  4. I hear what you're saying. It's the same thing I heard before I did my reno for my current apt and the one before that, but I've not had any problems with scratches. Certainly, there'd be need for concern if you used glossy laminates for a counter or table top surface as various items would be placed on top of it making it prone to scratches, but you're not going to be placing anything on cabinet doors so it's very unlikely to scratch. Just make sure that if you do wipe the doors from time to time that you use a relatively clean cloth in case there's any hard debris on the cloth. BTW, I also used glass doors for my wardrobe and have had no problems with scratch marks either.

  6. hmm. I always thought it was just the name of the shop that sold bathroom accessories. Never knew it was actually a product brand name as well. Sorry though, I'm afraid i cant help you with the basin, though I would imagine that if it's porcelain it shouldn't be an issue. If yours is glass, however, you might just want to check with the shop you bought it from.

  8. I'm a big fan of glossy laminates and glass. If you decide to go for glossy laminates though make sure you go with formica 2mm. Most other glossy laminates which are less then 2mm will give of a wavy look and appeared almost as if they are warped.
  9. A friend of mine just went to the one at IMM yesterday. Said many of the items have been sold out. She still managed to get a few things like mixers for two bathrooms and kitchen two showers (not rainshowers) an some accessories like towel rails and toilet roll holders. she paid abt $4500. Yes Grohe is definitely more than decent as I use them for my own home. Generally though, I think Hansgrohe designs tend to be a little more sleeq.

  11. I fully agree. I did the same thing, but to Hanoi instead. Spent a couple of days there. We bought nine oil on canvas paintings of various sizes, and they were 'affordable' by any means and definition.

  13. Rina at Shaw Centre carries a wide range of brands. Got all my stuff there, but chose Teka instead. I'm quite sure they carry brandt and bosch as well.
  14. If your 2nd selling price was 680k and you mentioend that the COV was 50k, then the valuation must have been 630k. If however, you're saying that the valuation was $650k then that would make the COV only 30k. That's a drastic drop in COV from the 1st unit that was sold at 80k COV. While the valuation may have gone up from the first unit that was sold, the fact that he COV has fallen so much is a good indication that buyers sentiments are weakening and they are not prepared to pay such a high COV. Given time, if this trend continues even valuation will hold, rise very slowly or in a worse case scenario, fall. It's not going to move as rapidly as was experienced between the first and second sales. With regard to the 720k asking price that you mentioned, well, valuations arent based on asking prices, they're based on transacted prices.
  15. your eg doesnt factor in the lag time in which the Aug 31 measures take to kick in. The value of a flat is based on the series of last transacted prices for similar units. In your eg the first flat which sold for 638k at 80k would have been valued at 550k prior to the aug 31 announcement. Hence, assuming that similar flats were sold at tt price at that time, then the valuation would then go up for subsequent flats, as is evident in your second eg. In that eg the 680k transacted price with a COV of 50k puts the new valuation at 630k. Now consider that if the COV comes down as a result of the new measures which have made buyers more cautious; lets say eventually down to 30k, then the next flat will be sold at 630k +30k making it 660k; lower then the 680k and at a lower cov as well. Moreover, if this trend then continues, valuation could even go below 630k. Of course, all this depends on whether buyers are prepared to wait. Eventually, it will all boil down to sentiments and demand and supply and of course, who can hold out longer.
  16. i had compressed marble for the flooring in my previous home and had it polished before moving in. The result was not good. The id who said that only your marble composite will shine and not the rest is correct from my experience. After having it polished it still looked very dull. If you really like the shiny effect, then you may want to seriously consider replacing the marble.

  19. I installed black glossy homogeneous tiles for my kitchen floor as well. I agree that it does look nice and modern when it's just been cleaned, but what i dont like are the water marks it leaves, which are quite evident. Of course they do come off when you wipe the floor, but it's still a hassle. As for them being slippery, i've not had that problem at all as my kitchen floor is seldom very wet.. Don't recommend it for bathrooms though, no matter how nice they may look. I dont think its worth the risk
