  1. I have seen tilted HDB door but HDB will probably require you to rectify it when you want to sell the house. Is there some menacing looking or sharp object infront of your door? You should ask the FS master why.

  15. I think you are referring to ceiling fan. Wall fan have no light kit and it's mounted to the wall.

  17. Adjust screw progressively until you get it right. Test it after giving screw a turn by opening and closing windows, you'll know when it's just right.

  23. I think you should negotiate for 0.5% instead of not paying the commission. There's lots of forms and submittion to make. Chances is the agent will not allow you to deal direct with seller. An unhappy agent can make your life difficult if he's not paid his commission.
