maybe u can negotiate with the landlord to find him a replacement tenant. -
Loan Shark Flats
looneygas replied to kovankitty's topic in HDB New/Resale Flats, Executive Condominiums
Impressively gallant of you to say that but sometimes u just can't suppress the Ah Long as much as u think u can. Especially when the brains are not based locally. This is one situation which u have to experience personally before truly understanding the frustration, anger and yet helplessness all rolled into one undesirable combo! The solution is all dependent on the logic of the Ah Long and efficacy of CID. The rest that we do is just based on hope rather than solving the root cause. -
THis method still doesn't eliminate horseplay by agents who have the intent to do so simply because the agents aren't obliged to play by your rules when there are other bees out there waiting to sting. Only the ethical ones would do it. Correct me if im wrong. Yea the owners can be a pain too...

Agree with zirhk...As long as the seller is not present, it's basically up to the agent to spin any kinda tale to make your offer unfavorable. So I don't see how the agent will wana do extra work just to prove that offer was conveyed to seller. Besides, buyer has no way of checking if seller was informed. Or are we missing out some critical info here?

I have that exact sofa. I second Cloyn...it's a nice sofa for its price. Only gripe I have is the backrest is a tad low so long hours of usage may result in tired upper portion of body.

All Tanglin Halt Road Neighbours! Report In Here!
looneygas replied to zirhk3355's topic in District 01, 02 ,03, 04, 05
Sorry, I'm rather thick up there so couldn't catch your hints. Well if HDB/Police/TC can't handle this, then may the meanest party survive this war. Hopefully some party mediates -
All Tanglin Halt Road Neighbours! Report In Here!
looneygas replied to zirhk3355's topic in District 01, 02 ,03, 04, 05
My point is simple and clear. There should be no charcoal cooking at the corridor. That is a very windy area and charcoal burning generates immense amounts of soot and dust. Imagine the problems of the neighbour living directly below his unit. A high chance of dust coating his door area. Since it is an act that causes obvious inconvenience to neighbours, why does it matter if it is used x% of the time? The fact that HDB may/mayn't allow is besides the point. As neighbours, we must think of others before embarking on an act especially outside the confines of our unit. Think about it, why didn't they charcoal cook in their flat? Because it's better to dirty the corridor or because HDB disallows? What the rules don't say doesn't mean common sense shouldn't be used. And who the clothing belong to is immaterial. They were just a side topic since they are fuel to fire. I still admire you for your responsibility and initiative to the neighbourhood -
All Tanglin Halt Road Neighbours! Report In Here!
looneygas replied to zirhk3355's topic in District 01, 02 ,03, 04, 05
Stomp has had useless and useful postings but who categorises these? It's our brains afterall. The situation is clear to see in the photos. From what's seen in the post, dust from all the cooking will be flying around, dirtying everyone's stuff and possibly coming into contact with infants. And that is just the secondary effect from cooking. THe primary effect or concern is fire given the windy conditions at Blk 90. That is a very real scenario. Even before anybody advises this culprit from charcoal cooking, his/her common sense must be questioned. Attended cooking reduces the risk but not the filth. Unattended cooking just takes the cake. Just goes to show the attitude of the culprit. Saint or no saint, it's really your call. Oh btw, I'm not the one who posted in STOMP. -
Half Yearly Hdb Sales
looneygas replied to lovee_cdc's topic in HDB New/Resale Flats, Executive Condominiums
Hints of possible SERS sites are minimal upgrading involving the blocks and surrounding area. no addition of utility room, alot of empty shop spaces at void deck compared to the past etc. In short, a significant difference in condition of targetted blocks against those in the same area. No surefire way of knowing. Important thing is to make sure u like the flat and its neighbourhood if it doesn't get enbloc after purchase! Whether u get hdb loan is dependent on whether u have had two concessionary loans before and combined income. Amount of loan would then be dependent on your financial state determined by HLE application. -
Half Yearly Hdb Sales
looneygas replied to lovee_cdc's topic in HDB New/Resale Flats, Executive Condominiums
official reason is that hdb stockpile of unsold flats is very low. u are better off going for resale, targetting sers areas or buying sers flats. balloting in bto/dbss/half yearly is lottery. dun waste time if u need a flat....
