I Agree .. with Ah Hockz, give them money.. is 5 digit money.. not 4 digit. I have not personal grieve or what against Contractors/IDs. Give them money already, they can slowly start to disappear. My wall tiles, floor tiles materials are different. I choose glazed homogeneous and stain proof, but it is not.

Let me tell you what has happened... Because I too trusted the ID/Contractors.. this what she/he give 1) When they apply for HDB permit to hack the floor and wall tiles, they never give three days notice to my neighbours or even stick any paper before my level and the life basement level. Neighbour complaint to HDB Town Council and Police Station.. My Contractor/ID apologized to them and had to stop work for that day. How can a CONTRACTOR/ID be so clumsy not to stick notice in advance before hacking comments. Is it a silly mistake? All Forum Members, make sure before your house is going to start hacking, make sure the advance notice is placed 3 days in advance. 2) My laying of floor tiles is is uneven, I encountered same experience with one of the fellow member here. My Contractor/IDs, claim to hack the surface. I had to ask them to rectify and my Contractor/ID keep saying the floor tiles material is no good. In the first place, my Contractor/IDs is the one who advised this wall tiles is suitable for my house. I seek and ask my friend's Contractor/IDs for opinion, he told me the surface not hack deep enough. That why all the floor tiles is uneven. 3) Contractor quote me hacking of skirting while Supreme Laminated Company say it is free. How disappointing.. if my Contractor/ID hack the floor and remove the skirting by doing cement screed than never mind. At least I understand. I felt cheated at the moment, as my CONTRACTOR/IDs quote me hacking of skirting (overlay my existing bedroom, and yet it is free services from Supreme Laminated Company) 4) Written Black & White, my contractor/ID explain to me no HIDDEN COST. In the end, he quote me a lot of extra thing. I was so surprised.. 5) I want to shift one of my bed room door and required to hack the wall and also cover up the bed room door. He can quote me ridiculous pricing up to $1000 extra. Even do to water pipe... I told Contractor/IDs, I want to install the cold and hot pipe, and Contractor/IDs never even bother. Only mention can install after the wall tiles is laid, is this the correct way.

If directly under supreme company, will they also hack the floor tiles, if they discovered I have some popping tiles, will they do cement screed?

Just to check.. does directly under supreme company include hacking of the skirting. I notice contractor/id quote me hacking of skirting for my bedrooms, even I liaised with my ID

Wow.. you seem to be unhappy about Impress 21.. what is wrong?? Did you trust them too much? I tell you.. they will sure promise you a lot of things. Say this one can, this can.. All can. ..All can.. trust me , trust me. They will compared other company.. Just to point out, when you make friends or have COMPLETE TRUSTED with Contractors/IDs, they tend to 1) Delay the work schedule , trying to find excuses say their workers today have to rush here and there. 2) Add unforeseen / hidden COSTS during the work. I believed everyone had encountered this whereby they have to add in this, add in that. Ask them to do some extra like fixing lightning, they will say need to charge. 3) Select lower costs materials, and sometimes what you select is not what you get. May sure you follow them closely when you in the tiles factory/shop, or get the sales person to explain the tiles what is the different, how you tell. E.g. Laminated Flooring, supposed to be AC5 but they quietly install AC3 4) Get payment first and always requested you to pay first for that and this. Make sure, when go hardware/lightning shop, do not give them any money in advance. No Such thing to help you buy first.

Just a word of advise... Do not give CASH no matter how FRIENDLY or NICE or VERY TRUSTED your Contractor/ID is. Most Reno ID, have cashflow problem. They might tried to tell you excuses e.g. they do not want to go bank to change money for and their workers need salary , or even go hardware shops to buy accessories (sealants, tools, etc..) Make sure make payment in cheques and should be crossed & made payable to the the Reno Company. Ask for Company Official Receipt.

YOU ARE RIGHT. Never ever PAY to any ID/contractor any CASH. Always PAY to the company, either in cash/check/nets. If pay to company in cash, they will provide a cash receipt with company logo. Even if ID/contractor help u buy things, either pay ONLY when goods reach your house or if need deposit, pay to the company of the things you buy from. DO NOT PAY CASH, make sure you get a receipt, even you find the IDs/Contractor is friendly. Pay only the when goods received. No people in this world, dun want money. For those making payment for the uplifting of Materials.. Bear in mind to pay them after or during the Hacking Process i(make sure permit HDB permit is applied) if there is any to be done. Do not be so anxious as Contractors/IDs will rushed you and tell you all sort of reason that they need to pay employee, and need to so on. And they will triedn their BEST to be very very Friendly, but after received payment. YOU ARE GONE

The HDB license is tied to the company, so contractors/id can lend or borrow it to use? The risk is if the contractor get caught, the HDB license tied to that company will be revoke the license pls minus demerit point. That why many Reno company register under many name under their parent company? Have you ever seen GST or renovation company. Only those well-known company quotation will have GST, cause they do not want open another company under same company. Like that, HDB license can not gurantee the consumer, and what is the purpose? Let say you have engaged an HDB unlicenced contractor and later discovered some serious violation of regulatory rules/codes, who should you claim? Will you claim against your contractor or the HDB's licenced contractor who had applied for the renovation permit but do not have a direct contract with you? Can you see the different now? Although this kind of dealing can be base on trust, but it is defintely not allow according to HDB rules. Bear in mind, you are going to stay in the house for long-term. --------------------------------------------------------------------------------------------------------------------- Housing & Development (Renovation Control) Rules 2006 The Housing & Development (Renovation Control) Rules 2006 require flat owners to engage an HDB Registered Renovation Contractor to carry out renovation works in the flat. The following are offences, upon conviction, could lead to a fine up to $5,000 and other penalties: 1. Flat owners who engage a non-HDB Registered Renovation Contractor to carry out the works and/or breach HDB's renovation rules/guidelines. 2. HDB Registered Renovation Contractor who breach HDB's renovation rules/guidelines. 3. Non-HDB Registered Renovation Contractor who carry out renovation works or hold himself out as an HDB Registered Renovation Contractor. The Housing & Development (Composition of Offences) Rules allow HDB to compound offences committed under the Housing & Development Rules. If the offenders fail to pay the composition sum, they will be prosecuted in Court. Your Contractor has violated section 13 13. Use of Name or Permit The Contractor shall • not lend or allow to be used its name /logo and/or its HDB renovation registration in any application for a renovation permit unless the Contractor is executing all the Works stipulated in the application. • not execute any Works for and on behalf of any contractors who are not registered under the HDB Registered Renovation Contractors' Scheme. You need to engage an HDB registered renovation contractor to renovate your flat (including works which do not require a renovation permit). The registered renovation contractor is required to apply for a renovation permit for certain items and carry out the renovation items in accordance with the guidelines/conditions governing the items as set out in the guidelines for building and sanitary works in HDB flats. As for the interior design works, you can engage any interior design company to provide if you wish. Such works are not regulated under the HDB registered renovation contractors' scheme.

you need a measuring and ladder to make sure you get the correct sized. Measure before you buy.
